Michael is the BIM Operations Manager at BAM Ireland and has over 17 year’s

construction industry experience. For 10 of those years Michael has been

actively involved in the use & development of Autodesk’s Vertical product

range and is also an accredited Autodesk Trainer. He is a member of the Royal

BAM BIM Council and has responsibility for the practical, technical and

procedural aspects of BIM delivery within BAM Ireland.

The Butterfly Effect – Edward Lorenz

• the butterfly effect is the sensitive dependence on initial conditions in which a small change in one state of a deterministic nonlinear system can result in large differences in a later state

So, what’s this got to do with EIR’s?

Construction projects…

• Are complex

• They involve many stakeholders

• They are rarely identical

• Endeavour to be deterministic (attempt not to have randomness in

the process) i.e. pre-planned

• Carry financial risk

Construction projects require…

• The adequate and early engagement with/of the following:

• Outlining of the objectives and uses of information prior to production

• An understanding of the needs of all stakeholders

• The establishment of all roles, responsibilities, protocols and standards

• Competent professionals

An EIR is devised to establish this

So why is an EIR so important….

• Ill considered EIR’s generally lead to chaos

• They need to be written with a view of bringing value to a project

• They need to be written by a competent individual who understands the requirements

being put forth

• This individual needs to be acting only in the interest of the client

• And for all intents and purposes needs to be impartial

• An understanding of both the construction and operational requirements of a building is also

recommended

• Not all clients know what is good for them when it comes to construction

Time for an analogy…. Go with me on this one

• This is one of the most famous opening scenes to a

movie of all time. (If the sound is working, you’ll get straight away…..

Depending on your age of course)

• This introduction was followed by one of the most

famous waltz’s ever written

Consider this much…

• The musical score was written in a common language i.e. modern staff notation

• It is a common language or understanding. All engaging in the production of this song

know the language

• The score itself is set against time

• The score has many instruments delivering at the same time in unison

• It is clear to all what has to be delivered, fully documented

• If some one fails to deliver or delivers to early or late….

• It has consequences

• When delivered well, it’s music to all ears

• Johan Strauss knew what he wanted to deliver

• He documented this in an industry standard format

• His audible aim requires many people to deliver in

particular ways at particular times

• None of this would be possible without him documenting his deliverables in a common language that is to this day understood by professional musicians.

Consider this much…

Some challenges he won’t have faced…

• Unlike an Orchestra, the construction industry cannot rehearse

the construction of a project over and over again

• All of the professionals he would have worked with all used and

understood the same standard

• The people delivering for him are trained to deliver in unison

and to a plan

• Probably won’t have cost him thousands if a beat was missed?

• Is possibly the single most important document in a project

• Is constantly referred back to at each critical stage to ensure all professional

services to the client are delivering on the clients requirements

• Is not complicated – we tend to document this information somewhere anyway

• Critical to establishing all aspects of design and construction delivery

• Shapes and defines your BIM Execution Plan

AN EIR…

• Poorly thought out or ill advise EIR’s will act to ensure the butterfly

effect wreaks havoc through a construction project.

• As a client; help your professionals to know the score

• As professionals; lets ensure we execute as per the EIR

• The EIR is so important, I even included a Hollywood ending – Roll

the credits.
