President’s Message: Professionalism in Real Estate

What exactly is professionalism? If you have 30 REALTORS® in a room, there could be 30

different definitions of professionalism, if not more. And if you speak with REALTORS® from different provinces or countries, there would be regional variations as well.

Professionalism basically comes down to what values we want to promote in day-to-day activities with our clients, colleagues, and community. Values are the behaviours which we uphold and are our basic beliefs about what really matters in life.

From an Association perspective, TREB’s key values are Integrity, Leadership, Professionalism, Responsiveness, Value, and Environment. These are embedded in our Code of Conduct, Strategic Plan, By-Law, and MLS® Rules and Policies. They guide how things should be done

in a professional manner. We require our Members to uphold these values, we promote them in professional development sessions and, when necessary, enforce them through the Arbitration claims and Professional Standards complaints processes.

There are also the REBBA 2002 Code of Ethics administered by the Real Estate Council of Ontario (RECO) and CREA’s REALTOR® Code which establishes a standard of conduct, which in many respects, exceeds basic legal requirements. This standard ensures the protection of the rights and interests of consumers of real estate services. As a condition of membership, all REALTORS® agree to abide by the REALTOR® Code.

We all need a reminder every so often of what professionalism is. To that end, we will be running a series of articles

on professionalism in the upcoming months to start 2016 with renewed dedication to the trade. Since the last series on professionalism, almost 6,000 new Members have joined TREB and perhaps are not as familiar with the “Three C’s: Common Sense, Courtesy, and Communication.” We will be highlighting specific tips, from removing shoes or boots upon entering a home, to making sure that a fully signed purchase agreement includes the terms and conditions to which the principals have agreed.

I encourage you to read this series and reflect on how your values affect your practice.

Your 2016 OREA & CREA Dues invoice notice was sent directly to your email. A link is provided for you to view and pay your invoice online through TREB’s safe and secure e-Commerce website. You will need your TREB Membership Number, PIN and Authenticator Password to sign on.

We recommend that you add [email protected] and [email protected] to your Safe Senders list or email contact list to prevent it from being blocked as spam.

Please note the following:• Payment of 2016 OREA & CREA annual dues by January 31, 2016 will confirm a Member’s intention to renew his/her membership with TREB. • If payment is not received by January 31, 2016 then a Member’s membership is deemed not to have been renewed and membership privileges will cease immediately without further notice. • A $100 reinstatement fee (plus HST) will apply for any Member reinstating his/ her membership after January 31, 2016.

OREA & CREA Dues – Your Invoice Notice is in Your Email

TREB handles the issuing and payment processing on behalf of the Ontario Real Estate Association and the Canadian Real Estate Association as a service to Members to keep collection and processing costs at a minimum. All amounts collected are remitted to OREA & CREA.

When there is a visual violation of an MLS® Rule on a Listing on TREB’s MLS® System, the

Listing Salesperson and Broker of Record will be given written notice. The Brokerage will be given two TREB business days

to have the Listing in compliance. If compliance is not met, the file will be forwarded to Professional Standards for further action.Effective February 1, 2016, in the event the Listing Salesperson is found in

violation of the same MLS® Rule on five occasions in a fiscal year, no further correspondence shall be given, and the file will automatically be forwarded to Professional Standards for action.

With a release date of January 18, 2016, this ground- breaking report will contain:

▶ Never-before-seen Ipsos statistics on recent and intending home buyers that will further assist REALTORS® in serving the public, including:

▷ The share of households who purchased a home in the last year or who plan to purchase one over the next year.

▷ Types of homes that respondents purchased or plan to purchase including price information.

▷ The share of respondents who bought or who plan to buy a new or resale home.

▷ Down payment amount, mortgage rate and term of the actual or planned purchase.

▷ The share of actual or would-be purchasers that are first-time home buyers.

▷ Information on the renovation plans of recent and prospective purchasers.

▶ An overview of the real estate market in 2015 and a look ahead at what to expect in 2016, including projections on how new federal mortgage lending rules will impact the housing market.

▶ New home market trends and land development update; and

▶ What government and industry leaders feel is important to keep the Greater Golden Horseshoe competi- tive on the global stage.

We're pleased to announce that a vari-ety of Toronto Real Estate Board (TREB) services are now officially available at the Mississauga Real Estate Board (MREB) lo-cation. TREB and the MREB have collabo-rated to provide Members with enhanced services at the MREB office, including the opening of a new REALTOR® STORE, which will allow Members working in the western GTA to access many TREB ser-vices without the drive to Don Mills.

TREB President Mark McLean said of the venture, "One of the great things about having the REALTOR® STORE in Missis-sauga is that it makes life a lot easier for agents who work in the west end to pur-

chase supplies. They'll no longer have to waste their time trekking across the city, and we're happy to have the opportunity to provide our Members with that added convenience. It's also a great opportunity for our two Boards to work together."

Services now available to Members at the MREB location include a new REALTOR® STORE, which will provide MREB Mem-bers with a wider selection of products, authenticator/mobile pass administration, new Member package pick up, registration for professional development, as well as invoice and dues payment.

"The Mississauga Real Estate Board has always worked in close alliance with The

Toronto Real Estate Board to serve a com-mon goal, which is to offer the best to the REALTOR® Community. I believe we have achieved another milestone by offering The Toronto Real Estate Board's REAL-TOR® STORE to all our Members, which is a huge convenience to Members of both Boards," said Mississauga Real Estate Board President Asha Singh.
