WHY THE LAKE NAOMI~TIMBER TRAILS MARKET IS HEALTHY(While other markets around the country struggle - is this a buyer’s market?)Real estate markets have always been local in nature. Apartments in New York City are still commanding loftyprices, and homes in the Charlotte area are still increasing. Yet, rampant speculative building in many parts of thecountry nearly collapsed their markets. To perpetuate the nonsense, strategic financing schemes lured custom-ers deeper into the boiling cauldron. For home buyers and for speculators alike, mortgages were easily obtainedwith little or no documentation. If you had a pulse, a mortgage was waiting. Don't bother with the details... priceswill always go up to cover the excesses. Sadly, it’s not always so.

Thankfully, Lake Naomi~Timber Trails has been a different story. During the forty plus years we’ve been here atLake Naomi there have been some violent swings in both the real estate market and the stock market. Very re-cently, the stock market’s acrobatics were enough to give any sane person a concussion. Here in our local realestate market, we’ve remained rather steady. Did you know the average sale in the last 12 months is lower by aminuscule 1%? From June 2008, the median sale is up 7%!** How is that possible? First and foremost, we are notin a primary home market. The vast majority of our homes are discretionary purchases and our clientele is morefinancially stable and financially adept than the average first-time home buyer. If our clients aren’t paying cash, they’re taking plain-vanilla fixed-rate conventional mortgages. We dodged the scathing sub-prime mortgagefiasco. Too few lots remain for overbuilding or speculative building to ever be a problem.

Every year, at Memorial Day, we hold our breath anticipating the new season. After reading in the media about theweak markets in other parts of the country, we were particularly curious this year. Memorial Day weekend marksthe start of our main selling season, and we couldn't have been more surprised or delighted.

Over Memorial Day weekend, we sold five houses, one in Lake Naomi for $790,000 and one in Timber Trails for$450,000. It was most encouraging to observe multiple offers come in on one of the properties. Neither deal wasgiven away. One sold for 90.2% of the asking price, and the other for 92%.

This was one of the best starts for any summer season in memory!

** Lake Naomi is a diverse community of home values, ranging from under $200,000 to over $1,000,000.A single million dollar lakefront sale can significantly skew the average, making the median sale price a far moresignificant indicator of market trends.

CAMP MINSI PROJECT STRENGTHENS OUR PROPERTY VALUES(An assist from an unusual source)Hopefully, you have already read the article in the Lake Naomi Club newsletter, “Reflections,” that explains howthe Wildlands Conservancy, the Monroe County Open Space Program, and the Commonwealth of Pennsylva-nia have created a plan to protect the 1,242 acre Camp Minsi from future development or commercializa-tion. Camp Minsi is the Boy Scouts of America property immediately to the east of Lake Naomi that residesalong Stillwater Lake. The exact method the property will be protected is not significant. What is significant, however, is the fact that all that land will never be developed in competition to Lake Naomi~Timber Trails.

Virtually all the lakes of any significance in the Poconos have already been subdivided and developed. CampMinsi is one of the remaining exceptions that has access to a sizeable lake, and, is right in our back yard. Now,however, we will no longer have to wonder what will be built there. The answer is nothing... and in perpetuity.

The property is about a third larger than Timber Trails, so it had the potential to be a competitor for many years.By removing potential development, folks looking for a quality lake community will have their sights focusedmore acutely than ever on Lake Naomi~Timber Trails.

New roads have enhanced access to Lake Naomi, and the lack of meaningful competition will have a substan-tial effect on our future property values. We didn’t create the law of supply and demand - we merelywatch its effect.

This Week’s tip is a twist taking a turkey tidbit from mom!

Did you know... Baking your bird upside down is a tasty trick to trapping succulent juices in the meat! Take the typical route in prepping your turkey by cleaning and seasoning it—don’t forget to remove those giblets! Then flip it over, breast side down, in the roaster cover and cook. That’s it!

Simply a suggestion...Still squeamish about cookery? Luckily a Pocono Mountains getaway can serve as your getaway from the kitchen with plans at these amazing area restaurants!

Feeling a little culinary creativity? If you plan on tackling the task of preparing your own holiday feast

consider this...

elebrate Thanksgiving in the Poconos!

While initial thoughts were to dip into the minds of Pocono culinary masters with intentions of sharing small recipe excerpts; the opportunity to give a little insight from experiencing the area go-to’s proved an inviting obligation too good to pass up. Relax and enjoy November 27’s delicious holiday meals, exceptional entertainment and luxury accommodations against beautiful mountain scenery with a wide variety of popular restaurants spanning across the region. Let’s start with a sumptuous buffet filled with decadent delights that awaits in one of the top Plateau destinations—The Inn at Pocono Manor. The grandeur of The Manor delightfully accentuates this sumptuous Thanksgiving Feast from noon to 7 p.m. Guests will enjoy a wide variety of stations filled with holiday favorites and much more. Tickets are $38.99 for adults, $29.99 seniors and kids ages 5-12 are $17.99 and include admission to The Inn at Pocono Manor’s Magical Fireside Christmas—sure to become a trusted tradition by all. Pocono Manor’s Director of Food and Beverage, Matthew Riviello comments, “Basically any option

they’re [guests] looking for they’re gonna find here.” Noting attention to prior year’s feedback resulting in a menu that includes seafood, pasta and the time-honored turkey carving station are just a few delicacies in store. From Pocono Manor we head to East Stroudsburg where The Big A Grillhouse joins the list of impressive holiday places with a buffet to satisfy any feasting frenzy from noon to 8 p.m. At $28.95 per person with seniors 65 and up $25.95 and kids 5-12 $12.95. There’s even a Kids Menu available! Hanging around Hawley? Ehrhardt’s Waterfront Banquet Center fits this year’s impressive Thanksgiving Day Buffet lineup. Serving succulent stations with hot entrees, soup, salads sides and more all from noon until 4 p.m. at a cost of $26.95 per person with kids under 12 $9.95. Newfoundland finds The French Manor nestled neatly amidst the countryside making the list with not only exciting Thanksgiving Day menu options but an elegant

ambiance to enjoy the holiday. From Pennsylvania Thanksgiving Hearth & Home Feast $35 and Pan Seared Duck Breast $40 to Coriander Dusted Chilean Sea Bass $44 with equally delectable bisques and appetizers. Reservations are required for all these amazing restaurants so call today and plan your Thanksgiving here in the Pocono Mountains—where else!

Normally closed for the holiday, SNHS plans to open from noon until 6:30 p.m. inviting all to tour the site then check out the brilliantly decorated CPRUSHT as it continues its invigorating goodwill journey stocking local food shelves and pantries across the U.S. and Canada.

While the event fosters generosity throughout the season welcoming donations of money and/or nonperishable food items; there’s festive fun to be had! Upon arrival at

the site, there’s a sight to be had as entertainers riding in vintage private cars, hop out and climb aboard a boxcar that opens into a stage with a performance leading into a sing-along!

It’s suggested guests arrive at least 15-30 minutes early so not to miss this spectacular spectacle that has raised more than $7.4 million and over 3 million pounds of food for those in need.
