ADDENDUM NO. 1 QUESTIONS & ANSWERS (As of December 11, 2018)
Q1: Please provide a lab controls specification section.
A1: Refer to DDC Spec section 230923, and mechanical controls drawings for control requirements. Q2: Please confirm the Hot ceiling containing asbestos in room B0242 will be removed by the
University. A2: Per abatement notes on sheet M000 and division 1 specs, the asbestos abatement shall be the
responsibility of the contractor. Q3: Spec section 23013051 HVAC Air-Distribution system cleaning indicates to clean the majority of
the buildings ductwork. This is not clearly shown on the plans. Please confirm that no duct cleaning is required. If required please indicate the areas on the plans and show the existing ducts to be cleaned.
A3: Per keynote 2 on 1/M103B all existing ductwork within the machine shop is to be cleaned and sealed. All new ductwork is to be installed using best practices for protection against dust and other construction contamination/debris. Additional precautions need to be taken for rooms B0240, B0246, B0222, B0206, and B0102 per spec section 230130.51-J.1 & 2.
Q4: G001 indicates drawing MD101, this drawing is missing please provide. A4: See MD101, now included. Q5: The heating hot water coil specification 23821611 indicates coils to be copper tube with aluminum
fins, Please confirm you do not want copper tube with copper fins. A5: Provide HHW coils with copper tube/aluminum fin as scheduled and specified. Q6: Please confirm as indicated on G001 the Fire Alarm and Fire protection/Suppression work scope
will be a differed submittal and costs associated with this will be a future change order. A6: Confirmed, fire alarm and fire protection work/scope is to be a deferred submittal. Q7: Please confirm the main Fire Alarm Control panel does not need upgrading and is not part of this
bid. A7: Confirmed. The FACP does not need upgrading within the scope of this project. Q8: Please confirm existing legacy pneumatic controls devices will need to be upgraded to JCI
Metasys BACnet field controllers per current UCSD Campus Master Specification division 230923 for DDC?
A8: Confirmed. All legacy pneumatic devices being affected in this project shall be upgraded to JCI Metasys BACnet controllers. Refer to mechanical control drawings and Section 230923.
Q9: Please clarify whether any scope of work will be required for existing Fume Hoods equipment. A9: No scope will be required regarding the existing fume hoods. Q10: Please clarify scope regarding existing terminal unit reheat coils? On M102, it appears that the
RH coils were mislabeled as Keynote #21 which has to do with duct static pressure sensors. Was there to be a Keynote for RH coils?
A10: Keynote #21 pointing to the RHC’s was intended to be keynote #19 – “Abandon (E)RHC & piping. Drain piping and cap outside of lab.”
Q11: Please clarify extent of scope required for existing exhaust from chemical storage? A11: There is no scope required for the existing exhaust from chemical storage within this project, at
this time. Q12: Please clarify what existing Controls devices, if any, can be reused such as: control wiring,
communication wiring, transformers, panels, controllers, etc. A12: Provide new controls, wiring, and all other controls accessories as needed for the new equipment
installation. Q13: Will JCI Metasys be required to tie-in Lab Area Control System gateway controller / panel to the
network via single-point BACnet connection? Or will Controls Contractor instead run BACnet

MSTP to each Phoenix air valve and then tie back into the JCI Metasys NAE directly, without the use of any 3rd Party Gateway Device?
A13: Phoenix valves operate through the use of local controllers only. Controls contractor shall daisy chain the valve controllers together and tie back into the NAE. No LACS gateway controller required.
Q14: Please clarify whether Controls Contractor and/or Lab Area Control Systems Contractor responsible for scope regarding lab air valves such as install/wiring/temp. sensors? See M601 & M602.
A14: Air valves to be provided with factory mounted controller. Controls contractor shall integrate all valves into BMS system. All control points not factory provided with the air valve shall be provided by the controls contractor.
Q15: Please clarify that Controls Contractor to provide JCI Metasys thermostats in all spaces, and not Phoenix Controls thermostats, for all room level temperature sensing / controls and HVAC Controls Devices / Thermostats?
A15: Confirmed. Provide JCI Metasys controls equipment and interface with Phoenix controls systems. Refer to Section 230923.
Q16: Where will the VRF system controller(s) be located? A16: VRF controller is located in mechanical room B0070. Refer to revised sheet M101. Q17: Please clarify/confirm that YORK VRF is an acceptable alternate manufacturer for the VRF
system, as has been permitted / allowed on other recent UCSD Construction Projects? A17: VRF systems and the system design/installation requirements vary substantially between
manufacturers. Therefore, should the contractor submit a VRF system other than the basis of design, the contractor shall be responsible for all coordination and redesign fees associated with implementing an alternate VRF manufacturer. Re-design fees shall be agreed upon with the design team prior to submitting the bid. Contractor shall include with his bid the amount to be deducted from the bid amount if the alternate is accepted by the owner.
Q18: Will Controls Contractor be required to demo the existing control panels (incl. the pneumatic tubing) that are no longer in use?
A18: Confirmed. Demo all obsolete controls equipment per general note 3 on sheet MD101 (all unused or abandoned controls equipment to be demolished).
Q19: Will there need to be any demo regarding existing panels, wiring and pneumatic tubing in the mechanical room that serve existing AH-1? Also, there are four 48”x48” JCI panels in the mechanical room and two of these seem obsolete. Will these need attention regarding demo?
A19: Confirmed, demo all obsolete controls equipment per general note 3 on sheet MD101 (all unused or abandoned controls equipment to be demolished).
Q20: How can the Contractor schedule the work for the occupied spaces? Will this need to be completed during afterhours? Or will it be a construction zone?
A20: Construction activities are permitted from 7:00 AM to 3:30 PM Monday through Friday only. Do not perform construction activities on weekends or during other hours, without advance written authorization from the University's Representative. Allow for after-hours work (identify rooms)
Q21: M000 – Please confirm that UCSD shall be responsible for any necessary abatement of asbestos in work affected areas.
A21: Per abatement notes on sheet M000 and division 1 specs, the asbestos abatement shall be the responsibility of the contractor.
Q22: Spec 230130.51 – Please confirm duct cleaning scope of work. A22: Per keynote 2 on 1/M103B all existing ductwork within the machine shop is to be cleaned and
