Lyon Park is a peaceful residential community located outside of the busy Arlington metro-centric neighbor-hoods. The community features lots of unique homes and is in a great location.

The actual Lyon Park in the center of the neighborhood is a beautiful park with a playground, picnic area, and seasonal community events that take place throughout the year.

Washington, DC is not far away and nearby metros and buses make commuting around northern Virginia and into the city a breeze.

Clarendon & Courthouse are two Orange line Arlington urban neighborhoods built around Metro stations. Each neighborhood is filled with restaurants, shops, and nightlife. Community favorites include Spider Kelly’s, Liberty Tavern, the Clarendon Ballroom, and Circa. Courthouse has a movie theater and a weekend farmer’s market.

Dear Prospective Purchaser,

You will love your new home! It has many great features, but we will just highlight a few here. The floor plan flows easily for living as well as entertaining. The kitchen and living areas open nicely

into each other yet allow for some separation if that is desired. There are open spaces, but with 3 sto-ries, you also have room for privacy as well. It is a fantastic home for families or anyone who likes plenty

of room.

The spacious kitchen has been upgraded with granite counter tops, stainless appliances, crown molding, a built in pot rack and beautiful lighting. We love to cook, and with children to feed, we spent many hours enjoying the natural light in this comfortable, eat-in kitchen. The built in pantry and cabinets allow for plenty of storage, but room remains for an eating area. The kitchen flows through the dining and living areas to the deck where meals can be enjoyed overlooking the lush wooded area. This level is served by an elegant half bath equipped with a dramatic mirror and granite counter tops.

The upstairs boasts vaulted ceilings in the three spacious upper bedrooms. The master suite includes two large closets and a dressing area leading into the tiled bath. The windows allow the morning sun to greet you each day. The two other bedrooms have nice closets and one has a chair rail. A skylight allows plenty of natural light in the hall, and windows in the other two bedrooms look into the woods giving the feeling of being in the trees.

The basement has a 4th bedroom and a bathroom trimmed with attractive moldings. We used the bedroom as an office, but with two windows, it would be a comfortable bedroom as well. The huge rec. room includes a cozy fireplace and sliding doors welcoming you to the large lower deck where you feel like you are in a heavily wooded forest. We enjoyed swinging on that deck and playing with our daughter in the woods.

The best feature and one of the main reasons we bought the house is the location We wanted Metro access, and this home has it! It is only a 15 minute walk to the Van Dorn Metro station or a 1 minute walk to the edge of the neighborhood where you can catch the bus down the hill to the station. We also loved the proximity to the amenities such as shopping and great restaurants. Commutes for schools, rec centers, kid activities and even Ft. Belvoir were wonderfully short!

Having never lived in a townhouse before, we were uncertain how we would like it, but the commute issues drove our purchasing this house. Once we were in it, we loved the low maintenance of the grounds. The Home Own-er’s Association takes care of cutting the grass and mulching the beds! That left us to do flowers if we liked, or leave it low maintenance. We planted bulbs in the front to greet the spring, and we usually kept containers on the front porch and rails overflowing with flowers. The HOA in this neighborhood does an especially good job of maintaining the values of our properties in that repairs are done well and the public properties are well cared for. They even take care of trash, recycling and snow removal. That allowed us more time to play with our children or work on upgrades inside.

We enjoyed our time in this house, raising children and enjoying the attractions of Northern Virginia, but the military moved us elsewhere. We hope that you will enjoy creating memories of your time in this home.

We’ve since continued that tradition with a number of current updates that combine vintage charm with a modern, updated feel. There are hardwood floors throughout, a gorgeous fireplace in the living room and a fully enclosed front porch that can double as a second living room or a place to enjoy weekend brunch with friends or family. The kitchen is entirely renovated—there are new marble counters, lovely maple cabinets and all new appliances. The bathrooms have been completely updated. The house has been newly painted in contemporary colors and new fixtures—all to make it the perfect place to call home.

Dear Prospective Homeowner,

Welcome to 6420 Boulevard View! We adore our home, and are eager to show you what makes it so special. We won’t tell you about everything we like—we’ll let you see some things for yourself—but we wanted to mention a few of the things that we have fallen in love with about it over the years.

We fell in love with this house the very first time we saw it—as we rode by it on our bikes. It was so welcoming and stately, surrounded on all sides by azaleas and cherry blossoms and holly and mag-nolia trees in a quiet neighborhood along the Potomac River. We eat dinners out on the patio in our very own “secret garden.” We run on the GW trail that passes right by the house, and romp with our dogs at the park and nature trail across the street. The location is really special: it feels tucked away in nature-- we routinely see deer and foxes and bald eagles-- but is less than 10 miles from D.C.!

Inside is equally charming. We re-furbished the hard wood floors in nearly every room, but kept the original tile in the master bathroom. The sunroom, which has a wall of large windows on three sides, and exposed brick on the fourth, making it a great spot to enjoy coffee and the paper in the morning. Steph has spent many hours studying for Nursing School in our library, and loves the custom-built bookshelves and beamed ceilings in there. While she was working, Joby used the attached garage as his own personal fitness center. It has cable TV, and enough room for an exercise bike, StairMaster, home gym and weight set, with room to spare for storage.

In the kitchen, Steph loves looking out through the window over the sink into the large, fenced back yard, where she watches the dogs play and imagines little kids of our own running around. And both of us love to curl up under a blanket by the fire place in the living room.

Upstairs, the house is laid out smartly, with three big bedrooms that feel both spacious and cozy. The attached master bathroom gives Joby and Steph privacy when out of town guests visit (which happens a lot!).

Joby loves the easy commute—a short, straight shot along the river up the GW Parkway to D.C., and both love being minutes from Old Town, and within walking distance to the Belleview Shopping Cen-ter, which has a brand new Safeway, Post Office, 24 hr CVS, and our favorite pizza joint, Primo.

It will be hard to say goodbye to our first home as a married couple, and all the wonderful memories we created there, but we are looking forward to another family getting a chance to enjoy this special place and make memories of their own in 6420!
