TORONTO - Toront0 Real Estate Board President Larry Cerqua an- nounced that Greater Toronto Area REALTORS reported a double-digit annual increase in condominium apartment sales in the first quarter of 2017. A total of 7,251 condominium apartments changed hands through TREB's MLS® System during the first three months of 2017 - up 21.7 per cent compared to the same period in 2016. Over the same period of time, the number of new condominium apart- ment listings entered into the MLS® System was down by 18.8 per cent to 9,036 compared to 11,123 new listings a year earlier. "Condo- minium apartments have historically been the housing type of choice for many first-time buyers due to the relatively lower price point com- pared to ground-oriented housing options. Given that more than half of intending home buyers are expected to be first-time buyers in 2017, according to a recent Ipsos poll conducted for TREB, it makes sense that demand for this housing type has remained strong," said Cerqua. The average selling price for condominium apartments in the first quarter of 2017 was $489,551 - up 24.3 per cent compared to an average of $393,858 for the first quarter of 2016. The average price was highest in the City of Toronto, at $521,842, representing a year- over-year increase of 24.3 per cent. "Market conditions became much tighter in the condominium apartment segment over the past year, with sales accounting for a greater share of listings. As competition between buyers increased further, the pace of price growth acceler- ated," said Jason Mercer, TREB's Director of Market Analysis. Obese kids at four-fold greater risk of Type-2 diabetes later LONDON (IANS) Children with obesity face four times the risk of developing Type-2 diabetes later, compared to children with a body mass index (BMI) in the normal range, warns a new study. For the study, published in the Journal of the Endocrine Society, the researchers examined BMI measurements, diabe- tes diagnosis records, and other data for 369,362 children be- tween the ages of 2 and 15. They found that 654 children and teenagers were diagnosed with Type-2 diabetes between 1994 and 2013. Children with higher BMI were found to have far greater risk of developing Type-2 diabetes than those with nor- mal weight. "A child with obesity faces a four-fold greater risk of being diagnosed with diabetes by the age of 25, than their counterpart who is of normal weight," said lead author of the study Ali Abbasi from King's College London. In addition, the researchers found that the rate of chil- dren developing Type-2 diabetes increased from an average of six new cases per 100,000 children each year between 1994 and 1998, to an average of 33 new cases per 100,000 children each year, between 2009 and 2013.

Meat-based diet linked to fatty liver disease

Opt for stairs, not soda, to feelmore energised at workNEW YORK, (IANS) Researchers have found that 10 minutesof walking up and down stairs at a regular pace is more likely to makeyou feel energised than ingesting 50 milligrams of caffeine - about theequivalent to the amount in a can of soda. "We found, in both the caffeineand the placebo conditions, that there was not much change in how theyfelt," said study co-author Patrick J. O'Connor, Professor at University ofGeorgia in the US. "But with exercise they did feel more energetic andvigorous. It was a temporary feeling, felt immediately after the exercise,but with the 50 milligrams of caffeine, we didn't get as big an effect,"O'Connor said. The study, published in the journal Physiology and Behav-ior, aimed to simulate the hurdles faced in a typical office setting, whereworkers spend hours sitting and staring at computer screens and do nothave time for a longer bout of exercise during the day. For the study,participants on separate days either ingested capsules containing caf-feine or a placebo, or spent 10 minutes walking up and down stairs - about30 floors total - at a low-intensity pace. O'Connor wanted to compare anexercise that could be achieved by people in an office setting, where theyhave access to stairs and a little time to be active, but not enough time tochange into workout gear, shower and change back into work clothes.

LONDON, (IANS) A diet high in animal protein is associated with ahigher risk of non-alcoholic fatty liver disease (NAFLD), a conditionin which fat builds up in the liver, in overweight people, says a study.Non-alcoholic fatty liver disease is a major health concern as it canlead to permanent scarring (cirrhosis) and subsequently to cancerand malfunction of the liver. This may result in life-threatening com-plications for which a liver transplant is needed."A healthy lifestyle is the cornerstone of treatment in patients withNAFLD, but specific dietary recommendations are lacking," said ledauthor of the study Louise Alferink from the Erasmus Medical Centre,Rotterdam, The Netherlands. "The results from this study demon-strate that animal protein is associated with NAFLD in overweight

elderly people," Alferink said. These findings presented at The Inter-national Liver Congress 2017 in Amsterdam also showed that fruc-tose consumption per se might not be as harmful as previously as-sumed. A total of 3,440 people were included in the study of whom 30per cent were lean and 70 per cent were overweight (body massindex [BMI] of 25 kg/ square metre or greater). The average age was71 years and NAFLD, as assessed by abdominal ultrasound, was present in 35per cent of the participants. Macronutrient intake was recorded using an externallyvalidated 389-item food frequency questionnaire and analysed in quar tiles us-ing the nutrition density method (energy percentage). Fur thermore,analyses were stratified for BMI to account for BMI-related differ-ences in eating habits and dietary measurement errors.
