“Tight rental markets are serving to keep pressure on weekly rents, as well as house prices, making it even more diffi cult for the fi rst home buyer looking to enter the property market,” Mike said.

“But, with the right advice and some careful planning, they could be staking out their own patch of turf sooner than they thought possible.”

According to Mike, the fi rst step for the fi rst home buyer is to get together

their deposit, which is not as diffi cult as people think.

“It’s amazing how simple it can be to cut back on what we call luxury items and the difference this can make to savings,” Mike said.

“Cook more meals at home and take lunch to work, rather than eating out, where meals can cost at least twice as much. Doing that fi ve days a week, will really get the piggy bank started.

“Cutting back on other socialising

activities so that a night out is enjoyed once a fortnight, instead of weekly or more frequently can also save money.

“These are just two small changes, but the impact on savings can be quite dramatic.” Mike said.

“With both established homes and greenfi eld properties in new suburbs on the city fringes becoming out of reach, fi rst home buyers need to start being a bit more strategic in their thinking and look at things in a different light.

“Consider staying at home longer, where things are much more affordable. The rate of increasing weekly rentals is making renting an unaffordable option for many. So, living with parents where you can

pay rent at much reduced prices can be a solution and parents might even consider saving the rent to help get a deposit together.

“In addition, everyone will have the benefi ts of shared accommodation, where parents and children can share the living costs.”

But, Mike says, the best thing to do is to seek the services of a fi nancial planner and adviser as they have the expertise and knowledge to assist with your

fi nancial needs in the way that best suits the income and lifestyle of the individual.

“Financial planners and advisers are an excellent means of making savings start to work for you. They can offer advice on how best to turn those hard-earned dollars into interest-earning capital,” Mike said.

First home buyers are an important segment of the Australian property market and it is incumbent upon governments and the industry to ensure there are affordable housing options for all sectors.

A natural solution to the greenhouse conditionThe world’s established forests offset one third of current annual fossil fuel emissions, according to new research published recently in the journal Science.

According to the paper, `A Large and Persistent Carbon Sink in the World’s Forests’, 2.4 billion tonnes of carbon is absorbed from the atmosphere per year by the forests.

The report marks the fi rst time volumes of the greenhouse gas absorbed from the atmosphere by tropical, temperate and boreal forests have been so clearly identifi ed.

Dr Pep Canadell, CSIRO co-author of the paper commented that this break-through will help to clearly demonstrate how forests and changes in landscape such as bushfi re or forest regrowth impact the removal or release of atmo-

“What this research tells us is that forests play a much larger role as carbon sinks as a result of tree growth and forest expansion,” he said.

Dr Canadell, who is also the Executive Di-rector of the Global Carbon Project, said the international research team combined data from forest inventories, models and satellites to construct a profi le of forests as major regulators of atmospheric CO2.

In addition to the large carbon sink, he said scientists now know that deforesta-tion is responsible for emitting 2.9 billion tonnes of carbon per year - an exchange that had not been known in the past because of a lack of data.

For comparison, total emissions from fos-sil fuels are currently above eight billion tonnes of carbon per year.

Dr Canadell said a surprising fi nd-ing was the large capacity of tropical forest re-growth to remove atmo-spheric CO2.

Regrowth takes place following the end of logging and slash-and-burn land clearing proj-ects, and, to a

lesser extent, when new forest planta-tions are planted.

“We estimate that tropical forest re-growth is removing an average of 1.6 billion tonnes of carbon per year,” he said.

“Combining the uptake by established and forest re-growth plus emissions from deforestation, the world’s forests have a net effect on atmospheric CO2 equiva-lent to the removal of 1.1 billion tonnes of carbon every year.

“Carbon exchanges from tropical forests have the highest uncertainties in this analysis and this research has required a concerted effort to refi ne them to our best knowledge,” Dr Canadell said.

This work has been undertaken as part of the Australian Climate Change Science Program, funded jointly by the Depart-ment of Climate Change and Energy Effi ciency, the Bureau of Meteorology and CSIRO.

Gold Coast Commonwealth Games BidThere are plenty of borrowers making

monthly repayments on their home loans who would be better suited to making fortnightly repayments, says Mortgage Fair general manager Amber Linzner.

‘’I think it’s just the norm that people think they should make monthly payments,’’ Ms Linzner says.

‘’Unless you’re educated about why you shouldn’t and why you should pay fort-nightly, then people tend to stick with the default.’’

Making fortnightly repayments on home loans is considered an attractive option because it enables the borrower to make more repayments in the course of the year than they would through monthly repayments.

If a borrower makes payments of $2000 a month, that amounts to $24,000 a year but if they make payments of $1000 a fort-night, that amounts to $26,000 a year.

Over the duration of the loan, the fort-nightly repayment option can signifi cantly reduce the overall cost of the loan.

Ms Linzner adds that borrowers who pay a designated amount in fortnightly payments during the year will be better off than borrowers who pay the same amount in monthly payments.

‘’If your balance is $100,000 and in a fortnight you pay $1000 off that, your interest calculated daily is on $99,000 for two weeks (as opposed to the $100,000 between monthly payments),’’ she says.

‘’You actually save years and interest on the loan by making payments more regu-larly.’’

Changing payment frequency from month-ly to fortnightly is simple, Ms Linzner says.

‘’However, for this method to be of ben-efi t, you need to set your new fortnightly payment amount at exactly half your cur-rent monthly payment.’’

Insurance dominates our world and protects us against injury bills and lawsuits; you insure every aspect of your life - from your car insurance down to your pet insurance, so why would your rental property be any different?

Investing in a rental property has become increasingly popular in recent years and offers a solid return in an economy where more people are looking to rent rather than own. But when it comes to insurance, being a landlord is quite different than being an owner-user.

A recent survey has shown that 2 out of 5 landlords have experienced tenants defaulting on rent or causing severe property damage beyond what would be covered by a security deposit. • Liability, which includes a claim fi led against you

• Legal expenses for claims brought against the tenant by you
