So where are we now? This depends on the way you look at things. The good news is that we aren’t seeing any drastic downward activity for Talega. Again I don’t have the ‘crystal ball’ we all wish we could look to, for answers. Short SalesA short sAle is an arrangement with your lender whereby they allow you to sell the property for less than the amount of the current mortgages. Short sales are a way for homeowners to avoid foreclosure and minimize the damaging effects of a foreclosure.
Why do lenders allow short sales? • Short sales save the lender the expense of foreclosure • Lenders are not in the business of owning real estate. • Lenders do not want to acquire properties for resale because it’s costly.
How long does a short sale take? • It’s a complicated process and could take from 3 to 9 months. • During this period sellers typically do not make any mortgage payments.
Can you complete a sale if a notice of default (NOD) is filed? • Yes. The lender will work with us and even allow you to cure the late payments even after the notice of default (noD) notice of sale (noS)has been filed. • We have successfully stopped the foreclosure sale up to 3 days before the foreclosure sale.
What happens to your credit? • Your credit will be affected by the short sale process, but if you start the process early enough you can avoid the negative foreclosure rating on your credit.
Can you complete a short sale and keep your mortgage and credit current? • Yes. Some lenders will grant short sales while your credit is still current as long as your financial situation warrants it.
After a short sale, when will I be able to buy a home again” • Typically, most guidelines are 2 years, but restrictions may apply.
