Church ViewThis attractive five bedroom family home, which has an attached double garage, is located close to West Malling high street and the station. Finished to a high specification, the property includes features such as Rako lighting, a Living control music system, an integrated Beam vacuum system and a ground source heat pump.

“We bought the plot from the builders nearly eight years ago,” recalls Colin. “They had planning permission for a six bedroom house but we were able to influence the construction. We chose to lose a bedroom to create a bigger master bedroom with a dressing room and a large en suite bathroom. We also had oak floors, under-floor heating installed throughout, added the programmable lighting and put in the sound system to the main reception rooms and the master bedroom.”

“There are two further first floor en suite bedrooms, as well as a separate bathroom, while on the second floor there are two bedrooms and a shower room,” explains Pauline. “The ground floor includes a lounge, a dining room, a fitted study, a utility room and a cloakroom. It also has a vaulted kitchen and breakfast room, which overlooks the garden. I particularly love to be there as I enjoy cooking and entertaining; everyone seems to gather there. It’s also connected to a mezzanine games room by a spiral staircase. What’s really good about the house is that it has the space for the family both to spread out and come together.”

“French doors from both the kitchen and breakfast room and the lounge lead out onto the south facing rear patio,” continues Colin. “The patio’s a great place to relax in the summer and ideal for barbecues. At one corner we put in a large pond with a waterfall, while beyond that there’s a large lawn with shaped and planted borders that we’ve developed over the years. A path runs across the lawn to some raised vegetable beds and a greenhouse at the far end.”

“We particularly liked the location of the house,” adds Colin. “It has easy access to the countryside for walking, yet is also within walking distance of the high street and the station, which connects to London Victoria. I also have the option of driving to Ebbsfleet International via the M20 and M25 and catching HS1.”

“The high street has excellent restaurants and pubs and a good selection of shops, including a small Tesco and many small independent shops,” concludes Pauline. “For supermarkets there’s an Asda and a Waitrose at King’s Hill, a Tesco at Larkfield and a Sainsbury’s at Aylesford. The area also has good schools, including the four Maidstone grammar schools, which can be accessed by school bus or the train.”

“Now the family has grown up, we are looking to downsize but we love the area and hope not to move far,” Pauline and Colin agree.*

This exquisite family home sits on a generous plot within a few minutes walk of West Malling’s picturesque high street and the mainline rail station found beyond. The property has been constructed to exacting standards to include high specification fittings throughout. Notable extras include a ground source heat pump that serves the underfloor heating system, lighting system controlled by timer and App, a built-in audio system and a integral vacuuming system.

Currently the property is arranged with five bedrooms set above the expansive reception areas that include a lounge, dining room, breakfast room and a study. Additionally a games room with a forward facing balcony is located on the first floor - this eye catching area is conveniently accessed from the breakfast room via a spiral staircase or the main stairway. The top floor which is comprised of two bedrooms and a bathroom is considered ideal as an independent suite for guests or perhaps an au pair.

The property is approached via block paved driveway and parking area that leads to a spacious double garage with powered door. The gardens are particularly appealing having been subject to comprehensive landscaping. The rear plot is approximately 150ft. in length and has a large southerly facing paved sun terrace, well tended lawns and striking ornamental pond with waterfall.
