ED’S LETTER
This month we celebrate design. From extraordinary architectural masterpieces around the world to our very own home-grown creative movers and shakers, design surrounds us. Internationally, design has always been a buzzword, and thanks to institutes such as London’s Design Museum, which has introduced an awards ceremony celebrating all types of design, including architecture, fashion and furniture, great design is easily accessible. The museum prides itself on revealing the world’s talent as well as on giving them a helping hand, as can be seen from its Designers in Residence programme. This exhibition showcases the work of young designers at the start of their careers and gives them the opportunity to interact and engage with the public while testing ideas, designs and innovations.
Closer to home, we have our own initiatives set up. The Design Indaba is one such event that was introduced in order to support the next generation of designers and creatives and provide them with a platform for exposure. Under the wing of the dedicated Ravi Naidoo, South Africa’s talent can showcase their genius and prove that they are certainly worthy of their international competitors. The Design Indaba has also become a springboard for other projects, especially those that use design in a functional way, such as � nding low- cost housing solutions.
One of my favourite aspects of the annual Design Indaba is its Most Beautiful Objects in South Africa (MBOISA) Awards. This year the top 10 were selected by captains of the design industry and the results are a diverse and stunning collection, from functional creations to elegant jewellery.
My favourite nominees include the Hapo Museum, which forms the entrance to Freedom Park in Pretoria. It was designed by the O� ce of Collaborative Architects (GAPP Architects & Urban Designers, Mashabane Rose Associates and MMA Architects) and takes its name from the San word for ‘dream’. Its interesting design is made up of boulder-like volumes which are planted at the base of Salvokop Hill, with a copper-clad roof and walls that will eventually rust to green and merge with the natural landscape.
I � nd the delicate yet intense Bird Neckpiece by Eric Loubser an evocative delight. Inspired by a Victorian aesthetic, it invokes the idea that the birds are actually carrying the necklace and hovering around the wearer.
And lastly, I adore the Ridge Forrester Hanging Planters by Joe Paine. Joe observed that all soapie drama and sordid conspiracies carry on behind a canopy of various plants, making the audience privy to the secret. I love this design because of its quirky origins, its simple yet dynamic design and because it’s named after The Bold & The Beautiful’s most faithful, never-aging character while depicting his famous square jawline.

LATE HARVESTHaving had a full house over the holiday period, I have been catching up on back issues of Property. I so identify with Editor Nicky Manson’s problem with hoarding (October/November 2011), although what I am hoarding is not only a lifetime of meaningful mementos and left-behind belongings of children, but the memories this house and garden hold for me from living here for 49 years. Four daughters were born and grew up here, hadtheir twenty-� rst birthday parties and weddings in the garden and left home, but gravitate back regularly with their children. We had great fun running a B & B from the empty nest for some years. Over the years, our pleasure in creating a garden with di� erent areas for herbs and vegetables, roses, a gazebo, a fairy garden, tree house, pool area, Jacuzzi and sauna, and fountains and birdbaths everywhere, earned us second prize last year in the Small Garden category of a gardening competition. But the time is upon us to move to a retirement place, so I page through Property to � nd suitable places to move to, then put it o� once again, because it is so di� cult to let go of our history here. I want the new owners to love it like we do, and what if they chop down the two huge trees, or don’t water the garden or feed the birds? Q What motivated you to start Design Quarters?With my studies and business experience
in art, textile design, interiors, draughting
and project management, it was a natural
progression to start my own brand. I
enjoy the fl exibility of switching my
attention from interior to product design
or manufacture and from interior decor
to window treatments. No day is ever
the same.
Q Which decor trend can’t you get enough of?I love the zigzag prints of some niche
fabrics, and the colour blocking and
pixilation interpretation thereof. I also
love the diversity of outdoor fabrics – the
outdoors can really look like the indoors
now. My favourite trend in outdoor decor
is curtains for covered verandas.
Q � e most unusual request from a client?I chose strong colours for a client’s
accent walls in all their rooms. They
asked how I would describe the intensity
of the colour, so I said ‘loud’. They then
replied that they’d prefer walls that
‘shouted’. As you can imagine, that house
was a lot of fun!
Q Who’s doing great things for South African design?Indigo Architects, as it has impeccably
well-thought-through designs. Vamp

A tranquil modernist masterpiece with views of the Helderberg is waiting to be turned into a home from home
Property developer Michael Boell stood on the plot of land, gazed at the views of the sea, the mountains and the nature reserve, and imagined a home that would
maximise the pleasure the owners would take in the site and its natural surrounds. The 2012 Velodrome
The Velodrome is one of four permanent structures
created for the Olympic Park, which is hosting
London’s 2012 Olympic and Paralympic games.
Inspired by the event that will take place there,
namely indoor cycling, the creative team aimed
to build something that applied the same design
creativity, ergonomics and engineering as a bicycle’s.
Built over 21 700m2, it contains 6 000 seats, with the
upper and lower tiers split by a public concourse to
allow views of the track regardless of whether you
are seated or on the move.

THE NEW MEXICO SPACEPORT AUTHORITY BUILDING
The architects of this project won an international competition to build the world’s
fi rst private spaceport. The design aims to thrill, and the building’s sinuous shape and
interior spaces were created to refl ect the drama and mystery of space fl ight. It lies
low within a desert and its organic form seems to rise from the ground (this detail
also acts as a buffer against the harsh New Mexico weather conditions). It is built out
of local materials and regional construction techniques have been employed to ensure
minimal impact on the landscape. Designed according to the different dimensions of a
spacecraft, the building has areas dedicated to public access as well as private areas,
such as the control room, which are visible but cannot be visited. The entrance, which
doubles as an exhibition space, is a deep channel cut into the landscape. There is
also a galleried level that houses the spacecraft and simulation room.

