The design seeks to engage visitors, existing and new residents alike to foster a sense of community within the apartment complex and sew it into the existing suburban fabric. The ground plane consists of multiple levels - from Warrigal Road, to podium level and then stepping into Elliot Street. The tree boulevard and bluestone paving treatment from within the complex bleed into the streetscape, inviting in rail commuters, students and existing residents. A vegetated buffer lines the interface of Warrigal Road, developing an inviting pedestrian space. Outdoor dining areas feed the streetscape back into the site and provide a visual connection to existing retail areas on the opposite side of the rail overpass. The podium level landscape is designed to be a thoroughfare; consisting of a clear public pathway with intimate seating nodes along the way. Deciduous trees and tiered garden beds line the west to east pathway bridging building and human scale. Consistent scale runs throughout all areas open to public access, with the features of resident based amenity being visually scaled down. Wayfinding signage is also located at particular nodes of the development, seeking to connect users with greater site context. A mounded central lawn acts as the gathering point of the podium level, providing a sunny afternoon spot for residents and employees. Elliot Street provides a unique linkage to the Waverley Rail Trail and Holmesglen Station overpass. The development provides passive survelliance past its site boundary, contributing to creating a safer environment for commuters. Adding a vegetation buffer to the edge of the development the complex lifts the landscape character of the Rail Trail. This complex also provides a number of rooftop terraces for both public and private use. The organisation of these landscapes provides adequate public space and amenity for new residents. These terraces are designed to provide recreational and social spaces, areas in which the community can come together. Collectively, planters to the edges of the each terrace will provide greenery along all building facades. Landscape Town Planning Package

615Warrigal Rd, Ashwood

Design PhilosophyThe landscape design of 615 Warrigal Road, Ashwood provides formal and contemporary landscape that responds to its greater context. DECIDUOUS TREE LINKAGEThe consistent placement of trees within the development provide a vertical way finding device.

Trees alongside building work to soften edges which enable the landscape to posess an approachable human scale.

SECONDARY PAVING TREATMENTPavement is scaled down to develop a more private space for residents. These spaces will be used to provide access to dwellings lending to passive landscapes.

RAINFOREST PLANTINGAdaptive to minimal light conditions that will be experienced.

These areas will provide a green outlook for new residents.

TIERED RAISED GARDEN BEDSDesigned to blur public and private space. Acting as a buffer to podium level dwellings and enclosing the thrououghfare.

RAIL TRAIL BUFFER PLANTINGBuffer planting outside our site boundary will develop an inclusive relationship to the rail reserve. Increasing safety through landscape character as carpark passive survelliance.

WAYFINDING SIGNAGESignage has been included to connect the site to its internal and external amenities - easily communicating spaces available.

PRIMARY PAVING TREATMENT Paving is used to provide continuity throughout the site. Welcoming those at a streetscape level and reinforcing the idea of this landscape being utilised as a thoroughfare.

SEATING/ RAISED PLANTER EDGEThese edges will enable on structure planting as well as providing seating opportunities in areas prone to be gathering spots.

BIKE RACKSBike parking available for residents and onsite employees in nodal areas

RAIL TRAIL CONNECTION

THE PODIUM LEVEL OF THE SITE SEEKS A CONNECTION TO THE ADJACENT RAIL RESERVE SOFTENING THE BUILT FORM WITH VEGETATION THAT IS CARRIED THROUGH INTO THE ADJACENT PUBLIC RAIL LAND.

A PERMEABLE CARPARK WALL INTERFACE CREATES PASSIVE SURVELLIANCE ALONG THIS EDGE.

MAIN THOROUGHFARE

PAVING FROM THE WARRIGAL ROAD LANEWAY ENTRY CONTINUES THROUGH THE PODIUM LEVEL, AIMING TO CREATE A PUBLIC WALKWAY THAT MARRIES INTO THE EXISTING URBAN FABRIC

DECIDUOUS TREES COMBINED WITH PAVING AND SIGNAGE ACT AS A WAYFINDING TOOLS FOR THOSE TRAVERSING SITE.

SECONDARY GATHERING SPACE

SEATING INEGRATED INTO FEATURE PLANTERS LOCATED AT KEY NODAL POINTS ALONG THE MAIN THOROUGHFARE PROVIDE OPPORTUNITY FOR PASSIVE ACTIVITY OR PLAY.

THE CONSISTENT STYLE OF THE COMMUNAL GATHERING SPACES FURTHER ASSIST IN WAYFINDING.

ATRIUM COURTYARDS

CENTRAL LUSH, GREEN COURTYARDS TO PROVIDE INTIMATE, TRANQUIL PASSIVE SPACE FOR RESIDENTS.

THE PROPOSED PLANTING THEME IN THESE COURTYARDS IS FOR ‘RAINFOREST’ STYLE PLANTING THAT IS SUITABLE FOR SHADED AREAS. SURROUNDING BALCONIES WILL ACCOMMODATE ‘CASCADING’ PLANTS TO FURTHER ENHANCE THE LUSH, RAINFOREST THEME.

PRIMARY GATHERING SPACE

A CENTRAL LAWN AREA WHICH RECIEVES AFTERNOON SUNLIGHT WILL PROVIDE OUTDOOR SPACE FOR EMPLOYEES AND RESIDENTS. THIS SPACE WILL PROVIDE AN AREA FOR COMMUNITY GATHERING, PASSIVE RECREATION AND PLAY.

CLEAR SIGHTLINES FROM ENTRY POINTS WILL MAINTAIN THIS AREA INTEGRAL FEATURE OF THE PODIUM LANDSCAPE.

615 WARRIGAL ROAD AIMS TO HAVE A POSITIVE RELATIONSHIP TO ITS ADJACENT DWELLINGS, STREETSCAPES AND PUBLIC SPACES. IT WILL CONTRIBUTE TO THE ALREADY STRONG EXISTING NETWORK OF PEDESTRIAN, BIKE AND RETAIL IN THE AREA. THE LANDSCAPE FOCUSES ON BEING INCLUSIVE TO THE GREATER PUBLIC, IT IS DESIGNED TO ACTIVATE THE WARRIGAL ROAD STREETSCAPE AND CONTRIBUTE PASSIVE SURVELLIANCE TO THE BIKE TRAIL IN THE ADJACENT RAIL RESERVE.

FURTHERMORE WE STRIVE TO REMEMBER THE HERITAGE OF THIS AREA AS A POST WAR MIGRANT HOSTEL AND SPACE FOR AFFORDABLE HOUSING. ACKNOWLEDGING THE WURUNDJERI-BALLUK CLAN AS THE TRADITIONAL OWNERS OF THIS LAND. THESE THEMES WILL BE EXPLORED THROUGH DETAIL DESIGN.

CLEAN TRUNKED EVERGREEN TREES ARE PROPOSED TO FURTHER SOFTEN THIS INTERFACE WHILE PROVIDING CLEAR SIGHTLINES FOR PEDESTRIANS AND VEHICLES.

EASY ACCESS HAS BEEN PROVIDED BETWEEN INTERNAL AND EXTERNAL SPACES - BUILDING THE GROUND PLANE TO BE A PUBLIC ASSET
