Location, location, location

The debate began as soon as the owners of Monopoly announced they were working on a Guernsey version of their world-famous, property-based board game. What will turn out to be our ‘Mayfair’ and - at the complete opposite end of the property scale - where might we fi nd our local equivalent of the ‘Old Kent Road’?

All will be revealed later this year and, while we should not take the Monopoly people too seriously, there is no doubt that even on a tiny island like Guernsey, there are locations that are more desirable and therefore more expensive when it comes to buying residential properties.

Starting at the more exclusive end of the market, or should that bemarkets plural because we have both the local and the open, the front runner for the Mayfair position must be Fort George. With its substantial open market dwellings, many of them with price tags going into themulti millions, there is little doubt that the Fort will be uppermost in the Monopoly makers’ minds.

A bit further south the lovely homes in and around Calais and Jerbourg are further contenders for a position at the top of the board. Meanwhile, on the outskirts of Town in areas like Mount Row, Kings Road and Queens Road, there are many elegant suburban properties that will always feature most prominently in the desirability stakes.

Broadly speaking, homes in the south of the island are higher priced than those in the north. The property professional we talked to said houses in St Martin’s and the south west ‘country’ parishes are between 10 and 15 per cent dearer than their counterparts in the north of the island. In other words a property in the north that would go for £400,000 could easily realise an extra £40,000 if it could be transplanted to a higher parish.

However, when we spoke to an estate agent who has spent 25 years in the property business we soon found out that there are no really undesirable locations within our 24 square miles of living space. Even in the north there are plenty of houses and apartments that are regarded as highly desirable, whether because of the beautiful positions they occupy or due to the excellent amenities that are to be found close by.

“If you were a very keen golfer you wouldn’t want to live in Torteval or St Peter’s,” the estate agent told us. “You would want to live close to L’Ancresse Common and there are some fabulous properties in the north of the island like those at Bunker Hill or in areas like Beaucette Marina and Bordeaux.”

The north is traditionally thought of as Guernsey’s industrial heartlandbut while most agree that the Vale Power Station is not the most desirable of neighbours, the same could be said for living close to the Airport, which is very fi rmly in the south. Similarly, many regard the island’s westcoast as an unbeatable location, but those who have chosen to live in one of the recently built high quality apartments on our eastern shoreline might beg to differ.

In the past there have been some locations with reputations, perhaps unfairly deserved, for being highly undesirable. However, even many of these have been transformed in recent decades and have become very sought after areas. You have only to look at the excellent new developments in and around the Bouet or at locations close to the Town centre such as Back Street and Pedvin Street to see that this is the case.

In conclusion we feel the Monopoly people will be scratching their heads when they come to fi nalising their Guernsey version of the game. They will be spoiled for choice for Mayfair but they will have a struggle on their hands to fi nd that Old Kent Road!