FACTORíA JOveN (YOUTH FACTORY)
A collaboration between the local government, the community and local designers,
the space was created to provide a refuge and safe area for Spanish youths to be
creative and have fun. Designed by Madrid-based SelgasCano Architects, a partnership
between husband and wife team, José Selgas and Lucía Cano, the space uses recycled
furniture, inexpensive building materials and temporary solutions to create a place where
unemployed youths can go, taking them off the streets. It’s a place to skateboard, hip-
hop dance, climb rocks and create graffiti. Other feature includes a computer lab, dance
studio, meeting rooms and a theatre space.

Monaghan Farm was built according to the developers’ vision of ‘farm living at the urban edge’. Simply put, should you require the beauty and calm of
country living yet still crave the convenience of having civilisation close by, then this is the place to be.
Lying just north of Lanseria Airport and between the cities of Johannesburg, Tshwane and Mogale, Monaghan Farm enjoys a 7km stretch of the Juskei River running through it, and platforms have been strategically built along the river to let residents experience the magnificent views.
The development has been laid out over 517ha and designed to blend in with the landscape and provide the best views of the sprawling farm in all its wondrous natural bounty. At the heart of Monaghan Farm is a 10-acre garden of organic produce, herbs and flowers.
The farm is not without its modern conveniences however, with a great child-friendly organic restaurant, tennis courts, and 30km of single track equally suited to cycling and running. Squash courts, a gym and stables are also planned for the farm.
Monaghan Farm has a Montessori school on site and there are rumours that Curro will soon be opening a private school on the farm.
According to Monaghan Farm’s building guidelines, only single-storey houses may be built there, and these must follow a defined colour palette and show evidence of passive solar design.
‘It is the sense of enormous space and the beautiful topography that amazes me,’ says architect Philip Briel. ‘Add to that intelligent and responsible design guidelines and you should be able to enjoy the ultimate rural lifestyle.’
Many of the beautiful homes on the farm are Philip’s handiwork, including this feature home. The exteriors are a visual feast of concrete, glass and wood. Grey weathered wooden walkways are thrown into the mix, while a manicured lawn acts as a border for an interesting juxtaposition of man-made and natural elements. A key architectural element is the maximisation of space and light in the home, and the end product is spot on – sliding doors discreetly close off private dining areas or join two rooms seamlessly to breezy effect. But the spaces are neither vacant nor sterile: small objets d’art and items of furniture have been carefully placed around the home to accentuate its charm.
The kitchen is a contemporary masterpiece that leads on to the dining room and living area, which is in turn enclosed from the outside only by glass sliding doors, creating the ideal indoor/indoor chill area. Cleverly designed kitchen cabinetry hides a multitude of sophisticated appliances, leaving countertops clear and uncluttered, while the intelligent use of downlighters keeps the space well lit.
The flooring is a design element in itself, with its gorgeous natural stone tiling, which runs through all the rooms.
The ceiling in the dining/living room boasts an unusual design and is further complemented by unique Anemone pendant lanterns, sourced from Weylandts by talented interior designer, Elaine Visser.
Linear skylights run along the tops of the walls and add an interesting design aesthetic. All passageways have a glass wall and lead to private sleeping pods. The bathrooms are minimalist in design, with natural stone tiles, a central king-size bath, glass-enclosed
shower cubicles for two and modern taps that are pieces of art in themselves.
The interior design is certainly striking and answers the brief for a ‘naturally modern’ space. Elaine says, ‘The client wanted to create an upmarket, classy interior that was comfortable and suitable for a family with small children. Therefore, a natural palette together with the use of raw, natural materials contrasted with refined elements created the balance required to fulfil the brief.’ The home was a collaborative effort between the homeowner and Elaine. ‘It is always crucial that the client be very closely involved in the design process, to ensure the house is properly designed to suit their lifestyle and
tastes,’ explains Elaine. The kitchen, the beating heart of the home, served up its own trouble spots. Elaine say, ‘The challenge with the design of the kitchen was the glazing on either side of the space, so that only the back wall could be utilised for cabinetry. It was therefore necessary to design the kitchen to make the best possible use of the only usable wall.’ A standout feature is the island, which doubles as a breakfast bar. One of the client’s specific requirements was to provide space in the kitchen for the ladies to gather after the meal when entertaining. ‘It was therefore necessary to allocate seating for as many people as possible within the kitchen space,’ says Elaine. ‘Also, the back wall required an additional large island, to
be able to incorporate enough storage space in the kitchen.’ To complement the beautiful combination of wood, glass and concrete in the architectural design, Elaine used natural materials and a natural colour palette. Travertine tiles work well in the space, and accents of timber continue the earthy theme.
The decor and colour choices also contribute to the amazing sense of space in the home and the natural light that washes through into every nook and cranny. Elaine says, ‘Scale and proportion are key, as are the correct colour choices.’ Her favourite feature of the home, apart from the gorgeous kitchen? ‘Our custom-designed 3,2m dining table.’ We would have to agree.

B‘B’ is for books. Not for reading, however, but for transforming
into design and decor pieces. The Folded Book Pendants by
Durban- based design sisters, Janet and Angela Shaw, aka the Shaw
Sisters, were developed in conjunction with Denise Kiggan of Freshly
Found. The intricate folding technique used on the books’ pages was
one that Denise had mastered to make beautiful decor items. The
pendants have been a hit in design circles, winning Most Innovative
Product at Decorex Durban 2011. ‘Light reading’ just took on a whole
new meaning!
The Art Light by WiiD Design has us excited not only because
it looks like a carefully considered artwork, but also because
it is handmade from felt and leather. Designer Laurie Wiid
van Heerden is a young product designer whose approach to
design prioritises eco-effi ciency without compromising on looks
or functionality.
Cape Town, aka the Mother City, aka Ikapa, is a place where
inspiration jumps out from every view. Having scooped the
2014 World Design Capital title, Cape Town has clearly made an
impact on the international design community. We can’t wait
to see the innovation and creativity that will come out of one of
the world’s most beautiful cities over the next two years.

