ChathamStreetisthefirstofseveralphasesofnewstudentresidentialaccommodationplannedbytheUniversityofLiverpoolaspartofitslongtermhallsprovisionstrategy.Ingeneratingthebriefforthisimportant flagship development, we questioned the currenttrendforproviding‘onesizesuitsall’solutioni.e.amajorityof5bedclusterflatswithafewstudiosorlarger rooms at the extremities of the plan forms.
Ourapproachwastofullyunderstandtheclient’sneedsand aspirations for the development and our design now allowstheUniversitytoprovideaccommodationacrossits undergraduate and postgraduate intake.
Theschemeboastsarangeofselfcatered,communalclustersinsizesfromtwotoeightbedrooms.Therearealsoanumberofstudioapartmentsintegratedwithinthebodyofthebuildinganduniqueduplexloftpenthousesoffering the highest quality accommodation which can attract visiting academics.
TheinclusionofarestaurantatgroundfloorlevelfacilitatedtheUniversity’sdesiretoofferalargenumberofcateredplaceswithinthehall.Thedesignofthewestblockishotel-likeinfeel,servedbyasingle,sub-dividablecorridor.
Thelayoutcanbeconfiguredasaseriesofsevenbedclustersorcanbeopeneduptoactasamoretraditionalopenhallwhichisbelievedtobemoreconducivetoahappier student experience.
Thebespokefurnituredesignallowseasyre-configurationofeachroomtoconferencemode.TheschemewillmeetQualityinTourism3starstandards,anditwillrevitalisetheUniversity’sconferenceoffer.
TheUniversityhasveryhighsustainableaspirationsforthisproject.ItachievedaBREEAM‘excellent’ratingatpre-assessment.Theschemeincludesrainwaterharvesting,solar-thermalhotwater,LEDlightingthroughout,greenroofs,andmostnotably,highlyefficientair source heat pumps instead of a traditional heating system.
ConstructioncommencedduringSpring2010withcompletion due in time for the summer student intake in 2011.
Thiswasasensitivelocationontheedgeoftheconservationareaandclosetoalistedbuilding.WepresentedtoaCABEdesignreviewaspartoftheplanning application process.

Frenchay Campus Masterplan
StrideTreglowncompletedamajormasterplanningcommissionfortheUniversityoftheWestofEnglandinNovember2009followingtheiracquisitionof70acresoflandadjacenttotheirFrenchayCampus12monthspreviously.
Thebriefwastoprovideaminimumof750newstudybedroomsonthecampus.Inordertorectifyhistoricdecisionswherebythecurrent2,000studybedroomvillage lacked student welfare or supporting facilities, the Masterplancreatedanextensiontotheexistingvillage,withthealignmentofbuildingscontributingtowardsthecreation of a strong landscaped axis through the centre of the campus.
Theaccommodation,providing450bedrooms,replacesthedomesticscaleoftheexistingCarrollCourt.Atthecentre of the village expansion is a new all weather recreationalareaandrelaxationzone,supportedby,
andadjacentto,anewgroundfloorStudentVillageCentre,offeringtheopportunityforstudentunionaccommodation,retailunit,café/bar,projectroomanddrop-in space for visiting health or welfare functions.
ThemasterplanalsoproposesanewStudentVillageclusterofapproximately1,000studybedroomsclosetothenewheartoftheCampusandwellservedbynewpublictransportcorridorsthroughtheCampus,andanewEnergyCentre.
Reflectingtheconfigurationandmassingofadjacentnewbuildopenmarkethousing,theStudentVillageoffersarange of varying student accommodation in a mix of town housesandclusterapartments,servedbyanewretailkioskandlandscapingproposals.ThissecondvillageonsitewillresultinamorevibrantCampusheartanddifferent movement strategy.

Whiteknights Development Plan
StrideTreglownwasappointedasleadconsultanttomanagethepreparationofa10yearDevelopmentPlanforthemainWhiteknightsCampusoftheUniversityofReading.
TheDevelopmentPlanincludes2,500studybedrooms,andStrideTreglownwereappointedtodesignthescheme and secure planning permission for the first phaseofsome1,800bedrooms,servedbyanewinternalaccess and road strategy .

