Located in the affluent and growing town of Suwanee, GA (northeast Atlanta MSA), this offering is an award-winning, 2-story
urban-designed retail/office building. Located on 1.85 acres, this 33,387-square-foot building has 28,311 square feet of gross
leasable area. The property is 90% occupied with 13 primarily service-oriented tenants in place. Due to its prime location within the
walkable downtown Suwanee district, the center has maintained high occupancy and offers its tenants and customers excellent
access and on-site parking. Upside components to this offering would be the leasing of the last remaining vacant 2,500-square-foot
space and possible rental increases as demand for space in the area continues to grow. This affluent area with an average household
income of $125,378 continues strong growth with ongoing construction adding approximately 2,400 residential units.

Suwanee, located in Gwinnett County, is a vibrant suburb less than 30 miles northeast of downtown Atlanta. Suwanee is an affluent area with
an average household income of $124,173 and a dense population of 163,360 people within a 5-mile radius. Suwanee was voted among the
top ten best places to live by Money Magazine in 2007, the third best place in America for raising a family by Kiplinger in 2012, was identified
as one of the Nation’s top ten towns for families by Family Circle Magazine in 2013 and, in 2018, Suwanee was rated #1 for places with the
best public schools in Georgia by Niche. Suwanee earns these distinctions through its low crime rates, excellent schools, and an easy commute
into Atlanta via I-85.
Nearby Town Center Park, located on Buford Highway and Lawrenceville-Suwanee Road, features a 10-acre urban style park, 100,000 square
feet of retail space, 87,000 square feet of office space and is home to City Hall. It is a venue for the community’s special events and festivals
and contains an amphitheater which seats up to 1,000 audience members where a number of concerts and other various performances are
held bringing in visitors year-round. Additionally, Town Center Park hosts the Suwanee Farmer’s Market, free movie nights and many other
family-friendly events. Visitors and residents also enjoy the “Big Splash”, Gwinnett County’s largest interactive fountain.
In September 2016, the Suwanee City Council unanimously approved a master plan for a large 25-acre extension of Town Center Park which
will be located behind the Suwanee Library and PlayTown Suwanee on Suwanee Dam Road and Main Street. The design of the $12 million yet-
to-be-named park is influenced by the style and quality of Town Center Park, but will have its own unique character, personality and purpose.
This park will become the second largest park in the Atlanta MSA behind Piedmont Park and ahead of Centennial Olympic Park.
Currently under development and adjacent to Town Center Park is Solis Town Center, a modern 4-5 story mixed-use development being con-
structed in three phases. The development will include 12,000 square feet of street-level retail space fronting Buford Highway and 240-unit
apartments above and adjacent to the commercial. Located on approximately 18 acres, the property will also feature 70 luxury townhomes to
the rear. The entire $75 million public-private development will wrap around a four-level parking deck that will provide additional public park-
ing for visitors to Suwanee Town Center. The development is intended to complement and support the existing nearby Suwanee Town Center.
