B uilding up the fertility of the soil is one of the most important aspects of gar-dening.

Synthetic fertilizers are manufactured prod-ucts, while organic fertilizers are derived from plants, animals or naturally occurring miner-als. Organic fertilizers dole out the nutrients more slowly than chemical fertilizers, so plant roots are less likely to be burned by getting too high a dose.

n Organic fertilizers: The purest form of organic fertilizer is a plant-, animal- or mineral-based fertilizer that is applied to the garden without any processing. Good ex-amples of these are green manures, animal manures and wood ashes. This adds main nu-trients, organic matter and humus to the soil.

Organic matter improves soil structure,

moisture retention, drainage and the micro-bial life of the soil. The best way to use organic fertilizers is to apply a combination of raw ma-

terials high in organic matter, such as manure, along with specific organic fertilizers to target crop needs.

n synthetic fertilizers: Synthetic fertilizers do have some advantages. They cost less and are easier to transport, and they are more uniform in nutrient content. With the exception of controlled-release formulations, synthetic fertilizers are more quickly available than organic fertilizers.

n cOmpOst: The beauty of making com-post is that no matter what material you start with, the end product is relatively similar. Fin-ished compost has a low but good balance of nutrients while being high in organic matter, which helps feed the microorganisms in the soil. Composts are available commercially or you can make your own, and they can be used in conjunction with other fertilizers.

thanks for stopping byby sandy turner

As the snow melts and I can see there really is going to be grass to mow, my spring fever is kicking

into high gear. It feels great to finally be able to get outside and walk the acreage and dream of the days to come when it isn’t covered with a blanket of snow.

The dogs discovered a strange trail be-side the barn, of tiny pathways zig zag-ging back and forth and after further research we learned we have voles. Dif-ferent from moles, voles are smaller and instead of making mounds of dirt, they kill the grass with their paths. I’ve never heard of them before but found some information to share on how to get rid of these pesky rodents on page 13.

It’s March and by all rights I should be able to begin planting something in the garden. Mother Nature is giving me mixed signals and I might have to do it with a snow shovel instead of a hoe. The best I can do now is prepare the soil, find my gardening gloves and wait. There’s many ways to feed your soil and on page

2 are some helpful information to help get you started.

This week’s feature story is on Eagle’s Ridge, a new construction development on the south side of Blue Springs. Builders Randy Sallee and Fred Delibero teamed up with Realtor Rob Ellerman to bring life back to this community that promises to be a popular place to call home.

I like the concept they’re building on — offering homebuyers the opportunity to cruise through their model row of homes, showcasing each floor plan and price range. Sallee and Delibero both have a distinct style of building and their qual-ity work shines through in every home. Besides featuring the model row, the team also offers the convenience of having paint, tile and flooring samples so the decisions that come with build-ing a home can all be made right there at Eagle’s Ridge. Now that the weather is breaking, take the time and make the trip to this new community and discover you can have your dream home built and

not break the bank. Read more on pages 8 and 9.

Along those same lines, as people gear up to make the move this spring, experts are suggesting not to overdo on your renovations to your current home so that your monies are being spent wisely. Read more about what not to renovate this year on page 7.

We have the older style white Formica countertops in our kitchen and as badly as I want to replace with granite counter-tops, the price tag is keeping me at bay. I’ve even considered the faux counter-tops, which are more affordable, but you still have to pay to have them installed. Trying to think outside the box, I sug-gested we paint the countertops to look like stone (page 14). I’m not sure it’s going on the list for spring projects, but it was worth the try.

Thanks for stopping by,

Sandy Turner

Spring is an ideal time to lighten and brighten the look of your fireplace-man-tel display. Some years, I completely

remake the look of my mantel at the start of each season. And others, I keep the same ba-sic display in place the whole year through, then add just a few seasonal touches to give a quick freshening-up.

When creating your mantel display, you can come at it in two ways. One method is to vi-sualize the finished look of the entire mantel. Another is to start with one side, arranging and modifying as you go, letting the one side dictate what you place on the other.

A lovely accent lamp can ground a group-ing. Consider having two standing magnifying glasses as part of the display. I love how the round, reflective surface of such glasses adds

a bit of sparkle to a grouping, but is still subtle and subdued. Then finish off the grouping with a framed snapshot. Don’t ever be afraid to use snapshots in decorating. I think a house isn’t a home unless it tells about the people who live there, so display pictures throughout your home that tell the story of your life. Such a dis-play is timeless and could be left up all year.

