Durban, South Africa Rising from a forest of trees, the Sky’s the Limit is an experimental modular housing tower built entirely with wooden structural elements that aims to be both functional and beautiful. The building is divided into three parts. At the base, a retail area with a height of 5 m is designed as a green public space and is sunk slightly into the ground and separated from outside traffic and the fast-paced urban environment. Housing units and a central core with stairs and el- evators are built atop the retail space. A common area is located at the top of the building and can include a nursery, a swimming pool and a gym, as well as a terrace that is open to the city and to the sky. Based on a central swastika layout, the design is highly customizable. Sec- tions can be removed to create new open air spaces and private gar- dens for residents with city and ocean views. The central core of the building is made from Cross-Laminated Timber (CLT) and the perimeter is reinforced with glulam beams or glue lami- nated timber. CLT panels join these two elements together and are also used for the interior vertical structure.