CHusband and wife team, Adriaan Hugo and Katy Taplin,
otherwise known as Dokter & Misses, have been making their
mark on the local design front with their inspiring, modernist
furniture, lighting and interior pieces. Their use of angular lines
and interesting materials has secured them a place on the
Southern Guild design board as well as the number one spot in
the Lighting category of the 2011 Elle Decoration International
Design Awards (EDIDA). Their Flexi Desk system demonstrates
why they are one of the coolest design duos around.D
B
Greg and Dry Roche of Egg Designs have
been wowing us with their innovative and
quirky approach to furniture and interiors
for the last 15 years. They have now
opened a retail showroom in Kramerville,
Johannesburg, displaying their latest
collection of emotive and unexpected items.
The new collection builds on some of their
most well-known designs. There’s a kids’
furniture collection too.

‘F’ is for the fabric of our nation, the concept that inspired the launch
of the Cape Town-based textile design business, Fabricnation. Its
collection is made up of 17 designs printed on 100% home-grown
cotton and takes its cue from African textile traditions. Fabricnation’s
renowned Veld design depicts an African landscape that evokes
a sense of romanticism and love for the great savannahs of
the continent.
FThe new kid on the furniture design block is Goet Furniture,
which is actually an old-hat team comprising Georg van Gass,
principal architect of Gass Architecture Studio, and Zander
van Niekerk, furniture manufacturer and owner of One Good
Turn. Formed in 2010, Goet is a natural extension of Georg
and Zander’s friendship and combines their fi elds of expertise.
Although Goet has only been in existence for just over a year,
Georg and Zander have already created some impressive
furniture and home objects that have seen them become
members of Southern Guild last year and selected by Plascon
to showcase one of the paint company’s forecasts at the recent
Decorex Johannesburg. They also participated in last year’s
Food Wine Design Fair, where their stand got a lot of attention.
We like good furniture, especially the way Goet does it!
GH Haldane Martin has been designing jaw-dropping
pieces over the years, including the Baba Papa
Lounger, which had decoristas buzzing with
excitement. The good news is that his new showroom
opened at the end of February along Cape Town’s
Sir Lowry Road and with it came the launch of one of
Haldane’s newest designs, the Source Chair.
Since 2006, Imiso Ceramics has been producing some of the
most eye-catching ceramic homeware ranges to come out of
South Africa. Andile Dyalvane and Zizipho Poswa are designers
whose range of expertise includes textile, ceramics and
furniture design. At the core of their work is the depiction and
exploration of African traditions, and their interpretations of
these traditions have resulted in contemporary pieces that are
exported around the world.
IFounded by architect Richard Stretton in 1999, Koop Design was deeply
involved in last year’s COP17. Koop has earned numerous accolades for
its green initiatives, including the 2010 AfriSam-SAIA National Award for
Sustainable Architecture and, last year, two awards of merit from the
KwaZulu-Natal Institute of Architects for the Moyo uShaka Pier building on
the Durban beachfront (pictured) and Addington Node.

InnovatIonNatioNThe pressure is on, the energy is high and the ideas are popping as Ravi Naidoo and his team at Interactive Africa gear up for this year’s international Design Indaba
My meeting with Ravi Naidoo, the head of Design Indaba and its launch pad organisation, Interactive Africa, both of which have been running for
17 years, was a turbocharged, motivational encounter. Even though one of the biggest events on the
international design calendar was only three weeks away, Ravi still took the time to answer each of my questions while fielding continuous iPhone prompts, as if he were addressing a room of high-flying delegates, without an ‘um’ or an ‘ah’ or fumbling his eloquent flow of carefully chosen words.
Ravi. Intimidating, yes. Passionate, unbelievably so. Inspiring, more than I could’ve hoped for.
Interactive Africa has been at the forefront of some of the best examples of innovation in South Africa, and the rest of Africa for that matter, due to the core philosophy on which Ravi founded the company: to reimagine Africa. He says, ‘Interactive Africa is a holistic media company that leads with
concept-driven solutions. We pick projects and do what we have to do to make them work, whether that means publishing a coffee-table book, formulating a PR campaign or even producing a TV show.’
With Ravi leading the way, Interactive Africa was responsible for the First African in Space mission, the marketing of our bid to host the 2010 Soccer World Cup, as well as the African Connection Rally, a 1999 trip from the north to the south of the continent to promote telecommunications investment in Africa.
The success of these projects was due first and foremost to Ravi’s fundamental and unconditional love for his country and the continent as a whole, a value he has instilled in his organisation.
As he says, ‘I believe my country deserves the best - no sloppy compromises!’
Secondly, a key maxim that has been realised over the years and which now informs his and Interactive Africa’s approach to project management is that of collaboration, as it states on the company’s website:

