President’s Message August 2012
Manager’s Report August 2012
The staining of the shingle sided buildings has been completed. The product used is Flood SWF-Solid. This product is a
long-lasting opaque finish that provides a 100% acrylic/latex topcoat, eliminating the need to prime. Owners of these
buildings were active in selecting the product and color. They wanted to maintain the look of stained shingles but also wanted
to find a product that would increase the life of the existing shingles. The paint committee was able to meet both requests with
Flood SWF-Solid which is guaranteed against peeling and blistering for 15 years on wood siding and 5 years on decks.
The renovation of Pool 3 has been painfully slow. However, progress is being made. Filters, chlorinator, pumps, plumbing,
etc. are being installed inside the pump house while the concrete coping and deck are being installed around the pool.
Plastering the inside of both the wading pool and the large pool will be the last phase before adding water and adjusting
chemicals. A few changes will be made to one of the bathrooms to make it handicap accessible. The fence and security gate
will need to be installed. Some last minute wiring will take place. The City of Lenexa will inspect the finished product to give
the final approval before we can open.
There was an informational paragraph in the June Clarion regarding the effects of drought to your foundations. For those of
you who missed that message, I am reprinting it because long dry days put foundations at risk. You need to take precautionary
steps to prevent foundation movement.
Please read:
“It’s a good idea to water your home’s foundation.” “Dry soil problems can be slowed by using a soaker hose to provide a
consistent, but not flooding, water source to the soil immediately surrounding the home’s foundation.” “…clay soil can absorb
a lot of water, causing it to expand. When water evaporates, clay soil shrinks forming cracks that can extend many feet deep
and damage foundations.” “…keeping the soil moist in summer lessen the impacts of stress on your home’s foundation.”

I can’t tell you how excited we are with the results of the back check of fences from the 2011 Pride In Property
Survey. Almost half of the homeowners who received letters last fall asking them to repair and/or paint their
fences – have done it! Four Colonies is looking so much better.
A big thanks to the homeowners who pitched in and fixed their fences. Our individual property reflects on our
neighbor’s property. We will keep working on improving our appearance as we begin the 2012 Pride In Property
Survey in September.
Thank you homeowners!!! – and thanks to the volunteers that helped back check.

Homeowner’s Corner Question: Can we have a garage sale where all homes within the Four Colonies
community have a garage sale at their individual address on the same dates? Homeowner
Answer: Yes, we are going to have one! The Social Committee is planning a
community garage sale for September 8th and 9
th. Read the article about the sale in this
issue of the Clarion and start preparing for it now!
Comment: Why are the pools sometimes locked during the day? Homeowner
Answer: The Johnson County Environmental Department requires that you must be
able to see the drain in the bottom of the deep end of the pool. If the water is cloudy, you cannot see this drain. Our pool service company reports: “Cloudiness can be caused by several factors. One is swimmer load. Another is chlorine feed rates. Another is the condition of the sand. Another is contamination from nature itself through dust or rain and another is excessive heat. Combine any of these together and you have cloudiness problems galore. If the swimmer load combined with the extreme weather (heat and dust) knocks the chlorine out of the water faster than it can feed it in, then you will have a cloudy pool.”
Comment: How many guests are you permitted to bring to our pools? Homeowner
Answer: Each card holder is allowed a maximum of four guests. This is Rule No. 8 as
stated in the Pool Rules posted on each pump house.
Comment: As we are sealcoating some of Four Colonies’ streets this fall, would that be
a good time for me to also have my driveway sealcoated? Board Member
Answer: Four Colonies’ streets within Colony I will be sealcoated this fall as the first
phase of a three phase initiative. Colony I is bounded by 81st, Quivira, 83
rd, and
Monrovia. August through mid-October would be a good time to sealcoat your driveway. However, it is the homeowner’s responsibility to arrange for and to pay for this activity. Driveways cannot be sealcoated at the same time that the streets are being done.

Saturday September 8th and Sunday September 9th Four Colonies Social Committee is planning to have a community Garage/Yard sale. This is a great time to get rid of that exercise equipment you never use or that great pair of shoes that never quite fit. The more families that participate the better. It should be fun and a great time to empty a closet or two. So start collecting items to sell in your Garage/Yard. Volunteers are needed for the planning committee.
