4.3 Indoor Integrated Pest Management
UBC Custodial maintains an indoor integrated pest management (IPM) plan, defined as managing
indoor pests in a way that protects human health and the surrounding environment and that
improves economic returns through the most effective, least-risk option. The IPM uses the least-
toxic chemical pesticides, minimal use of chemicals used only in targeted locations and only for
targeted species.
UBC Custodial contracts the Pest Services through Care Pest and Wild Life Control to ensure the
program is specific to the Vancouver campus.
The IPM Plan employs a seven step approach to pest control which addresses every factor in pest
prevention and eradication, including maintenance and sanitation.

1 GOALS
Terminix Canada will control and/or eliminate structural pests by incorporating an Integrated Pest Management (IPM) Plan, which includes identification; monitoring; action decision making using injury and action levels to decide when to treat; applying treatments using the least toxic treatments available and evaluating any treatments done. The IPM Plan will reduce the exposure of building occupants and maintenance personnel to potentially hazardous chemical and particulate contaminates that adversely affect air quality, human health, building finishes, building systems and the environment (Source: LEED Canada for Existing Buildings: Operations and Maintenance Reference Guide, 2009).
2 SCOPE The following boundaries apply to this Plan: Physical boundaries: UBC including all interior and exterior building areas pertaining to structural pest control.
3 IMPLEMENTATION AND RESOURCES – STRUCTURAL PEST CONTROL
The purpose of an IPM Plan is to manage insect, bird, wildlife and rodent populations wile minimizing the use of toxic chemicals, which pose a health risk to other animals, plants and humans. Terminix Canada uses an IPM approach, which requires least-toxic chemical pesticides, with minimum chemicals used only in target locations, and only for targeted species when threshold limits reach beyond an acceptable level. IPM requires weekly inspections and monitoring for the presence of pests and the effectiveness of current preventative measures. Where possible, preventative measures for interior pest control shall include:
Improved sanitation and management of pest attractants; Removal of landscape features that may harbour pests; Managing pest attractants and monitoring pest populations; Regular inspection of exterior hardscape and building envelope to identify cracks or
crevices (i.e. points of entry) through which pests may enter the building.

This practice approach aims to avoid unnecessary pesticide use. Outdoor pest management should follow all requirements outlined in Terminix Canada’s interior IPM Plan, including: Preferred use of non-chemical methods; Specification of the circumstances under which an emergency application of pesticides is
required, including a definition of emergency conditions; Requirement for universal notification of at least 72 hours under normal conditions and 24
hours in emergencies before a pesticide other than a least-toxic pesticide is administered. Pest management activities and application of all pesticides (including interior and exterior) shall be logged using the tracking form found at the end of this IPM Plan.
4 PERFORMANCE MEASUREMENT The tracking forms found on page 5 will be kept on site and updated monthly, in the event pesticides are used, by the respective Terminix Canada IPM technician and reviewed quarterly by the facility manager, or more frequently where appropriate. The following metrics will help establish the success of this Plan: Least toxic methods of pest control will be used whenever a non-chemical alternative is not an option or ineffective in maintaining an acceptable threshold limit (refer to page 6 for the list). Circumstances under which pesticides are used are to be tracked and communicated to facility management staff.
5 QUALITY ASSURANCE / QUALITY CONTROL PROCESSES Terminix Canada are expected to monitor their practices on a daily basis using the electronic reporting systems.

6 RESPONSIBILITY Terminix Canada is responsible for ensuring the procedures and strategies of this Plan are understood and implemented by its own staff and the technicians that service the site. The following parties are impacted by this Plan:
