to determine the best estimated value. Our

specialists are licensed appraisers, so they will

be able to look at your home with a more

accurate eye. This makes the MMA a more

precise compared to a traditional Realtor

CMA or the often inaccurate, online estimate.

We will help you elect a pricing strategy to meet your goals & time frames. If

you are looking to push the price you might opt for a Wiggle Strategy. Or, you

may opt for a Worry Strategy and leverage Low Offer Engagement (LOE) to try to

This is a spacious home for all stages of family life. We were drawn to the location close

to Quantico, Belvior and DC. There are excellent schools, wonderful shopping, Wegman’s

grocery is a favorite and plenty of state parkland with water activity access. The home itself is fantastic for entertaining with its open floor plan yet offers privacy

with a study and guest suite. We especially enjoyed the many festive occasions with

friends and family at the custom, full service bar with kegerator and ice maker and

custom made wine cellar. The lot offers the best curb appeal in the neighborhood. The wrap around front porch is

perfect for those lazy Sunday mornings reading the newspaper and the beautiful yard that has

when selling a home. Without officially

being on the market, sellers are more

free to test the limits of price without

Real Estate companies love to use open houses. They don’t love them because it sells your home, but because they can interact with

new buyers who they will most likely sell a different home. The Nellis Group’s open house focus is to showcase your home. That is why

we hold open houses at three strategically placed time periods in the selling process.

If you have opted to be part of our

Secret Homes program this is a great

opportunity to get buyers in the door

and create urgency & leverage while

remaining officially off the market.

The first weekend the home is on the

market is a great time to get a large

number of potential buyers in the door.

These buyers who have already seen all

the other homes on the market.

If your home shifts into a different price

range then there are a new group of

buyers who are now in your price range

who would love to see a new home that

fits their needs.

To generate buzz for an open house the Nellis Group will advertise through social media

and paid syndication channels. To prepare for the event, we will place directionals

around the neighborhood and canvas the neighborhood with flyers. At times neighbors

are a good source for buyers because they want friends/family to move into the area.

Once the open house is complete you will receive a feedback report to see what buyers

are thinking about your home.

Negotiation

The negotiation experts at the Nellis Group will fight for your equity, utilizing negotiation tactics & strategies based on research,

analysis and experience to generate the best terms and conditions from the contract for your home.

In certain situations the Nellis Group can leverage their special Lender Advantage Program

(LAP) to better negotiate the terms of the offer. This program allows our lender to cover the

buyers requested closing costs, saving you money.. This is the only program like this in the

area and on average our sellers save $X when this program is utilized.

We never go into negotiations blind.

Any time we are going to consider an

offer our negotiation specialists vet the

buyer agent to find out if the offer is

credible. We have a proven set of 10

questions that we ask every buyer agent

to gain important information that will

help us negotiate against them.

A low first offer is not a bad thing. Our

negotiation specialists leverage these

low offers to drive up the seriousness of
