SPECTACULAR SURROUNDINGS

This lovely Mediterranean-style four-bedroom home in a stunning lake-front location, was ahead of its time when it was built in the late 1950s. It has a large roof terrace, and sits within landscaped gardens of approximately one acre, with double garage. The well-proportioned accommodation is cleverly designed to give every room spectacular views over the 26-acre Mill Dam Lake which makes this position so enchanting and unique. Located just thirty minutes from Colchester, from where London Liverpool Street is accessible in under one hour, and close to Brightlingsea, an ancient Cinque Port with an important yachting tradition, this beautifully presented home is both

individual and set in a great location.

There are so many lovely views of the lake from the house and garden, we have a rowing boat, and at one end of the lake there is paddle boarding and

other water sports, and just beyond the lake is a marina with large boats giving access to the estuary and the sea.”

Down to the LakeBuilt in 1956-1957, and inspired by the Spanish houses that the original builder of the property knew well, this house makes great use of its surroundings at the edge of the historic village of St Osyth, with a lovely landscaped garden sloping down to a large leisure lake that was once the mill dam. As you sweep into the driveway, which has room for up to six cars, you notice the large front garden, attractively planted with mature shrubs and trees. To the right of the house is an integral double garage with up and over electric doors, electricity supply, and direct access into the house, you’ll also find additional electricity points in the garden.

Spanish StyleThe house is entered via a large Spanish-style covered porch, with a tiled roof and space for table and chairs. “It’s a lovely secluded spot for a glass of wine in the evening sun.” Through the glazed front door which also features a glazed side panel, you enter a large, light reception hall. This versatile space has a tiled floor with under floor heating, covered radiators and a hard-wood open staircase, there is a door into the double garage.

Annexe and UtilityTo the left as you enter the house is a large, useful storage cupboard, downstairs cloakroom, and the entrance to a downstairs bedroom. This lovely light room has a line of floor-to-ceiling wardrobes, which you step into through an archway from the modern en-suite wet-room shower. From here, patio doors lead you outside to the sunny kitchen garden. Leading back into the hall, towards the kitchen is a separate laundry room which is fitted with tumble dryer, washing machine, and sink, plenty of storage and work tops and a door to the garden.

Garden RoomAt the end of the reception hall you enter a large, impressive garden room, with design features such as arches and two columns, all recalling the Spanish theme. There is a tiled floor, under-floor heating and a partially glass

roof, with blinds. This area offers much light and space, the current vendors have a table and chairs and piano in front of three arched patio doors, which open out on to a sunny, courtyard garden, a fabulous setting for any family or social occasion. “The courtyard has a working fountain and a grape vine which provides lots of grapes, it’s a sunny area with a Spanish feel.”

Open Plan KitchenThe kitchen is partially open to the garden room and the sitting room, it’s well equipped with black granite worktops, a double sink and draining board with single mixer tap, integrated electric cooker with extractor hood, dishwasher and wide pan drawer. A window looks out onto the kitchen garden, and there is a double-size opening leading into the Garden room.

Lake-side ViewsDouble doors take you through into the large, tastefully decorated sitting room, which is carpeted in a neutral colour to compliment the decor and heated by radiators fitted with covers from a recently fitted gas combi boiler. The four sliding patio doors frame the fantastic views over the garden and the Mill Dam Lake and allow light to stream in. There is a feature stone chimney breast of Devonshire stone which has a remote-controlled flame gas fire which can be lit on chilly evenings to create a cosy atmosphere. The house is well insulated and there are 16 solar panels on the roof of the two-storey section of the house, with feed-in tariffs for 15 years.

Four steps, also of Devonshire stone, take you up to the dining room where the wonderfully flexible accommodation continues. This impressive room has a high, slanted ceiling, and windows on each of the four walls. From here are patio doors onto the courtyard garden and further patio doors onto the steps leading to the rear patio. “The views from here are stunning, you can see the whole expanse of the garden and the lake from there.”

This is a lovely light room, with plenty of storage. The kitchen feels separate but opens up into the rest of the house.”

Bedrooms and Roof Terrace An open staircase leads to the master bedroom, to the left. The upstairs is carpeted throughout and heated with radiators. The master bedroom is dual aspect, with a large window overlooking the courtyard, while the other looks onto the front garden and the drive. The vendor has stated that all blinds and curtains are included in the sale and the décor upstairs echoes the neutral palette from downstairs, adding to the light, Mediterranean feel of the house.

The landing has two large windows which overlook the front of the house. Just past the stairs is a shoe cupboard, followed by a smaller bedroom, currently used by the vendors as an office fitted with office furniture. This room also houses the airing cupboard and boiler. A great feature of this room is the glazed door onto the large roof garden, finished with astro-turf and edged with concrete troughs planted with trees with further incredible views over the whole lake. Beyond the bedroom/study you’ll find the split level family bathroom which has under floor heating and is tiled throughout. There is a bidet and toilet with covered cistern a marble top sink and set within an archway is a luxurious corner bath with shower fitting. The last bedroom is a double with fitted wardrobe, fitted dressing table and drawers with cupboards above. This room also offers a dual aspect with one window looking onto the roof garden and kitchen garden, and another to the front aspect.

The Historic Village of St. Osyth The house is within walking distance of the historic village of St Osyth, which boasts a Priory and Church. There is a well-stocked supermarket, Primary school, doctor’s surgery and pharmacy. The village has two pubs, a bar, and a choice of restaurants and the house is only three miles from the traditional seaside town of Clacton-on-Sea with its award-winning pier and beaches.

Garden of DelightsThe same attention to detail invested in the house has been applied to the garden. Access can be gained to the garden from both sides of the house, to the left of the house is a gate through to the kitchen garden with storage shed, greenhouse and potting shed and to the right is a double, wrought-iron gate providing wide access to the back garden.

A split level terrace runs the length of the rear of the house, with rounded steps and coloured lighting leading down onto the rear terrace. The garden is beautifully landscaped, bringing delight whatever the season, with a number of separate seating areas, a wrought-iron gazebo with stone bench and statues. “The garden looks absolutely stunning at night.” Every moment gained is a moment to enjoy the spectacular surroundings this home has to offer.

EXQUISITE HOMEAt Exquisite Home, we offer a refreshing approach to selling or letting exclusive homes, combining individual flair and attention with the local expertise of independent estate agents to create a strong international network, with powerful marketing capabilities. We understand moving home is one of the most important decisions you make; your home is both a financial and emotional investment. Exclusive properties also require a tailored approach to marketing. Our bespoke service adopts a lifestyle approach to the promotion of your property, combined with an efficient sales process and outstanding customer service. The widespread exposure of prime residential properties is crucial.

The more prestigious a property, the smaller the number of potential buyers. Buyers of exclusive properties are generally not constrained by such influences as specific location, proximity to public transportation or local amenities, In today’s market, the mobility of buyers is also greater than ever and they could come from, quite literally, anywhere- through local and regional marketing, national newspapers and magazines or; increasingly, internationally using interactive technologies, with this in mind, we have created a marketing strategy to target a suitable geo-demographic profile of potential buyers around the world.
