OVERVIEW Tiny Tech Mansion – Building innovative spaces where less square footage never means less luxury! appeals to people who value quality and innovation as they are downsizing, going green, planning their retirement, buying their first home, creating an in-law suite, looking for office space or an art studio, and people exploring Tiny Houses, RVs or boats. Although the Tiny Techno Mansion (TTM) book and movement cherry-picks from multiple inspirations, the idea plays off Tiny Houses. Right now, the Tiny House movement (understanding that the current craze is a somewhat new) has really only targeted people who only want less: less stuff, less debt, less consumption, and less of a footprint. All of those things are fantastic, but they don’t have to mean sacrificing comfort, luxury, safety or innovation. Most of Tiny Houses are made with plywood, pressboard, wood siding, small windows, etc. They are often cute, simple and rustic. Tiny Houses are creative in their use of space, but rarely elegant in design or style. They usually cost less than $50,000USD (sometimes much less) and are less than 400 sq. feet. With Tiny Techno Mansions (TTM), I want to push the limits on all of these – size, style, innovation, and price. I know that I am willing to pay more to have a Tiny Techno Mansion over a Tiny House and others are too! So, forget a Tiny House. Tiny Techno Mansions will be the new standard -

- Tiny – I am ok with that idea, although “tiny” is relative. - Techno - I not only want the latest technology in electronics and

communication; I want the latest innovations in materials for framing, siding, insulation, flooring, walls, countertops, appliances, windows, etc. – so Techno.

- Mansion - I (and many others) am willing to go bigger than 400 sq. feet if needed, but more importantly, it needs to be gorgeous and elegant in style and design – so, a Mansion.

This is a perfect time to push the envelope on the concept of a Tiny Home/House. There are so many groups of people who, at minimum, want to explore higher-end options to the Tiny House movement, i.e. Tiny Techno Mansions.

A few of the target markets for this book include - The people who are part of the Tiny House movement already are open to

new ideas. Given that everything can be custom integrated, people can choose only the innovations and advances that meet their needs.

- There are people watching the Tiny House movement (like I was). They look in with amusement and wonder. They may long for the freedom of a Tiny Home, but covet the luxuries of a normal-sized home. They can find a solution with Tiny Techno Mansions.

- Recent graduates who do buy into the American dream of life-long debt. - Retirees who want to live in comfort with more freedom (to live where

and how they want) and less financial stresses. - We know people love luxurious RVs and boats. Many of those consumers

would relish the idea (and invest in) a Tiny Techno Mansion. - There will be people who like their normal-sized residence, but need

o An in-law suite or space for children returning home, o A transportable office (e.g. Sales Office for new construction) o An art studio, or o A private retreat away from the noise and chaos of home.

- What about the “green” movement? People want to be more “off the grid”. Tiny Techno Mansions can push the envelope in power and water green solutions that may be a tad sexier than a composting toilet

- Then, there are people like me who want to downsize and simplify their finances and lives and are willing to sacrifice space but not luxury. Those who are happy to spend $100,000+ for a quality construction with high-end materials, lots of (safe) windows and light, and access to choose from the latest innovations in everything from materials to internet.

I’ve researched, taking best practices from RVs, boats, Tiny houses, and traditional homes. I brought all that together here to share with you in this book! I understand that resources referenced in the book will change and grow so I will create webpages for each chapter providing pictures, ideas, new/updated information and resources. That also will grow the TTM community and list. I understand that this book is just the beginning of the conversation and journey for people who want to consider a TTM solution for home, work or play. If we look at this book from the classic “funnel” perspective, it’s brilliant -- a perfectly priced, information-based entry point into the TTM funnel with appeal to multiple communities. Spring-boarding from the book, there are logical progressions to a range of products and services, such as

the latest home, mobile living and technology/innovation solutions. - TTM Certification for Architects, Designers, and Contractors - High-End Retreats to TTM resorts

I have a large community with GREATful Woman® and experience as an author (multi-book #1 International Best-Selling Author). I’m comfortable pursuing any path the TTM revolution: on-line, in-person, written, spoken and video. Of course, I have the URLs for www.TinyTechnoMansions.com and www.TinyTechnoMansion.com. I’ll build the site as I build my TTM. When we choose the hashtag, such as #DreamTTM, we will secure the associated URL(s). I’m in talks with connections I have in reality television to either be on an existing show (e.g. HGTV) as we build my TTM, or film this journey as a documentary. I am passionate about TTM because I see now that a true TTM solution would revolutionize my personal and professional life, allowing me to my Tiny Techno world wherever and whenever I am called. I relish the opportunity to share my experience and learning as I build my TTM, break down the walls of the Tiny House movement and unleash the Tiny Techno Mansion revolution, and starting with this Tiny Techno book! Building a strong foundation! Welcome home! Please sit down in a comfortable chair and let’s talk Tiny Techno