Thetownhousesuseatimberframeformofconstructionwithbrickandrendercladdingtorespondtothesurroundingbuildings.Apitchedroofcladinzincenclosesthebuildingswitharoofturretprovidingsmokeventilationandnaturallighttothestaircases.Thebuildingsarearrangedina‘U’shapearoundagreensquarewithasinglestoreyenergycentreandbikestoreenclosingthefourthside.Theclusterflatsarearrangedaround another courtyard to the north ensuring that each element of the development has its own identity.
Phase2willstartonsitein2011oncedemolitionoftheexisting halls is complete.
OurplanningteamnegotiatedtheplanningapplicationonbehalfoftheUniversity.
Theschemeconsistsof8&10bedclusterflatswithasharedkitchen/diningareathataredesignedaroundlandscapedcourtyards.Thedevelopmentcrossestwolocalauthorityboundaries,requiringplanningapplicationstobesubmittedtoboth.ReadingBoroughCouncilrequiredtheschemetoachievea20%reductionincarbonfootprintandaBREEAMscoreof65%(verygood).
Thenewbuildingsareheatedusingunderfloorheatingthat is linked into an air source heat pump.
Thefirstphaseofthenewhallsdevelopmentincludesanewcentralfacilityoffering:administration,dining,social,laundryandpostalfacilities.Anewcateringfacility,providing400seatswithavarietyoffoodoutletsandabar,facestheotherfacilitiesacrossanewcourtyardtorealisethisambition.WorkingwithStrideTreglownInteriorsandRedandOrange(ourgraphicdesignstudio)acompletelynewnewcateringbrandidentityhasbeendeveloped.

Thissensitiveschemehasprovided570studentbedroomsonasitesurroundedentirelybymaturewoodlandinthegroundsoftheGradeIListedFounders’BuildingatRoyalHollowayandinthegreenbelt.
Thedesignconceptretainsthedistinctivenessand‘spiritofthelocation’asthebuildingsarearrangedarounda central, informally landscaped space and are clad in cedar shingles.
Theundulatingplantedroof,whichvisuallyrespondsto the deciduous trees surrounding the site, is the only elementofthedevelopmentvisiblefromthesurroundingarea.
Despiteitsapparentcomplexity,thedesignusesthesimplestofidenticalblocksofaccommodationtomaximiseopportunitiesofprefabricationandstandardisation of components.
Ourplanningteamco-ordinatedthesubmissionwhichnecessitated resolving landscape, wildlife and drainage issues.

Thedesignforthenewhallsusesthedesignofthebedroomandkitchenmodulesbuiltintheinitialphase,with overall site layout and choice of external materials developedtoreflecttheexistingbuildingsimmediatelysurroundingthesite.TheCollegeanddesignteamtookthe opportunity to develop and refine aspects of the phase 1 scheme to achieve optimum maintenance and valueformoney,andtoresolvelong-standingproblemsassociated with vehicular circulation on the campus.
Tightphysicalconstraintsinsitelayout,closeproximitytoexistinghallsofresidence(whichremainedinusethroughouttheconstructionperiod)andsensitiveplanningcontext,meantthatthisprojecthadtobecarefully planned and organised to minimise disruption.
Buildingworkwasprogrammedtominimisedisturbanceduring examination periods and site logistics, deliveries and materials storage and handling were closely monitored throughout the contract.

‘Cluster’ flat design principles
PhoenixCourtformedpartoftheBroadmeadextensionmasterplan(CabotCircusdevelopment).Theprominentcitycentreschemehasbeendesignedtoreflectthisvibrantquarterofthecity,throughtheuseofboldcoloursand modern cladding materials.
WorkingcloselywithBristolCityCouncil,withwhomwehaveestablishedcloseworkinglinksovertheyears,andthemaindeveloper(BristolAlliance),weachievedasuccessfulplanningapplicationwithin13weeksofsubmission.
PhoenixCourtwasUnite’sfirstmediumrise,11storeymodularbuilding.Wehadtoconsidertheeffectoftheextra structure required within the modules to support the greaterloadsimposeduponthem.EarlydiscussionswithUniteModularSolutionsidentifiedaminimumdistancefrom the corner of the module to a window opening.
Thisnegatedthepotentialforcornerglazingwhichinformed the elevation design.
Usingtheprefabricatedmodulesreducedboththeconstruction period and the amount of material wastage. Thefactoryfinishprovidedbythemodulesalsodecreased the amount of snagging usually associated withthisbuildingtype.
We worked with the interior design team in the design of the premium studios on the 10th floor, which command stunningviewsacrossBristolandtheincreaseinspecificationtotheseroomsallowsUnitetochargeapremium for these rooms.