To give the mantel a subtle spring look, add a few spring icons to the right side. How about a garden statue and a vase holding spring branches? A few faux greens give the slightest suggestion of green. To finish off the grouping, stack two small, black wooden boxes on top of each other and place them toward the middle of the mantel.

If you’d like a stronger expression of spring, substitute the grouping on the left with ac-

cents that showcase the season more directly. You could replace the lamp and picture frame with two apothecary jars filled with natural-looking birds’ eggs. You could also tuck in a bird’s nest on top of the eggs in the shorter jar. This modification screams spring without be-ing overly cute or cliched. It’s the perfect look for a formal living room.

For another spring mantel display, go for a restful, serene look that could, in fact, stay up all year long. Start by hanging an intrigu-ing tapestry of mirrors — mirrors with similar frames but are of varying sizes and shapes.

Some could be hung from the wall, overlap-ping. Others could rest on the mantel, leaning against the wall.

To give the display a spring-garden feel, weave in several pieces of rustic pottery, re-peating the color of the pots but mixing up their size and shape. Consider having a terra-cotta pot on its side on the right, with a chub-by, aged urn toward the center and positioned pots holding plants on the left side.

For the left side of the mantel, use aged tomes to make a riser that lifts a potted plant up so it won’t get lost in the overall display.

In general, most buyers are looking to create their own home. If you are indeed looking to sell, you want to have as clean

a slate as possible. That way your potential buyer can work on “seeing” themselves in the house. Not that you have to keep your home bland, but you may want to be careful regard-ing any drastic renovations.

The bottom line is, our homes are personal to most all of us, and you don’t want your per-sonality to override your buyers’.

• i can’t say this enough - no wallpaper. Wallpaper is a matter of taste. If you want wall-paper in your home, great. But if you ever want to sell your house, get rid of it. For one, it’s too personal, and two, it is aggravating to get rid of.

• don’t do huge expansions. With the economic downturn, more people are buying smaller homes.

• don’t price yourself out of your market with expensive renovations. Home theaters or major electronic systems, such as security for example, may not work in your favor when selling.

• Talk with local real estate agents and go to a few open houses. By working with an agent, they will also be able to get you “comps” or the pricing of comparable homes in your neighborhood.

• closed kitchens are out. There is a greater trend towards kitchens that a fam-ily can hang out and feel comfortable in. You may need to make some adjustments to the kitchen if you are looking to sell. You might put in a breakfast nook or put in a butcher block as an island to allow the new cook to socialize more easily.

• When painting in preparation to sell, don’t select bold, bright colors. Warm, soothing earth tones are trending right now.

• don’t do much with your basement. The best you can do is to be sure you don’t have dry rot and leaks. Resist the urge to put in a bedroom in the basement. Even though a house with more bedrooms is more likely to sell, having a bedroom up to code in a base-ment is costly and ultimately can be unap-pealing to a buyer.

Through the vision of three local, industry-wise men, Eagle’s Ridge in Blue Springs has recaptured the es-

sence of offering homebuyers affordable, well-appointed homes with customer satisfaction and convenience as the number one priority.

Award winning builders Randy Sallee of Sal-lee Homes and Fred Delibero from Summit Custom Homes recently teamed up with Rob Ellerman of Reece and Nichols to re-energize the development of Eagle’s Ridge, located off of 7 Hwy on the south side of Blue Springs. This weekend marks the opening of their new model home row.

“We’ve gone back to the ‘old school’ method of providing prospective homebuyers with the opportunity to visit our model home row built specifically to showcase four home plans and highlight the quality craftsmanship that both Sallee Homes and Summit Custom Homes are known for,” Amanda Pfeifer, community marketing manager and member of The Rob Ellerman New Homes Team said.

“Eagles Ridge offers homeowners un-equalled value and selection providing buy-ers the latest floor plans designed for the way today’s families live, with finishes that can’t be matched at this price point,” said Randy Sallee of Sallee Homes. “One visit and you’ll wonder how we do it.”

