With over 10 years of experience, Susi Yu, senior vice president with Forest C ity Ratner Com panies, has been leading the developm ent of large sc ale, mixed-use urban projects and is currently w orking on the developm ent of the fir st residential build ing within the Atlantic Ya rds devel op m en t i n d ownt own B roo kl yn. Ms. Yu will dis cuss t he changes occurring in urban m ultif am ily developmen t and t he use of m odular constr uction in t he comm ercial r eal estate industry today. M s. Yu oversaw the initial m aster planning and re-development of the F r ankG ehry - designed $4.9 billion, 22 acre, Atlantic Yards project that w ill inclu de app r ox im ate ly 6 million square feet of residential space (6,430 units of affordable and market-ra te housi ng), a state of the art sports and entertainment arena, the recently opened Barclays Center (hom e to t he renamed Brooklyn Nets), 247,000 square feet of retail use, approxim ately 336,000 square feet of office space and 8 acres of publicly accessible open space. B2 will be the first of the three residential towers to rise on the arena site. C om posed of 350 residential units, it w ill em ploy a unique a rchitectural and struct ural design approach that is no t i mmedi ately out wardly apparent; B 2 will be th e tallest mo du lar buildin g in the world . The construction of B2 will start by end of 2012. Re cently, M s. Yu oversaw the developm ent of 8 Spruce Street, a 76-stor y, 1.1 million square foot mixed-use project, the tallest residential tower in N orth Ame rica, w ith 896 m arket-rate r ental units atop a new K-8 public school on a one acre site overlooking the Brooklyn Bridge in Lower Manha ttan. The project opened in M arch 2011 and absorption and rents are in line with projections. Ms. Yu’s previous projects include negotiating the acquisition of 800,000 SF of developm ent rights w ith P olytechnic Universit y and overseeing pre-developm ent of a 900,000 SF academ ic and res idential tower. In 2007, she w orked on Forest City Enterprise’s response to a competitive RFPissued by San Francisco’s Transbay Joint P owers Authorit y f or a 1.5 m illion SF , $1.2 billion m ixed-use retail, c omm unity f acility, off ice, hotel and residential inter-moda l project. She also completed the developm ent of 350,000 SF office building at MetroTech and led the initial development of a cultural and residential project in Brooklyn Academy of Music’s Cultural District. In 200 2, she also w orked on negotiating a developm ent agreem ent w ith University Heig hts Science P ark to develop 1.7M SF of lif e science labs, off ices, retail and residential units in N ewark, NJ . Trained as an architect at the University of Virginia’s School of Architecture, Ms. Yu previously worked for 10 years as an architect, most recently as a Project Architect for Robert A.M. Stern on such projects as the Nashville Public Library, Disney Orlando Hotel, a $10 million Private Residence in Dallas Texas and the Sterling Glen Senior Residences in Ro slyn, New York. She is also a gradua te of Colum bia U niversity ’s Master of Science in Real Estate D evelopm ent P rogramand is a r egistered architect in New York State.
