Fall 2014 Important Dates A FEW WORDS FROM OUR DEVELOPER.. Dear Riverwood Residents, We have been blessed with good weather over the last several weeks, which has allowed us to complete two new phases of development in Riverwood West and to recently break grade on a third phase. The first and second phases of Riverwood West include the neighborhoods of Edenburg and Southbroome, as well as seven lots along Kirkwood Drive. A FEW WORDS FROM OUR DEVELOPER..Dear Riverwood Residents,

We have been blessed with good weather over the last several weeks, which has allowed us to complete two new phases of development in Riverwood West and to recently break grade on a third phase. The first and second phases of Riverwood West include the neighborhoods of Edenburg and Southbroome, as well as seven lots along Kirkwood Drive. Riverwood is Transitioning!Currently, the Board of Directors for Riverwood Plantation Association, Inc. is made up of members of the development company, Riverwood Land, LLC as well as six appointed homeowners. At the 2014 Annual

Meeting, the Association will be holding its �rst election where homeowners will be elected as the new Board of Directors. This is an exciting transition for the community and we look forward to working with each of you to

create a strong and knowledgeable Board.

To better understand the importance of this transition, let’s take a look at what our Board does for our Association.

As a recognized homeowners association, our community has a board to help our HOA run smoothly. The board consists of volunteers who execute a wide variety of tasks that you may not be aware of; however, their work

a�ects every single resident.

One of the most important things the board does is create and enforce the association rules. While some residents may not like being told what they can and can’t do, ultimately the board is looking out for the greater good. By enforcing the rules, the board is doing its best to keep property value up and con�icts down. Of course, the board wants to make sure

the rules are bene�cial for the majority—and hopefully all—residents.

Another major responsibility of the board is to collect assessments from homeowners. Collecting this money is important for the stability of the association, because the assessments pay for the common elements enjoyed by all residents. Assessments also help to replenish the reserve funds, which pay for any major repairs the association may need. The

board is responsible for the association’s �nances, and collecting assessments is how it ensures that the association remains solvent.

Finally, the board acts on behalf of the association by hiring managers, attorneys, contractors and other professionals who help better the association. Board members also help conceive and lead many of the projects that will improve the HOA.

While it’s a big job, board members are happy to serve the residents and make the community a great place to call home.

So why not learn more about what these volunteers do by talking to your board members, attending an open board meeting or even running for a seat on the board during our next election? The more people we have looking out for our

association, the stronger it will be.

Riverwood Plantation is proud to participate in the It’s Spooky to Be Hungry food drive, bene�tting Golden Harvest Food Bank. Donate non-perishable food items to your neighborhood captain* until October 24th to make a di�erence in Columbia County!

Our neighborhood is surrounded by beautiful trees and bodies of water, which can be inviting to slithery guests. As the weather gets cooler, you may see more of these reptiles coming out to play. Be sure to keep children and pets out of the way of poisonous snakes. You may report sightings to Columbia County Animal Services by dialing 311.

For the safety of pedestrians, pets, and other drivers, please remember to observe our local laws when operating a golf cart in the neighborhood.

Motorized Cart Use in Columbia County

1. Motorized carts are only allowed to be driven in neighborhoods – roadways that are not state high-ways and those with a speed limit of 35 miles per hour or less. The driver must be at least 16 years of age and

possess a valid driver’s license. (O.C.G.A. 40-5-20).

2. Motorized carts can operate during daylight hours only. (O.C.G.A. 40-6-330): However motorized carts may operate at night if they meet the equipment requirements of Federal Motor Vehicle Safety Standards for

Low Speed Vehicles. (49 Code 571.500). Headlamps, front and rear turn signal lamps, tail lamps, and rear view mirror are recommended but are required only at night. Insurance also is optional, but recommended.

3. The golf carts and other motorized recreational vehicles are forbidden from the road shoulders, ditches and county rights-of-way. (County Ordinance Sec. 82-27)

Covenant CornerArchitectural Requests

To protect the beauty and integrity of Riverwood Plantation, all exterior property changes must be approved by our Architectural Review Board. Request forms can be found on the HOA website or are available in the HOA o�ce. All requests require a $25 non-refundable review fee. �e Board meets every two weeks. Please submit your request at least seven days prior to the meeting and allow two weeks for a response following the meeting. �e Board reviews requests for things like swimming pools, satellite dishes, pergolas, exterior color changes, and tree removals. Call the HOA o�ce if you have any questions!

Mailbox Maintenance

Your mailbox is small but can leave a big impression to neighbors and passers-by, especially if it is not in good shape. Article XIII, Section 19 of the covenants addresses mailboxes speci�cally. Be sure to remember to touch up the paint on your mailbox post as needed, replace your address stickers when necessary, and watch for rust on the outside of your mailbox.

Parking on the Streets

While parking on the streets is not speci�cally addressed by our covenants, it is important to be courteous to your neighbors and mindful of the appearance of our streets.

Covenant Article XIII, Section 3 DOES address parking and driving on grassy and unpaved areas, so please remember to observe the rules and avoid vandailism to Riverwood’s beautiful landscaping.

Please make sure your mailbox and post are painted, in good condition, and uniform with the others in the neighborhood.

Mix the eggs, milk, pumpkin puree, vanilla, cinnamon, ginger, cloves, nutmeg and brown sugar in low flat bowl for easy dipping.2. Heat a pan over medium heat.3. Dip the bread into the egg mixture on both sides and grill in a pan until lightly golden brown, about 2-3 minute per side.