‘In Interactive Africa’s experience, the best ideas and solutions come through collaboration.’ Ravi says it is ‘a way of thinking born out of design’.
‘All designers are part of a collaboration,’ he explains. ‘It’s not just about a lone genius in the corner.’ It was this credo that spawned the project for which Ravi is possibly most renowned: the Design Indaba.
‘In 1994 I was approached by a group of designers in Cape Town who were concerned that in our new democracy, design was not getting the recognition it deserved, that it could contribute to change,’ says Ravi. ‘With the bigger pressing issues that come with a fledgling democracy, government and society as a whole weren’t really concerned with the impact of design and the innovation it could’ve brought about.’
So began the idea for gathering the world’s best design thought-leaders and bringing them to South Africa to stimulate, encourage and grow our own ideas and creativity.
‘We thought that by bringing inspiring design leaders to South Africa it would be a good way for us to catch up with the rest of the world. In order to be a great nation we needed to nurture and protect our ideas,’ he says.
Over the past 17 years, Design Indaba has grown and produced many offshoot ventures, such as publications, events, and education, training, business, development and community initiatives, which are all aimed at tapping into South Africans’ creative energy to help uplift our economy and bring about change.
And the reason for its remarkable success? Well, according to Ravi it’s because he and his team take it seriously.
‘This isn’t a trade show,’ he says. ‘We research, contact and nurture relationships with people across six continents who are at the top of their field. We need to change the algebra of this country, from the lowest common denominator to that of the highest possible multiple. Design Indaba aims to give South Africa stretch. To be more. If the saying goes, “Less is more”, then Design Indaba is about “More is more!” We work extremely hard on the event. After it’s over we have a week’s break and then the rest of the year we are back at it, working on other programmes, like new design syllabi for schools. It’s more than event; it’s now an institution.’
The hard work has paid off, and from the point of view of the design community and public who attend the conference and expo, what makes it a success is this level of excellence. ‘We are inspired by genius.
It motivates people to be better, more innovative, and to work harder when they listen to someone who has reached the pinnacle of their field,’ Ravi says.
But for Ravi it isn’t about the big names in the worldwide design community, or even an iconic new chair that every design groupie lusts after. For him, it’s about what that week conjures up in participants. ‘There is so much creative energy coming out of that week of the conference and expo, and that is where the reward is for me personally. Seeing the debut of very talented and thoughtful creatives, like Heath Nash for instance, or Andile Dyalvane of Imiso Ceramics, both of whom were unknown before they launched their first ranges at the respective Design Indabas and who now showcase their products internationally, that’s what makes it all worthwhile,’ he says.
On a broader scale, other initiatives affiliated to the Design Indaba that provide solutions to socioeconomic challenges also inspire Ravi. ‘We’ve launched many initiatives and competitions that aim to better the lives of everyday South Africans, such as the 10 X 10 Low-Cost Housing Project launched at the 2007 Design Indaba, where we challenged local and international architects to come up with innovative solutions for low-cost housing. The success of that project was unbelievable, and they have even been built in Accra this year.’
When asked about the future of design in South Africa, Ravi says that Cape Town’s winning the 2014 World Design Capital bid is a big scoop. In many ways, Ravi’s vision for and contribution to the South African design community has played a large role in the world’s recognising our design talent and awarding Cape Town this accolade. ‘We have always had pressing socioeconomic issues and South African designers have been aware that they need to respond to that,’ he says. This sentiment echoes the aim of the World Design Capital Committee.
‘Looking to the future, we need to point to hundreds of great South African designers, not just a handful. It can’t just be about exceptionalism. Education is our Achilles’ heel when it comes to establishing a critical mass of great designers.
‘To get that right will take a generation, and in the meantime, I suggest that designers be more prolific, look beyond the brief and invoke a new segment: business-to-community. Cape Town’s communities should be their clients.’ +27 (0)21 465 9966,

As part of the 2007 Design Indaba, the 10 X 10 Low-Cost Housing project was a prime example of local talent working together with international
mentors to provide low-cost housing for South Africans living in Freedom Park township outside Cape Town. Ten local architectural teams were
selected to work with 10 international heavyweights who had previously attended and spoke at Design Indaba conferences. While on the positive
side it was a meeting of talented creatives and geniuses collaborating to solve a crucial problem in South Africa, namely, the lack of government
support for people who have been promised homes, on the flip side it emphasised that only through the private sector and private funding do
South Africans have a chance at bettering their living standards. The stakes were high and the winning team was awarded the inaugural $100 000
(about R72 000) Curry Stone Humanitarian Design Prize. That winning team was MMA Architects, who came up with a ‘sandbag’ solution to Design
Indaba’s challenge. Design Indaba subsequently built 10 houses in conjunction with PG Bison, who sponsored the materials. The project’s results,
challenges and process were presented to the former minister of housing, Lindiwe Sisulu, and have been made available online as an open-source
manual on low-cost housing.
Founded by a creative community in
Colorado, USA, Common Pitch aims to
accelerate positive social change through
the collaborative business ideas of young
entrepreneurs, designers and creatives, where
innovation is its common currency.
The events involve ‘pitch-offs’, where teams
present timed pitches to a panel of celebrity
judges. Live entertainment and an energising,
collaborative environment help to draw the
international media’s attention to the various
socially aware groups, helping them to
accelerate their growth.
Common Pitch’s ideas will be introduced to the
rest of the world at the 2012 Design Indaba,
where a hand- picked line- up of 10 teams from
around the world will take to the stage at
Common Pitch: South Africa and compete for
R200 000 in prize money, to fund the launch
of their start- ups in Africa.
Below are three initiatives that we believe
epitomise the aims of the Common Pitch
initiative, namely, the democratisation
of entrepreneurship.
Vent! gives young South Africans a platform
to express themselves. Teenagers who have
little access to resources but are brimming with
creative talent share their stories, hopes and
dreams with the world through art, music, and
stage performances, using the arts as a vehicle
for personal growth, education, empowerment
and transformation. The team behind Vent!
has been busy penning a screenplay for Vent!
The Movie, a cross between Tsotsi, Billy Elliot
and Fame. This project is being presented by
Heather Costaras.

Dutch designer, Massoud Hassani’s, project
addresses the problem of landmines in Africa,
particularly Angola, which currently has a
population of 12 million people as well as
20 million landmines – almost two landmines
per person. Mine Sweeper is a wooden,
bamboo-spiked ball, the design of which
was inspired by children’s home-made toys,
particularly soccer balls. Fitted with GPS
technology, it works by being blown by the
wind and imploding landmines as it goes on its
way. The GPS maps its path, creating a record
number of safe routes.
The Wheel Farm was consceptualised by by
designer Lo Yi and architect Liu Yang of China.
Used in densely populated urban environments,
it serves as a multifunctional urban farming
ecosystem, providing energy, food, water and
job opportunities. Comprising Ferris wheels,
green spaces and residences, it has integrated
rainwater catchment and innovative water
irrigation systems, so it can work in drier areas
too. It also allows for the conversion of waste
into biomass for the generation of electricity.

