Sales of newly built, single-fami-ly homes dropped 6.8 percent to a seasonally adjusted annual rate of

482,000 units in June, according to new-ly released data from HUD and the U.S. Census Bureau.

“Despite this month’s drop, we contin-ue to hear from our builders that there is solid traffic in sales offices and a lot of consumer interest in new homes, which should bode well for sales moving for-ward,” said Tom Woods, chairman of the

National Association of Home Builders (NAHB) and a home builder from Blue Springs, Mo.

“We knew that there would be ups and downs on the road back to a normal hous-ing market,” said NAHB Senior Econo-mist Robert Denk. “As the economy and job growth strengthens, we expect to see gradual, continued momentum in the coming months.”

Regionally, home sales rose by 28.0 percent in the Northeast. The Midwest, South and West posted respective de-clines of 11.1 percent, 4.1 percent and 17.0 percent.

The inventory of new homes for sale was 215,000 units in June. This is a 5.4-month supply at the current sales pace. n

New home sales fall 6.8 percent in June

This month’s new-home sales report is consistent with other governmecate a continual recov-ery of the housing market.

The Metro/Nashville and Williamson County Chapters held a joint meeting last month at the HBAMT offices. Joe Valley, standing, delivered a presentation about the services provided by Nashville Electric Service (NES) for those in attendance.

Ray Khayatt from Coldwell Banker Barnes lead an expert panel in a discussion about cultural diversity at the Sales and Marketing Council’s May meeting. A big thanks to First-Bank and Coleman American Moving Services for sponsoring the meeting.

An informative “Managing Emotional Home Owners” webinar was held May 6 at the HBAMT. The educational event was hosted and sponsored by the Remodelers Council.

Led by a steep jump in multifamily production, nationwide housing starts rose 9.8 percent to a seasonally ad-

justed annual rate of 1.174 million units in June, according to newly released data from the U.S. Department of Housing and Urban Development and the Commerce Depart-ment. Multifamily production was up 29.4 percent to a seasonally adjusted annual rate of 489,000 units while single-family starts edged down 0.9 percent to 685,000 units.

“The multifamily gains this month are en-couraging and show that the millennial gen-eration continues to be drawn to the rental market,” said NAHB Chairman Tom Woods.

“While builders are reporting overall con-fidence in the housing market, they continue to note difficulties accessing land and labor,” said NAHB Chief Economist David Crowe. “These headwinds appear to be affecting pro-duction gains in the single-family sector.”

Regionally in June, combined single- and multifamily starts rose by 35.5 percent in the Northeast and 13.5 percent in the South. The Midwest and West posted respective losses of 0.7 percent and 6.0 percent.

Multifamily permits rose 15.3 percent to a rate of 656,000. Single-family permits inched 0.9 percent to 687,000.

All four regions posted permit gains in June. The Northeast, Midwest, South and West posted respective permit gains of 2.8 percent, 2.9 percent, 10.4 percent and 9.5 percent.

Builder confidence falls two pointsBuilder confidence in the market for newly built, single-family homes in July hit a level of 60 on the National Association of Home Builders/Wells Fargo Housing Market Index (HMI) re-leased today while the June reading was revised upward one point to 60 as well. The last time the HMI reached this level was in November 2005.

“The fact that builder confidence has re-turned to levels not seen since 2005 shows that housing continues to improve at a steady pace,” said Woods. “As we head into the sec-ond half of 2015, we should expect a contin-ued recovery of the housing market.”

“This month’s reading is in line with re-cent data showing stronger sales in both the new and existing home markets as well as continued job growth,” said Crowe. “Howev-

er, builders still face a number of challenges, including shortages of lots and labor.”

Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/Wells Far-go Housing Market Index gauges builder perceptions of current single-family home sales and sales expec-tations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “aver-age” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more build-ers view conditions as good than poor.

Two of the three HMI components posted gains in July. The component gauging cur-rent sales conditions rose one point to 66 and the index charting sales expectations in the next six months increased two points to 71. Meanwhile, the component measuring buyer traffic dropped a single point to 43.

Looking at the three-month moving aver-ages for regional HMI scores, the West and Northeast each rose three points to 60 and 47, respectively. The South and Midwest posted respective one-point gains to 61 and 55.

Housing starts up, builder confidence hits ten year high

Remodeler confidence improved to 59 in the second quarter of 2015 as the country sprang back from the severe winter, accord-

ing to the National Association of Home Builders’ (NAHB) Remodeling Market Index (RMI).

An RMI above 50 indicates that more remod-elers report market activity is higher (compared to the prior quarter) than report it is lower. The overall RMI averages ratings of current remodel-ing activity with indicators of future remodeling activity. The RMI was 59 in the Northeast, 61 in the Midwest, 57 in the South and 61 in the West.

“The confidence in the remodeling industry has been in positive territory for nine quarters in a row as the entire housing industry’s situation con-tinues to improve,” said NAHB Remodelers Chair Robert Criner, GMR, GMB, CAPS, a remodeler from Newport News, Va. “With an increase in existing home sales, remodelers received more signed contracts and calls for pricing.”

Major additions gained steam in the second quarter of 2015, rising to 57 from 54. Rising

from 56 in the previous quarter to 61, smaller remodeling jobs continued to show strength. Overall, the current market conditions of the RMI rose one point to 59 this quarter.

The RMI’s future market conditions index rose to 58 from 55 in the previous quarter. Two of its subcomponents—calls for bids and ap-

pointments for proposals—gained five or more points from the previous quarter’s reading while the amount of work committed for the next three months and the backlog of jobs remained steady.

“The rebound in remodeler confidence tracks the overall arc of the housing industry as it gains strength through new and existing home sales,” said NAHB Chief Economist David Crowe. “Gains in the RMI are tempered by ongoing la-bor shortages for work on remodeling projects.”
