Sales of newly built, single-family homes rose 5.7 percent to a season-ally adjusted annual rate of 552,000

units in August from an upwardly revised July reading, according to newly released data from HUD and the U.S. Census Bureau.

“We continue to hear from our mem-bers that more serious home buyers are returning to the market,” said Tom Woods, chairman of the National Asso-ciation of Home Builders (NAHB) and a home builder from Blue Springs, Mo.

“Builders are gradually adding invento-ry to meet future demand as they handle shortages of lots and labor.”

“This report indicates the release of pent-up housing demand as the overall economy strengthens, consumer confi-dence grows and mortgage interest rates remain low,” said NAHB Chief Econo-mist David Crowe. “The housing market should continue to move forward at a modest but more persistent pace through-out the rest of 2015.”

Regionally, the Northeast, South and West posted respective gains of 24.1 per-cent, 7.4 percent and 5.4 percent. The Midwest registered a 9.1 percent decline.

The inventory of new homes for sale was 216,000 units in August. This is a 4.7-month supply at the current sales pace. n

Builders are gradually adding inventory to meet future demand as they handle shortages of lots and labor.

The Metro/Nashville and Williamson County Chapters held a joint meeting last month at the HBAMT offices. Joe Valley, standing, delivered a presentation about the services provided by Nashville Electric Service (NES) for those in attendance.

Ray Khayatt from Coldwell Banker Barnes lead an expert panel in a discussion about cultural diversity at the Sales and Marketing Council’s May meeting. A big thanks to First-Bank and Coleman American Moving Services for sponsoring the meeting.

An informative “Managing Emotional Home Owners” webinar was held May 6 at the HBAMT. The educational event was hosted and sponsored by the Remodelers Council.

Nationwide housing starts dropped 3 per-cent to a seasonally adjusted annual rate of 1.126 million units in August, according

to newly released data from the U.S. Department of Housing and Urban Development and the Com-merce Department. Overall permit issuance rose 3.5 percent to a rate of 1.170 million.

“Permit growth indicates that our members feel confident that consumers are returning to the market,” said NAHB Chairman Tom Woods. “However, builders are reporting concerns with lots and labor availability, which could have contributed to this month’s production dip.”

“A slight one-month decline is not unusual as the housing market moves forward at a slow and steady pace,” said NAHB Chief Economist David Crowe. “However, encouraging permit data, year-over-year increases in single and multifamily production, and rising builder con-fidence all bode well for a continuing, gradual recovery throughout the rest of the year.”

Both housing sectors posted production de-clines this month. Single-family housing starts fell 3 percent to a seasonally adjusted annual rate of 739,000 in August while multifamily starts dropped 3 percent to 387,000 units.

Combined single- and multifamily starts fell in three of the four regions in August. The Northeast, Midwest and West posted respective losses of 33.7 percent, 9.8 percent and 1.1 per-cent. The South registered a 7.1 percent gain.

Multifamily permits rose 4.7 percent to a rate of 471,000 while single-family permits in-creased 2.8 percent to 699,000.

Regionally, the Midwest, South and West posted respective permit gains of 2.9 percent, 2.4 percent and 9.6 percent. The Northeast fell 4.4 percent.

Builder confidence up one pointBuilder confidence in the market for newly constructed single-family homes continued its steady rise in September with a one point increase to a level of 62 on the NAHB/Wells Fargo Housing Market Index (HMI). It is the highest reading since October 2005.

“The HMI shows that single-family hous-ing is making solid progress, said Woods, a home builder from Blue Springs, Mo. “How-ever, our members continue to tell us that they are concerned about the availability of lots and labor.”

“NAHB is projecting about 1.1 million total housing starts this year,” said Crowe. “Today’s report is consistent with our forecast, and bar-ring any unexpected jolts, we expect housing to keep moving forward at a steady, modest rate through the end of the year.”

Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/Wells Fargo Housing Market Index gauges builder perceptions of current sin-gle-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any num-ber over 50 indicates that more builders view conditions as good than poor.

Two of the three HMI components post-ed gains in September. The index measuring buyer traffic increased two points to 47, and the component gauging current sales condi-tions rose one point to 67. Meanwhile, the in-dex charting sales expectations in the next six months dropped from 70 to 68.

Looking at the three-month moving av-erages for regional HMI scores, the West and Midwest each rose one point to 64 and 59, respectively. The South posted a one-point gain to 64 and the Northeast dropped one point to 46. n

Housing starts dip in August, builder confidence still rising

What do consumers think of green homes? And, what are the most im-portant elements of a green-built

home? Builders and other industry professionals now have an opportunity to find out what green means to home buyers with a new publication from the NAHB.

NAHB’s publishing arm, BuilderBooks, recently released What Green Means to Home Buyers: Perceptions and Preferences, a study of consumer preferences focusing exclusive-ly on green/high-performance features in the home and the community. The study exam-ines consumers’ attitudes of various green features, concepts or terminologies, the reso-nance of those terms as potential marketing tools, and the likelihood that the home pur-chase decision may be influenced by any of these features or terms.

The study was conducted by NAHB in 2015 and is based on a survey of home buyers nation-wide. Results from the study are available by

age, income, race and Census division, among other demographic characteristics.

“This new study is an incredibly useful tool to help builders and remodelers determine not only consumer attitudes towards green homes, but also which green features consumers care most about,” said NAHB Chairman Tom Woods. “We have seen incredible growth in green and sus-tainable building over the years, and the results of this survey only further solidify the continued consumer interest in green building, and which attributes matter most to these buyers.”

The concept for ReFresh began as an idea for a showroom focused on providing new home renovation and remodeling services. It evolved into a source for ALL things home, both new and “ReFreshed.” Kara Blalock began as co-owner of Blalock Homes, LLC and a licensed realtor, but she has always appreciated the value that good design and décor bring to a home. After doing selections for years with nothing but samples and driving all over town; she want-ed clients to be able to see what they were getting- but, she didn’t want it to be your typical showroom. When sister-in-law, Lauren Blalock came onboard, the store took shape and the retail side of ReFresh fell into place.
