St. Peter’s Youth Group will once again be
hosting their annual Pumpkin Path. The
pumpkins are due to arrive on Saturday,
October 6 at 9am. We need all available
hands to help with the unloading. Please

The significance of the 50% Construction Drawings or documents in the project development cannot be understated for the following reasons: 1. The 50% plan development milestone is when we will be soliciting, evaluating, and selecting a Construction Manager or CM (in layman’s term a “building contractor") to become part of the team. The CM will be the construction company ultimately responsible for building and delivering the project for us. In order to solicit CM services, we will be preparing an RFPQ (Request for Proposal and Qualifications) for the potential CMs to respond to and will include the 50% plans and specs for them to prepare a preliminary budget, which will be used to establish the contract construction GMP (Guaranteed Maximum Price). We will be soliciting 3 or 4 prequalified construction managers to participate. 2. Selecting a CM and establishing a GMP at 50% project development is important because it will also provide 'CM/builder oversight’ of the plans being finalized from 50% to 100% — which helps to maintain cost controls and helps avoid potential cost over runs, or other unpleasant “surprises”. 3. Also, of importance is that selecting a CM and establishing a GMP at 50% project development will allow us to continue our discussions and negotiations with the insurance company. As you know, there have been differing opinions on what the replacement cost of the church and rectory is going to finally be, considering all the required site work.
