Utilities: Power Like No Other / Natural GasThe facility has an astounding 32,000 AMPS of 3-phase power at 277/480v distributed by eight (8) 4000-AMP transformers. At least 24,000 amps (in 6 transformers will stay with building). The facility does not currently use natural gas. But, Questar Gas has confirmed that ample capacity is available at the curb to service any user requirement. The building has fiber optic for bandwidth needs.
ConstructionThis building is quality tilt-up construction with a minimum clear height of 24.58 feet. The floor thickness is 7 inches reinforced with #5 rebar 12” OC. Additional plant attributes include: pump room, compressor room, maintenance shop, cooling tower, wood shop, and internal loading docks. The pump and compressor room equipment not included with the building.
Expansion / Conversion to a Distribution CenterThe property sits on 22 acres. The South side of the building was designed with expansion in mind. This area could be storage yard, or the South side of the building could be converted to truck docks, or additional building expansion.
Interstate Access and Excellent LocationSt. George has been selected by many corporations’ as the site for their distribution center (DC) because of its central mid-West location. Local DCs include Walmart, Family Dollar, and Orgill. St. George places half a dozen major metro markets within a day’s drive. The new St. George Airport is located minutes away.

The industrial sector is bringing a significant number of new jobs to Las Vegas as more companies are discovering it as a distribution hub. Amazon, Fanatics, Bed Bath and Beyond, and many others have built facilities in Las Vegas to accommodate their expansion plans. Spec construction has also been on the rise with some notable successes. Prior to completion, Scannell properties was able to lease its 340,000 SF spec building to a global logistics company with the assistance of NAI Vegas.
Approximately 8 million SF of space is complete or under construction with the vast majority of it in the north Las Vegas and south east/Henderson areas.