Mansions! I’m Stephanie Bavaro and I’ll be your hostess for the literary festivities

of your Tiny Techno Mansion (TTM) adventure. Yes, festivities. Your TTM

journey is going to be fun (If it isn’t, why do it? Am I right?). Feel free to enjoy a

cappuccino, a lovely Pinot Noir, a green smoothie, fresh water, or whatever

floats your boat (maybe a root-beer float… ok, now I’m thirsty).

I’m here (well, with this Tiny Techno Mansions book and web pages) to give you

the tools and resources to

How is a Tiny Techno Mansion different from a Tiny House?

Thank you! I’m glad you asked that! J Right now, the Tiny House movement

Why is Stephanie writing this book and why now?

No. I am not a contractor. I don’t build Tiny Techno Mansions (yet…). My Dad is

an architect, so design is in my blood, but I am not an architect. I come to this as

someone who NEEDED a Tiny Techno Mansion. Today, I adore a Tiny Techno

Mansion –a smaller space with all the best quality and technology to meet my

needs, but this is a far cry from where I used to live.

Over a decade ago, I was living the “American Dream” with a large mortgage in

a large 4-bedroom, 3.5-bath, finished basement single-family suburban home, on

half an acre of fenced-in land. Please note that I am NOT judging people who have

and love this home; It was a beautiful home, but it did not make me happy. There

were always things to do, clean, fix or buy. Are you already nodding in agreement?

Am I alone here? Oh, and did I mention that this house was for two adults and a

dog? I felt weighted down by this space and geographically shackled to this

location. In 2004, after an amicable divorce and the peaceful passing of my dear

dog, Rusty, I sold my home, sold or gave away most of my belongings and

moved to London for five years (that sounds much more impulsive than it was).

I had no idea that living abroad would transform my perception of personal

space (in addition to all of the other ways it expanded my mind and heart). What

a hoot! During my years in the UK, I discovered how much I preferred smaller

spaces. That being said, the Brits do need to embrace the ideas of closets and

effective space utilization. I loved that time in the UK and Europe, especially

Italy (who is much better about closet space, in my experiences).

In 2010, I knew it was time to come home and be near my nieces as they grew up

so I bought a fabulous condominium ten minutes away from them. It was my

next step towards my Tiny Techno Mansion. This two-bedroom/ two-bathroom/

two-balcony condo was wonderful. It was height of quality in

- Materials (hard-wood floors, granite counter tops, cement ceilings),

- Safety (secure building, high-quality windows, etc.) and

- Technology (including fiber optics in the condo – crazy internet speed).

I had found the perfect marriage of a smaller space and quality materials. When I

decided to relocate to San Diego last year, I hated the idea of leaving this

fantastic home and packing my things again. I kept telling people that if I could

pack up the condo itself and take it with me, I would. That idea, combined with

the buzz lately about Tiny Houses, birthed my idea for Tiny Techno Mansions.

That is when I began researching what was out there. I looked at Tiny Houses,

but felt that in general that they were too rustic and crude. RVs and boats have

really cool innovations in materials and space utilization and protection (e.g.

when moving). There are some amazeballs luxurious RVs and boats out there

(we will explore that more later). The challenge is that I don’t really want to be in

a home that is designed to be in constant motion. I learned from my experience

with the condo that I’d love to have a scrumptious space that I can take with me.

After a binge of renovations and Tiny House shows on HGTV, I woke up and

declared with conviction, “I want a Tiny House, but my tiny house would be on

steroids… steroids of luxury. I don’t want my tiny house made of plywood. I don’t want

a ladder to the bedroom. I don’t want to haul my tiny house with the pick up truck. If I

want to move my house, I’ll call Mack! (Yes, like a Mack Truck).

“I’d like the latest in maintenance-free siding. I want flooring that’s beautiful, tough,

easy-to-clean, and doesn’t weigh too much. I want a magnificent kitchen with efficient

appliances and sexy countertops that may need to weight less than marble or granite. I

want huge windows and double French glass doors, but I don’t want to have to sacrifice

safety or privacy. I want to feel safe, secure and comfortable in my home. I want outdoor

space with things like a screened in porch or a roof terrace.