Theexteriorsofthebuildingsaredesignedasamixtureofbrickworkandrenderplanesona“metsec”metal framing system and the whole site is extensively landscaped.
Theseventeenfivestoreyblocksinbrick,renderandmetal cladding are located across a landscaped campus withtheirownsocialhubbuilding.Theapparentlyhaphazardarrangementofthebuildingsonthissitehasinfactbeencarefullyarrangedtopreventoverlookingbetweentheroomsandreducetheapparentdensityof this student housing scheme and its impact on the surroundingneighbourhood.
Ahighquality,hardandsoftlandscapeschemefurtherenhancesthespacesbetweentheblocks.WorkingdirectlywithHillingdonBoroughCouncilplanningconditions were quickly discharged
Asthedesignbuildcontractor’sarchitectsweparticipatedinthedevelopmentoftheprefabricatedconstruction solution which ensured that the whole projectwasdeliveredin89weeks,threeandahalfmonths ahead of programme.
Thehybridconstructionmethodemployedonthisprojectconsistedof“twinwall”precastconcretepanelsandprecastfloorunits(whichareexposedwithinthebedrooms)andpanellisedlightweightsteelendwalls.Carefulco-ordinationwasrequiredtoensuretoleranceswere met and services correctly located.

andnumberofbedstosatisfytheclient’sbriefwhilstremainingfinanciallyviable.
Thedesignmakesfulluseofmodularconstruction,self-finished permanent formwork and other off-site manufacturing techniques to reduce deliveries and accelerateconstruction.Afireengineeringsolutionhasenabledtraveldistancestobeincreased,reducingthenumberofescapestairsrequired.
ABREEAMratingof‘Excellent’hasbeenachievedatdesignstagewith20%onsiterenewableenergygenerationalsodesignedintothescheme.Greenroofsareprovidedacrossthenewbuildingtoenhancetheoutlookoftheadjoiningsocialhousing.

We worked closely with them inthedesignofthestudiolayouts,bathroompodspecification, and extensive common areas facilities which sets this development apart from other providers in thearea.Workingwithourinteriorsstudio,wewereabletoproducebothhanddrawnandCGIvisualisationofthe key areas to allow the client to visualise the finished article.
Working with our client we developed a new approach tocommunalareadesign.Thegamesarea,quietstudyrooms, reading area, cinema , gym and main tv lounge areallvibrantandwelcomingwithdesignsinformedbythe trends in the hotel sector.
Partofthebuildingislocatedwithinaconservationareaand as such, the design of the elevations needed to
beinkeepingwithsurroundingarea.Pre-applicationdiscussionswithBristolCityCounciladvocatedourapproach in adopting a respectful response to the elevationofthebuildingfacingontoKingSquarewhilstamore contemporary use of the same materials are used elsewhere.
Massingandelevationstudieswereproduced,demonstratingtoBristolCityCouncilthatanadditionalfloor’sworthofaccommodationcouldbeprovidedwhilstnotbeingdetrimentaltothesurroundingarea.Thisprovidedtheclientwithanadditional38studios.
Usinganexistingbuildingpresentsaseriesofdesignandconstructionchallenges.Integratingthestudiolayouts with the existing structure has meant that no two studios are identical, which provides a unique user experience in each.

ThedevelopmentisthefirstphaseofnewstudentresidentialaccommodationplannedbyKeeleUniversityas part of its long term halls provision strategy on campus.ItisfundedbythesaleanddevelopmentofUniversityland(HawthornsHall),whichcurrentlyhousesoff-campusstudentresidences.Theschemereplaces that accommodation, a large restaurant and management facility.
Despitebeingdesignedforadeveloperaspartofacompetitive dialogue process, our approach focussed ontheUniversity’sneedsandaspirationsforthedevelopment and the campus as a whole. We produced masterplan sketches for the campus as part of the bidwhichwillbenecessarytosupporttheplanningapplications.
Theschemeisentirelyselfcatered,withcommunalclustersinsizesofsixandeightbedrooms.Therearealsoanumberofresidenttutorflatsintegratedintoeachblock.
Thebespokefurnituredesignallowseasyre-configurationofeachroomtoconferencemode.TheschemewillmeetQualityinTourism3starstandards.ItwillsignificantlyincreasethequalityoftheUniversity’sconference offer.
TheUniversityhasveryhighsustainableaspirationsforthisprojectandtheschemeachievedaBREEAM‘excellent’ratingatpre-assessment.Thecampusisundertakinganinnovativerenewableenergygenerationprogramme which the scheme makes use of.
