Q. I recently sold a property that wasn’t in the Lawrence MLS (such as a FSBO, or a listing from another MLS). Can I report that sale to the Lawrence MLS so that it shows up in my SOLD inventory?

A. Yes—this is called a “FYI.” After closing, input the property data into Paragon, using “House” as the Listing Agent. Once input, send a SOLD Notice to [email protected]. On the SOLD Notice use “Non-Member” or “FSBO” as Company, and “House” as Agent. You will be listed as the Selling Agent/Office in the bottom section of the SOLD Notice. No listing agreement is required, because the listing agent is a non-member (you are selling agent only).

If in the process of selling a FSBO, you have a Listing Agreement signed by the Seller, remember to follow the procedures for ALL listings, and submit a copy of the listing to the MLS by midnight of the 3rd business day (even if the Seller signs to withhold from dissemination in the MLS).

CITY OF LAWRENCE

$IDEWALK REPAIR$

City of Lawrence Manager Tom Markus is pushing to enforce a longstanding sidewalk repair policy, requiring property owners to pay for repairs to sidewalks that border their properties.

The condition of a property’s sidewalk is a major item to consider in the sale of a home. Although an uneven or cracked sidewalk may not have been deal killer over the years, the sidewalk condition may now result in a required and costly repair.

City inspectors began inspections of sidewalks early this year, and the City Manager has asked the City Commission to consider an administrative policy that directed city staff to enforce the city’s longstanding ordinance. However, commissioners have deferred the request, and will discuss the issue of sidewalk maintenance as part of the city’s upcoming budget process.

Stay tuned! Although the City’s decision may resulting in a “sharing of the costs,” it is likely that some costs will be required of the property owner.

YARD SIGNS and the CITY SIGN ORDINANCE Some of the most frequent questions that come to the LBOR Office involve Yard Signs!

A Yard Sign is permitted on a residential lot as long as it is placed out of the right of way (typically behind the sidewalk if a sidewalk exists, or a similar distance if not). A 2nd Yard Sign may be placed on additional street frontage, such as on a corner lot.

Open House signs, flags, and a directional arrow may be used after 5 PM on Fridays, but must be taken down by Sunday at 5 PM.

BE AWARE… They’re at it again!

Scraping your listing data from various sites, including the photos you’ve taken, and using the information to create a fictitious ad, with a “Too good to be true” rental offer!

Some of these strangers go to great lengths to make the deal seem very legit, but all seem to have one common characteristic: The owner is not in the area and money is sent in exchange for a promise...sight unseen!

Recently, when a Lawrence agent reported a rental scam to the police, he was advised to contact the Attorney General’s Office, who directed him to an FBI Internet Crimes website. The website is https://www.ic3.gov, which is a portal to report internet crimes. The site is geared to persons who have been victims and have lost money.