To tie in with Cape Town’s 2014 World
Design Capital bid, Design Indaba challenged
young creatives in the city to collaborate on
proposals to enhance an aspect of city life
through design. The entries were judged by
representatives from Design Indaba, the local
design sector and the City of Cape Town. The
initiative was called Your Street, and winners
of the Cape Town leg were announced last
year. The competition has just taken off in
Johannesburg and Durban and there are
plans to launch it internationally. The prizes
are R100 000 for the winning project and
R50 000 for the first runner-up. Below we look
at the projects that won the Your Street Cape
Town Challenge.
Sustainability expert, Lorena Pasquin,
collaborated with designers Mark Henning
and Hannah Williams of Black Hat and Nimbus
to transform a patch of unused municipal
land along Acre Road, Kensington, into a safe
space for community activities. The space
will include a six-a-side soccer field, a dance
floor/ performance space and a space for
public information and artistic expression.
Public information will be presented as
graffiti art. At the core of this project is the
community, its views and its opinions.
Urban Mosaic addresses the problem of shack
fires in informal settlements. Project manager
Matthew Skade and designers Porky Hefer,
Ashley Stemmet and Y Tsai came up with a
simple yet effective solution of using an eco-
friendly, fire-retardant paint on the shacks.
Spin-offs include a colourful makeover for
the settlements, community involvement,
job creation, skills advancement and fire
safety awareness.
A group of friends, Luke, Jenny and Jess
Pedersen, Kirsty Rielly and Katherine Spindler,
all Woodstock residents, thought that their
neighbourhood would be a much better
place to live in if they got to know their
neighbours. They were inspired by 88-year-
old Violet George. Affectionately known in
the community as Ma George, every day she
walks particular routes. Despite her age, and
unlike her peers, she is unafraid and feels safe
because she knows so many people. The group
realised that Ma George’s feeling of safety
and familiarity could be spread by clearly
demarcating walking routes, and creating
sturdy, low-maintenance, fold-down benches
bearing plaques encouraging residents to
follow the routes and get to know one another.
Let Us Grow is an initiative that will see
community gardens springing up all over
Cape Town’s CBD, even on its rooftops, in
an attempt to benefit the environment, add
some softness to the urban jungle and garner
community involvement. The produce from
these fruit, herbs, and vegetable gardens will
be sold to local restaurants and residents and
the revenue raised will be put back into the
initiative to create more gardens and to train
and hire more employees. The project team
also aims to create Rainbow Sheds, similar
to Muizenberg’s beach huts, as storerooms
for the seeds and seedlings, and to establish
information points for people wanting to get
involved in the project.

Sandton was and still is one of Johannesburg’s most affl uent neighbourhoods

Sandton got its name from two of its larger suburbs: Sandown and Bryanston. The area was fi rst occupied by the Tswana and later the
Voortrekkers. Three farms were amalgamated to form the area that we call Sandton. According to the history books, Sandton’s reputation
for being a cut above the rest stretches right back to the 1960s, but the reason for that impression had nothing to do with its impressive
architecture and gorgeous inhabitants. Rather, Sandton was made up of smallholdings and was therefore popular with horse owners.
Those who owned horses were considered as being quite prominent and wealthy; they were known as the ‘mink and manure’ set and, lent
Sandton a prestige that it retains to this day, thanks to the many corporate and fi nancial and investment institutions and the JSE, who
have all made Sandton their home.

spas, pharmacies and doctors’ rooms. The only thing you probably couldn’t do at this shopping centre is have surgery done, but thanks to
Morningside MediClinic being just a stone’s throw away, we needn’t test that theory. For a more intimate shopping experience, there’s Village
Walk, Benmore Gardens, the Wedge, and Morningside Shopping Centre. There’s also a host of gyms, places of worship, a police station and, of

Q What makes Sandton an appealing suburb in which to reside?Cameron: Sandton is the economic hub of Africa. There is very good access
into Sandton via the M1, N1 and other main arterial roads, such as William Nicol
Drive and Republic Road, and the area is generally well maintained and looks
prosperous. Even though there are a number of new buildings going up, the area
still looks very settled, with leafy green trees and generous parklands.
Q Is property in Sandton gaining in value?Avrille: In the past five years there has been huge growth of approximately 30%
in value. We are optimistic and expect conservative growth of perhaps 3% for the
year ahead. Sandton has been and always will be a sought-after area.
Q Is living or working in Sandton a good investment?Sean: There is high demand for corporate rentals as many companies prefer to
house their expat workers in Sandton, and most of Johannesburg’s tourism is
centred there. Therefore it will remain a good area in which to invest.
Q Describe a typical Sandton property.Linda: There is too much of variety to describe a ‘typical Sandton property’.
The breakdown of upmarket apartments, townhouses, cluster homes and larger
freehold properties is many and varied. However, one certainly can expect good
finishes and well-kept verges and general infrastructure.
Q What can one expect in terms of size and price?Sean: The average valuation of a freehold property in Sandown is currently
R3,3 million and that of a sectional title property is R1,3 million. Prices start at
about R1 million for a 60m2, one-bedroom apartment and about R1,7 million for
an 80m2 to 100m2 two-bedroom apartment.
Q Which are the more popular areas of Sandton and why?Cameron: Our monthly stats from the various websites on which we advertise
show that the two most popular suburbs are Morningside and Bryanston.
Q Is there more crime in Sandton because it’s a wealthy area?Avrille: The crime in the area must be seen in relation to other surrounding
suburbs. The presence of security companies does act as a deterrent to crime
in Sandton.
Q How is Sandton’s infrastructure coping with the growing number of businesses in the area?
Linda: Infrastructure is generally stressed, from policing to potholes. Rates,
electricity and various other elements of infrastructure are lacking. However,
this seems to be across the board and not simply a problem in Sandton. In fact,
Sandton seems to be one of the more efficient areas.
Q What’s changed in Sandton over the last 10 years? Avrille: The Gautrain and urban development. Sandton has become a ‘lifestyle
suburb’ which offers it all to everyone within the area. It has become the area of
choice for yuppies.
Q Would you encourage people to invest in Sandton?Linda: Sandton is very conveniently situated and is probably one of the more
organised areas of Gauteng. However, I do not always encourage people to
invest in Sandton. In fact, I seriously suggest that if people do not have to work
in Sandton, then they should rather choose to live somewhere further afield for
better value and a quieter lifestyle. Not the answer you expected, I’m sure!