“I don’t want an RV. I don’t want a boat. I want a tiny mansion. Oh, I need to be able to

work out of my tiny mansion. I’ll need a satellite dish or other technology that will allow

me to communicate and work from anywhere in the world… well, at least anywhere in

the United States. I want not only the technology I need, but also I want to choose some

innovations in home safety, green products (such as solar panels), interior and external

materials, water/ sewer, lighting and electrical.

I don’t just want a tiny mansion. I want a Tiny Techno Mansion.”

I want a tiny techno mansion. The minute I said it, I knew I had hit on

something. The more I explored and the more I talked about it the more it

seemed to resonate with so many other people out there who wanted something

similar. Maybe they didn’t want it for their home, but they wanted a tiny techno

office, a tiny techno art studio, a tiny techno retreat or a tiny techno in-law suite. I

couldn’t find this out there anywhere, so I created it.

I come to you today to share all I have learned and to learned from you as we

create the best and most exciting Tiny Techno Mansions possible. Didn’t I tell

you this was going to get good?

How will this book work?

I hope you are as excited about this adventure as I am. I’m doing the heavy

lifting for you by researching, taking best practices from RVs, boats, traditional

and Tiny houses. I brought all that together here to share with you in this book!

There are so many companies and craftspeople out there, big and small, doing

exciting things related to home and office innovation. With the internet and a

decent search engine, we have access to information, ideas, resources and great

pictures that we never had access to before.

I understand that resources referenced in the book will change over time so I

created webpages for each chapter of the book (yippee). These webpages will be

chockablock (love that word) of pictures, ideas, new/updated information and

resources. As the TTM community grows (see www.TinyTechnoMansions.com),

I’ll answer your questions and integrate your suggestions into the webpages.

Of course, this book provides the foundation for everything you need for your

any needed permission, forms, administration, etc. to build and/or house your TTM.

1. Your true Tiny Tech Mansion – Your home

• Enjoy more financial freedom with no/minimal debt/ mortgage.

This one is very appealing to me (actually, they all are).

• Reduce or eliminate waste and clutter (i.e. simplify)

• Design the space exactly to your taste and needs.

• Allow for mobility… the ability to transport your home.

• Free up your time and resources (including money) to explore your

interests and passions.

• Reduce your physical and environmental (electric, water, etc.)

footprint while NEVER compromising quality!

2. Tiny Techno Office

• Transport your professional headquarters to where your client

needs you . Great if you work site changes over time.

• Use the Latest Technology

• Look Professional with your style from the first meeting

• Design it to have workspace for a small team

• Design it as a boardroom for Team or client meetings

5. Tiny Techno In-law Suite

• Give your in-law the privacy and luxury they need and deserve.

6. Alternative home for your older children

Sometimes we need our adult children out of the house but they don’t

have the means to be fully on their own. Create a win-win with a TTM.

• This solution can give your children the privacy they need – and

you deserve, without the wasted money and risk of multi-

roommate apartment living.

• Help your child fund his/her (TTM) home or you could own it and

rent it to them. They could work to buy this from you and then take

the home where they want (or leave it!).

7. Tiny Techno Communal Neighborhood

• Do you have a group (friends or family) who want to live together

but not TOGETHER?

• What if each person/couple/family has their own TTM and there is

a communal space.

• This may offer the best of all worlds for optimal privacy and

communal living.

Overarching TTM Qualities

As you choose a design and materials, you will want to consider things that

support the TTM vision, such as (but not limited to)

1. High quality

a. Well insulated for hot and cold

b. Long-lasting materials

c. Modular design for things that would need to be changed out,

such as technology or appliances.

2. Low/No maintenance, e.g. in Siding, flooring, countertop, etc.

3. Strong, e.g. resistant from

a. Scratch, ding, and stain,

b. Fire,

c. Breakage and Rattle – noise and stability (e.g. during travel)

4. Safe, including

a. Privacy from people outside looking in – for whatever reason!

b. Strength of entry points to keep undesired things out (e.g.

weather, animals, and/or people).

c. An actual safe (bolted to the floor/wall) for possessions.

d. Safety innovations in lighting, security system, etc.

5. Natural light can flow into the space with features like high ceilings,

large windows, glass doors and skylights.

6. Open – Understanding this is a compact space, there are places that it

should feel more open (e.g. entrance, living/office area) and there are

places the ceiling can be lower (e.g. bathroom and bedroom).

7. Multipurpose – Everything should be explored for multiple purposes,

such as additional storage.

8. Then, we will look for an optimal price. -- We really want the best

options and then we want to find the person that offers the best price

to supply it. We need to remember that correct installation can

sometimes be as important as the materials themselves.
