This development team prides itself on discovering sites that others overlook; that’s where we find the real gems. In one of the most restrictive development areas in Melbourne, 45 Orrong Road is one of these sites — in fact, it’s perhaps the last truly special development location in Elsternwick.

With just twelve residences, 45 Orrong Road draws on an era when apartment living wasn’t seen as a compromise. In designing 45 Orrong Road, Ewert Leaf references the masters of modernism and uses materials and colours that respect the surrounding architecture. At the same time, the design provides modern, light and liveable residences.

Having previously collaborated on award-winning projects, including the 2016 Melbourne Design Award for High and Spring, 45 Orrong Road reprises our successful partnership with Ewert Leaf. As both architect and developer, Ewert Leaf have enjoyed the freedom to maintain their creative intent and design the building without compromise — which means better homes for our buyers.

45 Orrong Road is in a great position, away from the noise of the main road but still close enough to the action of Elsternwick Village, with all the local conveniences and transport links that it affords. These homes provide an enduring design that isn’t overbearing, allowing buyers to bring their lives and their collections with them. Each apartment is a spacious, sophisticated home — meaning seriously generous spaces — with large terraces, outdoor spaces and a whole lot of light.

Time and PlaceWalking the streets of Elsternwick, you can see exactly what makes its architecture so enduring; its buildings have been designed and built with great care, by skilled craftsmen. 45 Orrong Road sits comfortably in these surroundings, continuing Elsternwick’s design traditions and using many of the same crafts and materials.

Externally, the design leaves plenty of breathing space for the surrounding heritage dwellings, whilst stepping back from the street, echoing the generosity of its Federation and post-war neighbours. On the spacious terraces, with their fantastic outlook, classic bluestone and solid balustrades hit similar heritage notes.

As architect and developer, Ewert Leaf create a sense of intrigue in every project they take on. Like the modernist architects they admire, context is everything. Having worked extensively in heritage areas, their team deftly straddles that fine line between modern design and respect for the past — 45 Orrong Road is the perfect example.

Timeless by DesignThe guiding principle of 45 Orrong Road is to design a building that looks as good in 30 years’ time as it does today. Taking cues from the architecture of Elsternwick ensures these homes will both fit in and stand the test of time.

Looking beyond the local, we’ve been inspired by ageless architectural works like ‘Robie House’ and ‘Fallingwater’ by Frank Lloyd Wright — taking cues from the renowned architect’s clean horizontal lines, generous terraces, and use of classic materials. Off-form concrete has been used as both a practical construction method and to add texture to the design. The timber boards used to form the concrete imbue it with a character and uniqueness in line with the heritage neighbourhood.

45 Orrong Road uses the best materials and the best craftsmanship to create comfortable homes that respect the past and will serve buyers well into the future. With sophistication and an understated personality, these residences are designed to endure.

Classic Ingredients

For over 150 years, brickwork has been a constant in the fabric of Elsternwick. From the Federation and Queen Anne architectural styles, through to Art Deco and post-war designs, the humble brick adds both individual character and a sense of continuity to the suburb’s homes. 45 Orrong Road uses this classic material in new ways. We’ve used charcoal brick stock in hit-and-miss brick screens at street level, and on the building façade itself, utilising local bricklaying techniques that have remained unchanged for centuries.

Meanwhile, the use of timbers on the exterior also echoes another common construction material within the area, while softening the harder materials and the bold architectural forms. Natural recycled timbers will be used for screening and soffits — under balconies and on the balcony lining.

These subtle references tie the residences to strong architectural traditions avoiding it becoming a pastiche. More modern materials, such as standing-seam metal cladding, are treated with the same care and craftsmanship.

For us, timelessness isn’t just about referencing the past, it’s about creating long-lasting homes for our buyers. That’s why we’ve designed interiors that use classic, sophisticated colour and material palettes — like terrazzo and oak, partnered with brushed chrome and chevron parquetry. Nuanced alternative colour schemes provide buyers with choice, while avoiding the standard light/dark dichotomy. Every product has been carefully selected and avoids modern trends that quickly date.

Everlasting LightIf 45 Orrong Road can be defined by one thing, it’s the abiding quality of light. One of the few remaining development sites in this location — on a corner, where approval has been given for four storeys — the development is swathed in natural light. And we’ve ensured that the architecture makes the most of it.

To maximise this unique advantage, we’ve designed floor-to-ceiling windows in living spaces, so light is able to penetrate well into the residences. Signature pendant pieces are combined with custom lighting to provide warm and adaptable light throughout each home. We’ve also designed a full-height void into the main lobby area, where light floods in. In the same space, a timber-clad ceiling draws you in and flows seamlessly up into the void. The lighting plan, developed with Anaesthetic, carefully balances light throughout the day.

Above all, light isn’t treated as an afterthought — it’s a defining characteristic. And it shows.

Timelessinteriors

With 45 Orrong Road, every detail has been carefully considered to create homes, not just residences.

Internally, they strike a neat balance between the modern and the classic. Without being overbearing, we’ve used bold colours, finishes and materials.

The kitchens use details like routed-timber cabinetry and natural stone, more akin to heritage houses than contemporary residences. Burnished metal wraps the ends of the island benches, and the same metal detailing will be drawn through into the living room feature joinery, creating a premium finish and a textural, visual interest.

Natural marble slabs — in a choice of Grey Aether or Silver Ash — bring an understated sophistication to the kitchen benches. While brushed platinum or aged-brass Astra Walker tapware avoids the cliches and starkness of so many modern residences.

Throughout each apartment there’s an emphasis on modern touches, such as recessed curtain pelmets in the living areas and bedrooms. Simple, classic materials are also utilised, like oak timber flooring — in ‘French Grey’ or ‘Driftwood’ — laid either traditionally, or in chevron style.

These choices respect the past, while giving a subtle nod to a more contemporary aesthetic.

In the bathrooms, the attention to detail is undeniable. Referencing the interiors of neighbouring heritage homes, terrazzo will be used on the floors of the expansive bathrooms, running up onto stunning shower feature walls.

LandscapingWe take the outside spaces just as seriously as the inside. That’s why we’ve collaborated with the renowned John Patrick Landscape Architects to create planting and landscape designs that complement and accentuate the building’s architecture.

Our vertical planting, established feature trees, and extensive planters on every level offer abundant greenery from day one. We gravitated towards plants that respect the heritage context, while being low-

maintenance enough to suit any buyer. The standout feature tree is a grand Zelkova Elm, on the corner of Orrong Road and Stanley Street — a great first impression to 45 Orrong Road.

With auto-irrigation and hardy planting, we’ve designed gardens that will thrive for years to come with minimal maintenance. We’ve made sure these gardens are tough, that they’re going to grow, and that they’ll keep looking great. They’re future-proofed.
