    Project Facts

    This repair project scope at the Ketch Building includes the replacement of five (5) bow window stacks of three (3) each, three (3)end walls including the windows and the removal and replacement of adjacent EIFS (Synthetic Stucco) wall systems back to stud exposure.

    Framing is inspected for rot and replaced as needed.

    Gutters will be removed and eave fascia will be inspected and repaired.

    Fifteen porch columns and three chimney stacks are also being inspected and repaired at the Ketch Building.

    Southeastern Wall Systems, Inc., of Lexington, South Carolina is the General Contractor for the project. Southeastern was awarded the Contract in April, 2015 in the amount of $704,366.00.

    Mr. Jerry Bullard is the Owner and Project Manager. Mr. Elmer Solis is the Project Superintendent.

    MCA Architecture, Inc., of Greenville, South Carolina is the Architect of Record and has prepared drawings with specifications indicating the scope of work and will provide inspection and coordination during the construction process.

    Time and material costs for the wood framing repairs including the termite damage were approved last meeting. See Change Order No.1 attached in the amount of $80,233.35 with backup. (This work has been completed)

    Also last meeting the Contractor was authorized to proceed with the repair of 2 tall columns (one at Ketch and one at Yawl) plus two adjacent walls at Ketch. See Change Order No. 2 attached in the amount of $21,020.00 with attached MCA drawings nos. A700 and A701 indicating the limited scope of work.

    A pending price proposal for the remaining Scope of Work to Repair other Tall Columns and Adjacent End Walls at the Ketch, Yawl, Square Rigger and Cutter Buildings dated August 19, 2015 is itemized in attachment 8. (Except for the work authorized above in Change Order no. 2 .) MCA Architecture, Inc., recommends that the work should be performed along with the present scope of work at each building if possible. We would like to get approval to complete the remaining three (3) tall columns at Ketch as part of this project.

    Summary Progress Report

    Submittal data on the windows and stucco materials were submitted and approved before May 12, 2015.

    Scaffolding erection started June 1, 2015 and completed July 10, 2015. Demolition work began July 6, 2015 and completed July 31, 2015. Windows were delivered to the site on July 1, 2015.

    The demolition work exposed multiple areas of moisture intrusion and wood rot.

    At the end walls, window and balcony header framing was found to be rotted. Extensive moisture and some termite damage has occurred on the north end of stack 33.

    There was existing framing rot at many levels under the Bow Windows.

    Additional wall framing alignment discrepancies are continuing to be found at each of the Bow Window areas at all floors. The Contractor was instructed to rework the window framing to fit the templates of the new Andersen Windows and include the extra time and material in the rot allowance. This procedure has become proto-typical.

    Wood framing repairs are complete at the 15 bow windows and at the three (3) end walls. All bow windows and end wall windows are installed. Both interior and exterior finishing at these windows is complete.

    At the porch column work the framing has been removed. All columns required rot replacement and structural wood repairs. Temporary shoring will remain in place at all private porch columns until work is complete. The concrete patch and curb have been re-poured. The new stucco at the porch columns is in progress.

    Application of the waterproof “gold coat” to the wood sheathing is complete. Application of EIFS foam board and base coat is complete at all walls. Application of the EIFS finish coat is started.

    The Contractor continues to perform the work efficiently and with care.

    Test cut at Yawl building tall column indicates minimal water intrusion where vertical cracking occurred.

    Test cut at Ketch building tall column indicates water intrusion and rusty lath. Steel column is supported on a concrete footing. The stucco terminates just below the grade line. The steel column is in good condition.