Indeed, the residences in Eagles Ridge offer

exceptional value packed with standard ame-nities that are often considered upgrades with other builders such as an abundance of 5-inch hand scraped rustic wood flooring, wrought iron stair spindles, tiled master bathrooms with large walk-in showers; cultured stone bathroom vanity tops, crown molding on most of the main level and in the master bedroom, black silgranite kitchen sinks with oil rubbed bronze pull out sprayer faucets, stunning front elevations with stone veneer accents and three-car garages.

“Our standard homes are complete and packed with features, so there’s no need to spend lots of money on upgrades,” comment-ed Fred Delibero of Summit Custom Homes. “And, the price can’t be beat. You will not find

a better value in Kansas City,” he added.Adding to an already powerful value propo-

sition, each of the residences at Eagles Ridge incorporates Green Living features designed to reduce utility costs while offering healthier indoor air quality. These features include En-ergy Star rated Low-E vinyl windows that re-flect solar heat gain and UV rays, sealed gas direct vent fireplaces, formaldehyde-free in-sulation with R38 attics, programmable ther-mostats, Shaw Anso Green Edge carpeting, wind and moisture resistant house wrap and low V.O.C. (volatile organic compound) paints by Sherwin-Williams to name a few.

The floor plans, ranging in square footage from 1,980 to 2,312 square feet, are priced starting in the low $200’s.

Eagle’s RidgeA place to call home...

9welcomehome

“Realizing the need for quality homes in this price range is what prompted the men to come together and bring new life to this de-velopment,” Pfeifer said. “Not only is the price affordable but we have everything in place to make building a dream home stress-free.”

The model office, located at 413 Eagles Ridge Drive, is also a design center. Buyers can visit to gather information about the com-munity and homes and then once they’ve made their decision and decided to build, they can select all of the decorator items including flooring, paint colors, granite and even light-ing all in one place. “We’ve had professional decorators put together designer packages to make the building process more efficient, and

less time consuming,” added Pfeifer. “Having everything here available for buyers takes the burden out of traveling to multiple places to make these kind of decisions,” she said.

Eagles Ridge is located in the prestigious Blue Springs South school district and is con-veniently located to shopping, restaurants and parks. The community offers excellent ac-

cess to Missouri 7, Interstate 70 to the north, Interstate 470 via Colbern Road, and U.S. 50 to the south.

The neighborhood is off to a great start. “We’ve already sold several homes even be-fore the model row was opened and we have dozens of people interested in purchasing a home here,” Pfeifer said. “There are only 30

lots available out of the 44 we started with in phase 1,” she added. In addition to the model homes, four inventory homes will be com-pleted this month priced from the low to mid $200’s.

The team at Eagles Ridge is offering buy-ers who sign a contract to buy or build a new home by March 31 a free GE stainless side-by-side refrigerator. In addition, special financing incentives are available.

The model office at 413 Eagles Ridge Drive is open Thursday through Monday from noon to 5 p.m., or to preview the homes after hours, call Amanda Pfeifer at 816-392-5599 or Bruce Crockett 913-645-8245 for more information. Visit Eagle’s Ridge at www.EaglesRidge.net.

Weekend Gardening

The best solution for lib-erating outdoor space is by creating partitions

within your yard. It’s easy to do with screen fences that block the view from primary living spaces, doors and windows. These are not always solid fence panels, but ones with openings to allow a visual sense of depth.

Unlike a perimeter fence that is designed to completely en-close something, a screen fence need only block your view of what’s behind it. A single, attrac-tive, freestanding panel may be all you need to get the job done. For screening multiple van-tage points, try two panels in an “L” shape or three in a “C” shape.

A screen fence can be attached to an exist-ing wall or fence like a fin. One end of the span is attached to the existing fence post, with the other end given its own new post.

The second type is freestanding, which al-lows you to build it anywhere you wish. You’ll need a post on each end of the span to bear the load. To stand up to wind and weather, simply set the posts in holes, pour in dry con-crete mix and add water.

Material has a big effect on how a screen fence looks within the garden. Try to match the house or any nearby existing fences. Open

materials such as lattice or wire mesh are most popular. Expen-sive specialty garden panels in-clude woven willow wattle popular in English gardens.

