INTRODUCTION
The purpose of this report is to present the vacant industrial and development lands and vacant
industrial and commercial buildings available for sale or lease in the City of Welland. Maps and aerial
shots outlining the areas are included along with property descriptions.
Welland is one of Canada’s cultural mosaic cities and has a population just over 50,000. Welland is
also a bilingual community, in which 5,215 people speak French and 39,260 speak English (Statistics
Canada, 2011 Census).
Welland lies immediately south of the renowned “Niagara Fruit Belt” and is also located in Ontario’s
“Golden Horseshoe" which is centered by Metropolitan Toronto. With its excellent air, rail, highway
and water transportation links, Welland is easily accessible to all parts of Canada, the United States,
and the rest of the world.
In Welland, labour is abundant and affordable, making the City a viable option for those seeking lower
production costs and lower costs of living for employees. Also, family businesses and sole
proprietorships, which have thrived in the community for decades, can be found throughout the City.

LOCATION AND TRANSPORTATION
The location of Welland is enviable in terms of development. Welland is within 800 km (500 miles) of
one half the population of the United States and Canada as well as 60 percent of the North American
industrial market. This market area comprises three quarters of the purchasing power of Canada and
the United States. As well, seven of the top ten U.S. industrial states are within one day’s trucking of
Welland. In fact, Welland is closer to the bulk of the U.S. market than Florida, Texas and California!
Welland is served by a primary provincial highway, the King’s Highway 406, a freeway that is linked to
the Queen Elizabeth Way (QEW) freeway. The QEW links Toronto to the Peace Bridge, which serves as
a border between the United States and Canada. Welland is also served by two lesser volume
highways, the Kings Highways 58 and 140, and several regional arterial highways that link the City with
other regional centres.
Welland has rail linkage to major Canadian and U.S. centres. The Port Colborne Harbour Railway (a
division of the Trillium Railway Co. Ltd.) services the west side of the Welland Canal from Port
Colborne to St. Catharines, Ontario. The Port Colborne Harbour Railway is a shortline committed to
and focused on customer service. It is a full service company, which provides five (5) day per week
service (Monday-Friday) to all rail clients and facilities on the line. In the City of Welland, the Port
Colborne Harbour Railway services such companies as:

- Great Lakes Biodiesel
- EnergeX Tube
-ASW Steel
The Port Colborne Harbour Railway receives and delivers Canadian National Railways, Canadian Pacific
Railways and Norfolk Southern routed traffic to and from Canadian National Railways at its Feeder
yard location. This interchange is performed daily Sunday - Friday.
Furthermore, Trillium Railway recently established a Team Track facility in Welland as well as
completed continuation of a certified railway site at the Feeder yard location.

Eastern Canadian operations and marketing are of CP Rail (the St. Lawrence and Hudson Railway Co.);
they interchange all traffic to CNR or PCHR delivery directly to clients in Welland, Ontario who are
located on the east side of the Welland Canal.
The Niagara Central Airport offers service to both business and leisure travelers. The airport also
accommodates both freight and private jet passenger crafts on a regular basis. Welland is also in close
proximity to the International Airports in Buffalo 48 km (30 miles), Hamilton 80 km (50 miles), and
Toronto 137 km (85 miles).
Centrally located in the Niagara Peninsula at the southern tip of Ontario, abutting the State of New
York, the City of Welland is situated alongside the famous Welland Ship Canal. The Welland Canal is a
modern transportation waterway that joins the Great Lakes of Erie and Ontario and it is part of the St.
Lawrence Seaway system.
The City’s location on the Welland Ship Canal, which contains a loading dock in the City, offers a
facility for the warehousing of goods to be loaded and unloaded from ships utilizing the St. Lawrence
Seaway. Additionally, Welland is linked to ocean ports in Japan, Korea, Europe and North and South
America by the St. Lawrence Seaway.
The location of the City of Welland between the Great Lakes of Erie and Ontario allows for Welland to
be in one of Canada’s mildest regions. The annual climate for the City of Welland is moderated by the
Great Lakes; mild without extremes in temperature or precipitation throughout the year. The average
annual rainfall is 33.1 inches (838 mm) and the average annual snowfall is approximately 60.3 inches
(152 cm).

There is vacant land available in both, the Northern and Southern parts of the City and also on the East
and West sides of the Welland Canal.
Each of the industrial properties for sale are located on or in close proximity to arterial and/or freeway
type highways. The arterial highways provide access to centres within the Niagara Region, such as the
City of Niagara Falls, St.Catharines, Port Colborne and the Town of Fort Erie. The freeway highways
provide access to major centres in both Canada and the United States, such as Toronto, Ontario and
Buffalo, New York.
Also, the properties are accessible to the Niagara Central Airport, the St. Lawrence Seaway and to rail
sidings from main rail lines with regular service.
There are no industrial development charges in the City of Welland and the Niagara Region has a new
two year Regional Industrial Development Charge Grant Program effective January 18, 2013.