Sandton Central is essentially the suburb of
Sandown. The suburbs that Sandton as a municipal
district covers are many, the biggest and closest
to the CBD being Morningside, Gallo Manor, Illovo,
Bryanston, Hurlingham, Sandhurst, Hyde Park,
Wendywood, Benmore Gardens and Parkmore.
Sandton offers a broad spectrum of different
properties. Expect to pay under R1 million for a
small sectional title in these suburbs and up to
R60 million for a grand old mansion. Areas such as
Wendywood and Gallo Manor offer the best value
for money, while areas like Bryanston, Morningside
and Hyde Park usually come with all the luxuries,
such as heated pools, Jacuzzis, wine cellars – and
a price tag to match. An interesting statistic from
Rawson is that almost 40% of current buyers in the
Sandown area are under the age of 35, which does
imply that up-and-coming professionals are still
able to buy in the area.

The Saxon Boutique Hotel, Villas and Spa in the middle of Sandhurst is synonymous with luxury, elegance and incomparable service, and so it was a � tting destination
for our most recent Property Dinner in Johannesburg. On arrival, glamorous guests were whisked from their cars into chau� eured Beemers to the steps of the beautiful hotel, where a stylish private dining room and chilled pre-dinner bubbly awaited them. Our company for the night was a sophisticated lot, and conversation � owed while glasses clinked, business cards were exchanged and laughter � lled the air.
The evening was a celebration of old and new friends. Another cause for celebration was the imminent launch of two new titles, the Pretoria and national editions of The Property Magazine. (The latter, will be available for download via the Zinio digital newsstand app for Apple iPads and tablet PCs.)
Then, with the welcome speeches and toasts over, it was time to indulge in some � ne fare, � ne wine and scintillating conversation.
The doyenne of etiquette, Edith Venter, spoke fondly of her charity work, her favourite events of the year being the SA Guide-Dogs Association ball, the Saxon’s Decor & Design Mornings and the Pink Polo event at Val de Vie. She said she found it immensely
gratifying to hand over a cheque to a charity at the end of an event – it was a great reward after much sweat, blood and tears. I said I would be keeping my eye on her to double check which fork went with which dish, and she just laughed.
Jarod Kolman from Limestone Investment Properties intrigued with his positive attitude, saying he believed the demand for property in Sandton was insatiable. His busiest sector was the buy-to-let business and there was huge demand from foreign corporates in the CBD. Jarod called ours ‘the age of the landlord’: in Europe and Australia there were big rental markets, whereas South Africans liked to own their properties. However, because of the rising costs of property and the banks’ unwillingness to give loans, South Africans were being forced into the rental pool. Another di� culty for landlords was the new Consumer Protection Act, which favours the tenant and necessitated stringent client checks, he said.
Jo Morreira from Blue Living Properties said she was proud of her small but exclusive portfolio and that it was growing well. Craig Hutchison from Engel & Völkers enthusiastically told us about his new o� ces opening in the Nicolway, Featherbrooke Village and Gateway shopping centres. He said Engel & Völkers had experienced huge growth and was enjoying a
surge of young professionals working for them, people who would drive the market because they were keen to learn and worked well as a team.
Other causes for celebration were the 30th anniversary of Lew Ge� en Sotheby’s International Realty and the 40th wedding anniversary of Lew and Sandy Ge� en. They work side by side and Sandy revealed that they had never once argued about business in their 30-year partnership.
U.R.US designs elegant clothing for the corporate, leisure and hospitality industries. Its CEO, Debbie Braun, and fashion designer Michael Pokroy, of Marc & Michael fame, told us that they had entered into a partnership to introduce a brand-new lifestyle design concept into SA very soon. Assisting them would be Dimitrije Djukic of A Point Architects, who had recently returned from building glamorous hotels in Dubai and was currently building a masterpiece in his own highly contemporary style in our hood of Parkhurst. Watch this space.
The trio were quite hush-hush about their idea, but Debbie did let on that the concept was all about the details (you might have a beautiful space, but how do you create ambience?) while Michael was happy to reveal that it was about a synergy of the senses when you are in a particular space.

Following on from the fashion and design focus were Zahir Cajee and Suliman Surtee of the Surtee Group, an exclusive company covering brands such as Boss Menswear, Dunhill and Grays. With 20 stores countrywide, this luxury brand is aimed at top clientele and businessmen.
Leading fashion retail group Edcon was represented by Sudesh Bhageloo, who said he also had big plans for 2012. But he insisted on keeping these under wraps, so instead we discussed sports and what it had done for the nation. Sudesh and I were pleased to find out that we were both fans of Liverpool as well as the Sharks, and our conversation was an amusing mix of chuckling and bragging at a recent 6–1 win over Brighton & Hove.
Heavyweight architectural practice, Paragon, was represented by Vivien Yun, who told us the group was busy with the new Alexander Forbes building opposite the Gautrain. It was all about glass and technology and it would be a four-star green building once completed, Vivien explained, adding that there was a trend to focus on urban design and buildings.

