In developing the illustrative site layout, a number of design considerations have been adopted to create a high standard of design, to respect the existing environment, to create a sustainable development, as well as taking account of the requirements of North Hertfordshire draft Local Plan allocation:
Development principles• Provide an appropriate mix and density of
housing unitsAccess and parking
• Main vehicular access should be from Croft Lane
• Car parking provision should be in line with the relevant standards
Landscaping and ecological considerations• The protection of all trees which have
been identified in the Tree Survey as Category A or B
• The removal of Category C trees where they will constrain the development potential of the site
• Provide additional plantingResidential amenity
• Protect residential amenity of surrounding properties
