What’s on offerWe understand the hard work that is involved in saving for a deposit on a new home, so when there is extra help available from the government, it is well worth making sure you are taking advantage of it.

Tip:Speaking to a finance broker can save you valuable time by helping to find and arrange the right loan for you.

First home owners are best placed to receive government grants and concessions on transfer duty, and most states favour those who opt to build a home or buy a newly built home. Savings like these can contribute greatly to how long it takes you to get a start in the property market.

Grants and concessions do vary from state to state, and are subject to change over time, so it’s important to check what’s available where you live. There are also specific eligibility requirements that you will need to meet. The best way to ensure you get any assistance available is to talk to an expert, such as a finance broker.

Government grants and concessionsThis is a summary of the grants and transfer duty concessions available in Victoria for first home buyers:

First Home Owner Grant*

• Applies to eligible contracts entered into on or after 1 July 2013

• $10,000 grant to first homeowners who buy or build a new home to live in

• The grant is capped at $750,000, so it is only available for properties with a total value less than this amount

• There is currently no scheduled end date

Transfer Duty Reduction for First Home Buyers*

• First home buyers purchasing a home valued under $600,000 to live in as their principal place of residence may be eligible to receive a 50% transfer duty reduction from 1 July 2013

Government grants and concessionsThis is a summary of the grants and transfer duty concessions available in New South Wales for first home buyers: First Home Owner Grant (New Homes) Scheme*

• Applies to eligible transactions entered into on or after 1 October 2012 and before 1 January 2016

• $15,000 grant to first home owners who buy or build a new home to live in

• The grant is currently scheduled to reduce to $10,000 on 1 January 2016

• The grant is capped at $650,000, so it is only available for properties with a total value less than this amount

First Home – New Home Scheme*

• Applies to eligible contracts or transfers entered into on or after 1 July 2012

• Eligible first home buyers are exempt from transfer duty on the purchase of new homes valued up to $550,000 and receive a concession on the duty payable for the purchase of new homes valued between $550,000 and $650,000

• Eligible first home buyers are exempt from transfer duty on the purchase of vacant land valued up to $350,000 on which buyers are intending to build their first home and receive a concession on the duty payable on the purchase of vacant land valued between $350,000 and $450,000

New South Wales Tip:The $15,000 grant is scheduled to reduce to $10,000 on 1 January 2016, so don’t miss out.

• Applies to eligible contracts entered into on or after 25 September 2013#

• $3,000 grant to first home owners who purchase an established home to live in

• The grant is only available for properties with a total value of less than the following cap amounts:

• $750,000 if the property is located south of the 26th parallel of South Latitude

• $1,000,000 if the property is located north of the 26th parallel of South Latitude

• There is currently no scheduled end date

Transfer Duty Concessions – First Home Owner Rate of Duty*

• Home buyers eligible for the First Home Owner Grant are also eligible for a concessional rate of transfer duty if the value of the property is under $600,000 for a house and land or $400,000 for vacant land

• Eligible home buyers pay no transfer duty on the purchase of vacant land valued up $300,000 or house and land valued up to $500,000

• Eligible home buyers pay a concession rate of transfer duty on the purchase of vacant land valued between $300,000 and $400,000 and house and land valued between $500,000 and $600,000.

Western Australia Tip:$10,000 grant to first home owners who purchase or build a new home to live in.