Moving into the travel realm, the spotlight was on Mozambique. With its gorgeous surrounds and tropical climate, what’s not to love? Christopher and Stella Bettany wholeheartedly agreed, saying that this is what had led them to leave the world of UK asset management and seek out something new. They have since opened the immensely successful Azura on Benguerra resort and a luxury eco-lodge on Quilálea Island, and were now planning their newest venture – a boutique tented property in Gorongosa National Park, a place so beautiful, said Stella, that it has eight biospheres and more wildlife than Sabi Sands. Their properties also have philanthropic interests and their passion lies with the Rainbow Fund, which has helped open a school on the island. They said they were aiming at opening a health clinic too.
Another intrepid Mozambique supporter was Debbie de Jongh from Mozambique Lifestyle. ‘My focus is to get people interested in exploring and investing in the country of Mozambique – a country so open and ripe for business,’ she said, adding, ‘Come explore Mozambique with me!’ When do we leave?
As the conversation and wine continued to flow, topics left the business realm for gossip and politics, but that’s a story for another day.

Global research indicates that while the international property market remains under pressure, prime property across the globe is still performing well,
although it can be said that secondary property is taking strain. Recovery in the � scally challenged countries is still pending. Retailers and corporate occupiers are exercising caution and are consolidating operations where needed, to prepare for the year ahead.
Locally, the property sector continues to remain vibrant. Property fundamentals remain strong and building costs are favouring new developments. In the o� ce sector, a two-tier market is emerging, pitching prime-grade space against the rest of the market. Research shows that gross rentals in prime buildings o� ering � oor space that can accommodate open-plan layouts or high headcounts per square metre remain strong. The rest of the sector remains under pressure, forcing landlords to consider incentives, such as low rentals and refurbishments, to attract new tenants. In general, rentals have remained � at and landlords and managing agents continue to focus on tenant retention and reducing operating costs. Tenants, for their part, are being diligent and seeking professional advice on the cost of occupation and leasing strategies before they commit to a lease agreement.
On the retail side we are seeing increased interest in smaller towns across the country. Super-regional and regional shopping centres continue to perform well, while the smaller retail centres are struggling. The trend to refurbish existing centres continues across the country. In the Gauteng industrial market, mini units
(less than 1 000m2) and larger units (2 000m2) are driving the demand for space. As the supply of space declines we expect rental levels to start showing an upward trend, possibly in the next couple of months, and more vacant land being put back on the market.
The Bloemfontein market remains stable and research shows a small increase in rental levels. There is also a trend to refurbish existing space to accommodate potential tenants, especially in the warehousing sector. In Cape Town, vacancies are still slightly up in most nodes, but this should come down soon due to the lack of speculative developments. The demand for prime quality space is still strong and growth is being driven by warehousing and logistical � rms. In Durban, conditions have remained largely unchanged over the last 12 months. There is still a gap for high-quality warehousing space. Umhlanga and industrial nodes south of Durban remain the most popular, though the projected economic growth around King Shaka airport has not yet materialised. Continued pressure on the manufacturing sector could in� uence the performance of the industrial property sector.
South Africa is following a similar trend to international markets, where prime properties continue to perform well and secondary properties struggle in a market beaten down by growth pressures. This is largely due to increases in vacancies and reduced rental levels
Africa will continue to attract more interest: we are seeing an increase in retail developments planned for sub-Saharan Africa. The new supply of space can be linked to retailers’ and multinationals’ expansion
into Africa. In Nigeria the demand for retail space is increasing and we estimate that 250 000m2 (GLA) of new space will be coming on stream in the next 24 months. The lifting of the textile ban has played a signi� cant role in new retailers’ entering the market. Ghana is also bene� ting from international retailers wanting to set up shop there. We estimate that 110 000m2 (GLA) of new space will be coming on stream in the next 12 to 24 months. Accra Mall remains the � agship centre, attracting large numbers of shoppers. Retailers entering the sub-Saharan market continue to face a variety of challenges, including language di� erences, legal requirements, exchange rate � uctuations and the sourcing of quali� ed sta� . The o� ce sector in both Nigeria and Ghana is experiencing an increase in enquiries from multinationals requiring prime space. This in turn is fuelling the supply of space. Namibia remains stable and continues to perform well.
Overall, the outlook is positive and cautiously optimistic. We believe 2012 will be a year � lled with exciting product o� erings and new ways to look at property.

Namibia’s media is talking about an ‘upper-class property boom’ as Swakopmund raises the property stakes

Some 20 years ago, Swakopmund didn’t have any form of tourism, but according to Alison Berg of Namibia Tours Safaris, a resident there, the coastal city is today
one of the most popular tourist destinations in Namibia. And The Namibian reports that this prime holiday spot is enjoying an ‘upper-class housing boom’. Alison confirms that there are just about no vacant plots left.
Estate agents say the boom is being driven predominantly by foreigners, many of who are from South Africa, Germany, Russia and Angola.
The uranium mining and exploration activities around Swakopmund are key to the property boom. ‘The recent expansion in mining activity has had an impact on the demand for upmarket houses, as well as on rentals in higher brackets,’ says Brian Basson of Nel’s Estates. He adds that buyers are generally looking for permanent dwellings,
holiday homes or rental potential (rental prices in Swakopmund have rocketed over the last three to four years). Brian adds that the diversity within the Namibian market is also helping to counteract the economic downturn being experienced elsewhere in the world.
The Namibian reports that there is a concern that due to foreigners’ interest in real estate in Swakopmund, home prices there are being inflated beyond the reach of average local buyers. Alison shares this worry: ‘Employment has increased due to the property boom for some in Swakopmund. However, the negative aspect of this boom is the rise in rental prices. Joe Soap who works for a private small business or has his own business cannot afford to rent a house anymore, let alone get the money or a loan together to buy a small place here. Property is becoming unaffordable for the working class.’
According to The Namibian, homes in central Swakopmund do not sell for less than N$2 million (R2 million). Elsewhere in the city, prices start from N$1,3 million. Commenting on the situation in an interview with ABN Digital, Namene Kalili, research manager for FNB Namibia, says buyers get much better value for N$2 million in Swakopmund than in Windhoek: ‘The houses are bigger, your specifications are much better and there is the opulence factor.’
Namene also points out that the homes in Swakopmund were built for mining executives, and that given the weakening uranium price, the intended homebuyers lost interest in the properties, which are therefore currently selling at a year-on-year discount of 17%, making them attractive options for foreigners. He adds that for South African investors there’s also the incentive of not having to pay capital gains tax.

