Why do you need a Protector Warranty?Control of quality of materials and workmanship makes the biggest difference in the life expectancy and environmental impact on any building. Traditionally manufacturers of systems offer a material/system guarantee and the ‘approved’ contractor, who undertakes the installation of the system offers up to 12 year workmanship guarantee.
In the main, ‘approved’ contractors self-check their own installation to ensure accurate and robust details are constructed, guaranteeing their own work and exposing themselves to growing liabilities for up to 12 years.
At the point of failure, after the installation has been completed, the weak link in the construction supply chain can be exposed between the small print in the material/system and installation guarantees resulting in difficulties in apportioning responsibilities, voiding guarantees.
Many guarantees are promoted throughout the construction industry with material / system guarantees providing the headline i.e. ‘25 Year System Guarantee’ and workmanship guarantees being substantially less i.e. up to 12 Years.
‘Approved’ contractors can have failures of envelope solutions whether it is a system or workman-ship defect!
If there is a failure during the work-manship guarantee period and the ‘approved’ contractor has ceased from trading, is the guarantee void?

How Protector Warranty ensures construction compliance?Involving SpeedDeck Building Systems Limited and AWM’s Protector Warranty at the early stage ensures that the right roofing and cladding system and the very highest standards of workmanship are adhered to from design & specification through installation meeting all the necessary building regulations and that all the vital interacting details are not neglected providing high performance and peace of mind throughout the build-ings operational life.
Protector Warranty records include detailed on-site digital photography used to support easy to check AWM auditing forms completed by Specialist AWM Auditors. The in-depth completed reports are submit-ted to the sub-contractor, main contractor and client to manage a project’s weekly progress and detail any corrections required until after the very last snagging.
Protector Warranty inspection includes the following:
AWM AUDITOR INSTRUCTION : Protector Warranty - The auditor is to conduct an inspection of the roofing material installation as specified above, for the provision of a 25 year protector warranty. The auditor is to look at the quality of the product installation and comment on any items which may have an adverse effect on theinstallation of the specified material.

Weather: 0.0° C Frosty, sunny and no wind
Purpose of Visit: 1st Visit to inspect roofing to date
General Installation Summary : [Normal Comment] [ADVISORY] [BOLD CRITICAL] Item No. / Visit No . AWM (T B Downs) arrived on site and signed XXXvisitors book and was then given a Site Induction and then allowed to access the roof area to be inspected with XXXin attendance. On arrival it was noted that there was good access to the roof via scaffold tower and ladders with edge protection was around the perimeter of the roof area - with this in mind all due care and attention was made to Health and Safety using the appropriate PPE equipment during the inspection. 1/1 It was quite evident that work on the `non-acoustic` roof area had not long started although approximately 90% of the steel liner sheets had been installed along with the insulated gutter – the gutter at present had not had any of the joint positions `heat-welded .̀ Roof Areas Referenced- D7 / D19+ to R7 / R19+ and lower level R7 / R19+ to Tx7 / Tx19+. (see photographs Nos. 1, 2, 3 and 4) 2/1 The steel liner sheets had been secured to the substructure (i.e. galv. steel purlins) with FixFast fasteners at the centres as Shown and specified on drawing No. 731 / GA02 Rev `A` and the side laps stitched at 450mm centres. The side laps were sealed with 50mm x 1mm thick Polyband tape and end laps sealed with 9mm x 3mm thick butyl sealant. (see photographs Nos. 5 and 6) 3/1 At the eaves and ridge positions the profile of the liner sheets have been sealed-off with rigid foam fillers bedded on a translucent silicone sealant all as per detail drawings Nos. 731 / D09 Rev `A` and D16 Rev `a` also in accordance with the manufacturer’s recommendations. (see photographs Nos. 7 and 8) 4/1 No work had been carried out on the `High Humidity Roof` over the swimming pool area, however, the wide trough perforated aluminium liner sheets had been `loaded out` in positions. (see photographs Nos. 9 and 10) 5/1 Work was currently `ongoing` on the installation of steel liner sheets to lower roof area B7 / B18 and D7 / D18 along with the installation of the membrane gutter. (see photograph No. 11)
Material Storage: All liner sheets, fasteners, vapour control layer and Isobar components stored at roof level.
Time Arrive On Site: 08.00am

Safety Site Induction: Yes (15mins) by MS
Client Instruction: AWM was instructed to carry out independent inspections of the roofing system for the provision of a protector warranty.

General Installation Comments: [Normal Comment] [ADVISORY] [BOLD CRITICAL] Item No. / Visit No . 6/1 IT WAS NOTED ON BOTH DRAWINGS NOS. 731 / GA01 REV `A` AND GA02 THAT THE ISOBAR AND BRACKETRY IS SPECIFIED AS BEING `POWDER COATED` FOR BOTH THE STANDARD ROOF SPECIFICATION AND THE HIGH HUMIDITY SPECIFICATION, WHEREAS ON SITE THERE IS ONLY `GALVANIZED` ISOBAR AND BRACKETS - THIS NEEDS CLARIFICATION PRIOR TO THE ISOBAR SUPPORT RAIL SYSTEM BEING INSTALLED. (SEE PHOTOGRAPH NO. 11) 7/1 BOTH DRAWINGS NOS. 731 / GA01 REV `A` AND GA02 SHOW THE INSULATION DEPTH AS BEING 220MM IN THE SPECIFICATION BUT THE VOID IS SHOWN ON THE DRAWING AS BEING 236MM AND UP TO THE UNDERSIDE OF THE OUTER SHEET – AGAIN THIS SHOULD BE CHECKED OUT PRIOR TO INSTALLATION OF THE INSULATION.
Summary of Inspection Carried Out
The above inspection was carried out by AWM with XXX in attendance and in general the workmanship was found to be of a reasonably high standard and during the inspection any points of concern were noted and are contained within this report purely in an advisory capacity only.
AWM would wish to point out that these findings are in a particular `window of time` and do not constitute a `snagging list` but we will revisit these points during our next inspection.

Where a client requires some ‘peace of mind’ but does not want a fully insured system, then the Protector Warranty is a valuable addition to the project and provides some reassurance that the products specified will be the products installed and will perform to expectations.
The Pioneer Warranty is administered by Building and Land Guarantees Ltd and is ultimately insured by Amtrust Europe Ltd (AM Best security rating "A Excellent"). The security of Amtrust Europe Ltd is rated by Standard and Poors at A+, by A M Best at A and by Fitch at A+*. With a long term policy such as the Pioneer Warranty it isimportant that the Insurer is rated highly by the standard insurer rating agencies
Developed specifically for Local AuthoritiesFor buildings such as schools, it is paramount to get the construction exactly right first time. AWM has developed a specialist service for local authorities to achieve this seamlessly within a contract for the weatherproofing with the right design, materials and quality of workmanship
Where building owners want long term assurance in excess of the Pioneer Warranty period, AWM can provide the owner with an added warranty, which will come into force after that warranty period. In general terms the warranty will give assurance to the owner for a further 15 years.
