Kerobokan, a lucrative investment destination in the west touristic side of Bali.Since the beachside or sea view property in the southern part of Bali has become so expensive in the last few years, that astute investors are starting to look further afield. A growing number are taking a good long look at Kerobokan, just so miles north of Kuta and Seminyak.
The Bali Passion Villas and Spa also started the construction of its first phase: 6 luxury villas in Banjar Anjar , the most natural part of Kerobokan just in between Umalas and Canggu. in a quiet side street along the traditional rice fields / paddies and with great distant ocean views, and of course the Bali Sunsets. Villa Bali Passion is expected to start operation in early 2010. In recent years there’s been explosive growth in the Bali Property investment market. The attractive and sometimes dramatic landscape, the vibrant culture plus solid infrastructure such as: world class international airport, well-surfaced roads, international standard health services, high class boutiques and restaurants, has made the island one of the most sought after destinations in Asia.
An important note, even during the Asian crisis, which took a hard toll on property prices in Indonesia and the region generally, property prices in Bali have continued to appreciate, in dollar terms. There are currently several trends emerging in the Bali property investment market. The building and branding of smaller boutique hotel villa resorts, expanding at an amazing rate. Most hotel villa developments are offering 20-30 days a year vacation time for the investor, whilst the remainder of the year the villa is offered for tourists and gathers a return on investment from being in ‘the income pool’.
Another trend is for customized private villas to be built to investor specifications. There is a fantastic choice of architects in Bali creating some stunning villas. Either self managed or partner with villa management company for operational and marketing – private villa when not in use - is available for rent – giving a high rental return to the owner. Inevitably, private villas have been increasingly popular amongst tourists as the new favourite accommodation that offers levels of privacy, personal attention, service and home comfort impossible in larger traditional hotels.
The third trend is resulted from a special program initiated by Indonesian government to allow foreigners to retire in Bali, an initiative that has further boosted demand for property in Bali. These buyers are looking to purchase now, as they have a plan to be in Bali permanently or semi-permanently in the next 5-15 years . They use their investment as a ‘private hotel villa’ during their time away from Bali, maximizing their returns by creating an income from tourism as well as the certain appreciation of land and villa from today’s prices. Several luxury villa managements are taking care of the maintenance and marketing of these exclusive ‘homes’.