Dinners. The Hilton Windhoek is a breath of fresh air and a true trendsetter in terms of service, value and customer satisfaction, and it proved a fantastic choice for this prestigious event. We were seated in a private dining room just o� Ekipa, one of
the hotel’s four upmarket restaurants. The superb ambience and personal service of this great hotel brand naturally extended to the dining experience, and it was immediately apparent to all of us why the Hilton Windhoek is reporting a massive rise in market penetration, higher occupancy and greater patronage of its restaurants than its three established competitors combined.
Our guests were a convivial mix that included representatives from all the key property-related industries in Namibia, such as bankers, auctioneers, advertising executives and not a few owners of leading real estate agencies.
Media Nova MD Tony Vaughan welcomed everyone and touched on the importance of the magazine as a leader in carrying the property industry’s message to our readers and promoting properties not only in Namibia, but also in SA and the rest of southern Africa. Tony also commented that the magazine is widely read, with up to 20% of Namibia’s property business coming from the South African market. And with the magazine’s uptake on Air Namibia, it is a valuable medium that gives the Namibian advertiser a far greater reach.
Tony also had news on the technology front: ‘Towards the end of March, we will be looking to launch our fully digital National edition on Zinio for Apple iPads and tablets. Keeping up with technology and the myriads of possibilities it has to o� er will not only carry the regular advertiser to greater heights, but will o� er an editorial opportunity for the magazine to go into a much richer and in- depth read too.’
The formalities over, the relaxing evening continued to soft background music. The guests agreed that life is too short to drink bad wine, and were delighted that Promark Publishing Namibia had sponsored two delicious wines for the evening: the full, rich, yet not overpowering Nomada Sauvignon Blanc 2010, from the Durbanville region, and the smoky, full-bodied Meerhof Syrah 2008, a � ne blend of Shiraz, Mouvèrdre and Viogner grapes from the Somerset West region.
Over starters, Wimpie van Vuuren, Air Namibia’s head of marketing, concurred with Tony, saying that passengers were carrying o� copies of The Property Magazine from Air Namibia’s planes faster than they could be supplied!
Media Nova is forging ties with other key players in Namibia, one of them being the top-rated Bank Winhoek, whose Kathy Hamed told us that the bank had recently scooped seven PMR.Africa Diamond Arrow Awards, including Best Bank, Best Investment Services and Best Property Valuers.

our table agreed that the industry is a haven for South African investors, with foreign investments and the repatriation of funds being guaranteed in writing by the Government of Namibia. Investments of more than R2 million qualify buyers for a Certificate of Status Investment, which makes applying for permanent residence in the country significantly easier. All the major banks have a presence in Namibia, and there are regular short flights between Joburg and Cape Town and Windhoek.
Several agency representatives around the table said that, with all these incentives, South African investment in Namibian real estate accounted for some 20% of their sales.
As the evening drew to a close, Mynard Slabbert, Media Nova’s associate publisher in Namibia, said, ‘This has been a great evening and an important one for the Namibian market. Due to the vast increase in demand and opportunity to expand, RE/MAX of Southern Africa has recently broadened its horizons and opened a new offi ce in the Namibian capital of Windhoek. The new offi ce, which is calledRE/MAX Properties Unlimited, will be headed up and co- owned by Wessel Louw and Kyra Stipp as Broker/Owners. The offi ce will mainly service the Windhoek suburbs, but will also branch out into north, south, east and central Namibia.
While the global economic slowdown did have its infl uence on the housing market in Namibia, demand for housing has continued to grow, particularly on development plots, with the most sought-after residential locations found mainly in the suburbs that spread out over the hills around Windhoek.
This is the fi rst time in the last two years that RE/MAX will have an offi ce in Windhoek, and given the vast growth in demand for property, it is likely to be a huge success. “Visitors who have not been in Windhoek in the last year or two will defi nitely notice the differences,” says Stipp. “There is a lot more hustle and bustle.
“Development has been astounding, with more people fl ocking here almost daily. The infrastructure has been improved and more roads have been built to accommodate the increase in traffi c, along with more buildings and housing to provide for the growing demand.”
Stipp notes that while most of these elements are good economic indicators, they have affected many of the citizens of Windhoek both positively and negatively. “With this growth, we are currently in a situation where supply does not meet the actual demand, which has led to property in Windhoek being relatively expensive. Perhaps the biggest effect of under-supply is the ever-increasing threshold for entry into the market. Young middle-class couples and fi rst-time buyers are struggling to afford a townhouse. Bottom line – prices are high,” says Stipp.
An entry-level home, such as a two-bedroom apartment or small three-bedroom home in need of renovation and with no special features, can cost between N$800 000 and N$1,5 million, depending on its location. Mid-level homes in an average area, with features such as a swimming pool, large garden and security system, can cost anything from N$1,2 million to N$2,2 million. The most expensive homes, which will typically be outside Windhoek on new estate developments, are priced from N$5 million to N$12 million and will have all the luxury features one would expect.
Adrian Goslett, CEO of RE/MAX of Southern Africa, says, “Considering the vast increase in demand for and development of property in Namibia, it is the right time to reintroduce the RE/MAX brand to the market.