Rolled fence material is also useful for screens. Because rolled fence is flexible, you will need at least two lateral stringers span-ning the posts at top and bot-tom. The rolled material may be cut to fit the frame and then at-tached with “U” nails or a staple gun. Small-budget gardeners shouldn’t overlook used materi-

als, either. For posts, recycle four-by-fours, rail-road ties, landscape timbers, galvanized pipe or just two, two-by-fours nailed together. Con-sider screens made of woven wire bedsprings, storm shutters, old fence spans, corrugated fiberglass or galvanized roofing, which can all be salvaged from building demolition.

There’s no reason to litter the yard, fill the garage or clog your side yard with everyday stuff that has no place to go. Good design is the best way to solve the problem. Begin by assessing the views from primary points in the house or landscape. Then lay out the fence line, set the posts and add your screening ma-terial. This is a great project that asks for just a single day and a few dollars to take back visual control of your yard.

hopewell: economical

to build and maintain

The Hopewell is a minimalist’s dream. Besides being on the small side, its basically rectangular shape makes

this compact Craftsman cottage as economi-cal to build as it is to maintain.

While equally appealing to young families and empty nesters, the plan is also designed with the idea of leaving a smaller carbon foot-print than many newly constructed homes.

Slender posts set on brick veneer bases highlight a porch that sweeps across the front and wraps around to create an alcove on the right.

Other Craftsman features include gridded window uppers, variously sized front-facing gables, a Craftsman door and a sidelight.

Inside, the entry is suffused in natural light that washes in through the sidelight and upper section of the door.

A convenient coat closet and access to the two-car garage are straight ahead. The utility room to the right is outfitted with cabinets and a folding counter.

Turning left brings you into a bright and spa-cious informal gathering space where the liv-ing room flows into the dining area. And that’s not the end of it.

A peninsular counter rimmed by a flush eating bar is all that separates the dining area from the kitchen, giving the large gathering space an even more expansive feel. A roomy walk-in pantry sits at the juncture of the kitch-en and dining room. The covered patio off the opposite side of the kitchen could easily be screened, if pesky bugs are a persistent prob-lem.

Bedrooms fill the rear section of the Hopewell. The owners’ suite has a large walk-in closet and a private bathroom with a dual vanity and an oversized shower. Secondary bedrooms share a two-section bathroom, al-lowing two people to use it at once.

For a review plan, including scaled floor plans, elevations, section and artist’s conception, send $25 to Associated

Designs, 1100 Jacobs Dr., Eugene, OR 97402. Please specify the

Hopewell 30-793 and include a return address when ordering. A catalog

featuring more than 550 home plans is available for $15. For more information, call (800) 634-0123, or visit our website

Kc’s realtor/salesperson of the year 2010

Is your lawn being destroyed by under-ground rodents that dig up and destroy your grass? It’s important to identify the

pest at the “root” of the problem. Moles typi-cally tunnel below the ground and push up the roots of the grass. They do not eat the grass or the roots, but love grubs and earthworms.

Voles will tunnel through the grass instead,

leaving trails at the base of the grass and above ground. They tend to burrow under sidewalks, patios and porches, leaving holes about the size of a golf ball. They eat grass seed and destroy a lawn’s root system, which can result in sub-stantial areas of damage. Vole damage is obvi-ous following snowmelt, with clear trails in the brown grass.

The recommended solution for mole control is to trap and remove. This is an involved pro-cess and one best left to a professional trapper. There are also natural repellent products avail-able that you can spray on your lawn.

For voles, there are smaller traps available for situations with low populations. For larger population issues, you might need to apply bait and ridding your lawn of them can be an ardu-ous process – one best left to the pros.

IdeasPrett y GoodstOne cOuntertOps fOrless than $40!

The secret? Paint! Get a book from the library, or search the Internet for instructions on the stone faux finish of your choice, (practice on cardboard first!) then follow these steps. For this to be successful, there is one step you cannot skimp on. Prime your countertops with a primer specially made for non-porous surfaces!!! Bin or KILZ are both good brands. (I also like to use their water-based variety, check the can carefully!)

Now paint your faux finish. Allow to dry thoroughly, 24 hours is best. Now simply give it 4 or 5 coats of water-based polyurethane, let dry, and enjoy

years of a beautiful kitchen! Save some of your original paint so if you ever do get a chip, touch up is a breeze. I promise you, visitors to your home will be hard pressed to tell that it isn’t a $5000 counter!
