Oakley Needs A Forever Home
Oakley is a neutered male Yellow Lab mix, approx. 4 years old. Weighing in at about 85 lbs. he’s like a Hoss Cartwright of dogs; big and lov-able. Despite being
great with humans, we think he should be the only dog in the household. He’d also be best in a home with just adults or in a home with older children since he is a powerful dog. Oakley is looking for someone wonderful to give him a forever home.
For further information on adopting Oakley, please call Capital District Humane Association
(CDHA) at 899-0187 or 664-3450

Top Tips To Make A Home Green (MS) -- A well-planned, high performance home costs less to operate -- and as importantly, high performance is the prom-ise of premium resale value.
Sustainable components include energy-efficient heating, lighting, cooling and water systems, as well as the reduction of natural resources like wood. Clip this checklist as a preliminary guide for both you and your builder:
Location: Build for lifestyle convenience where you can walk, cycle, or take public transit.
Position: Consider north-south positioning to maximize use of the sun’s energy and heat.
Generate: Install solar panels and generator to offset public en-ergy supply. Add a solar water heater.
Walls: Build with concrete. An award-winning wall system, ad-vanced by Nudura, builds with pre-assembled forms, each one stacked, reinforced, and then filled with concrete. Once locked together (like Lego) the system creates a solid, monolithic concrete wall. This method (www.nudura.com) has shown to deliver energy savings of up to 70 percent and delivers a build-ing envelope up to three times more sound resistant, four times more fire resistant, and nine times stronger.
Materials: Premium green choices should include low- and ze-ro-VOC (volatile organic compound) paints and sealants, plus high-performance windows, roofing and flooring.
Landscaping: Design your gardens for low use of water and pesticides. Plan with drought-resistant native plants, perennial groundcovers, plus flowers and shady canopy trees.

Spray Foam Insulation Combats Mold (MS) -- If you worry about mold in your home and are trying to find solutions, you can take one simple step to help prevent it from happening.
Mold is commonly found in houses that have poor wall insulation. As moisture builds up, the interior of the walls can slowly rot. This gives off a foul smell and reduces the overall stability and quality of a property. You may need to completely strip your walls to effectively repair them.
Such a repair can be expensive, but in order to prevent this situation from occurring, you can choose an alternate kind of insulation for your home. Spray foam insulation, like Icynene, is a good choice, especially for preventing mold. Unlike other insulation, spray foam protects your walls against moisture by forming an air barrier.
Prevention of mold, dust, dust mites and other common airborne irritants will improve the quality of the air in your home and ultimately the investment value of your house.

Did You Know? Potatoes are enjoyed world-over and make a versatile addition to any meal. Though many consumers purchase their potatoes at the local grocery store, potatoes can be easily grown in the home garden, too. Potatoes prefer a slightly acidic soil and full sun and will produce best in a loose, moisture-retentive soil. It is possible to get good potato yields in less-than-perfect soil, however. Home gardeners can begin planting potatoes in early spring, when the soil is able to be worked. Plants will not begin to grow until the soil temperature is at least 45 F. Plant only certified seed potatoes, which are available at most quality nurseries and garden centers. They are less likely to have disease than a potato you picked up at the su-permarket and tried to estab-lish. Small seed potatoes can be planted as-is. Larger seed potatoes should be cut into pieces that contain at least one or two “eyes.” Placing the seed potatoes in a warm loca-tion can entice them to bud and speed up the sprouting process once planted.

Save Money On Energy Bills (MS) -- Home is where the heart is, where families grow, and generally where the most of our leisure time is spent. Working with green technology for the best insulation will keep your house warm, welcoming, comfortable and cozy -- and will save you money, all at the same time.
Insulation advancements are on the horizon at all times, experts say. Take a look at innovation by Icynene, for example. Their soft, expanding spray foam insulation and air barrier material pro-tects homeowners from the harmful outdoor environment and from energy-robbing air leakage. Icynene pioneered the spray foam technology and now leads in industry training. Why are homeowners turning to spray foam insulation? Experts tell us that older insulation types, such as fibreglass, will settle, compact and sag over time, decreasing their insulation prop-erties. Spray foam insulation is energy efficient, says Icynene, and it has a high R-value due to its ability to seal and insulate at the same time. The spray foam solutions are created with water blowing agents and renewable and recycled content, which help reduce greenhouse gas emissions to support a healthier environment. Spray foam insulation can be used in new home construction or additions and insulation upgrades to existing homes (attics, crawlspaces) during remodeling projects. With spray foam insulation you can maintain healthy indoor air while reducing your HVAC equipment needs and saving on energy bills. In addition, homeowners can conserve construction materials without the need for excess sealing and still achieve optimal airtightness. Spray foam insulation doesn’t pass off gas over time, performs at peak levels for the lifetime of your home, and, because airborne moisture is controlled, the durability of the building remains unthreatened by the growth of mold and mildew.

Fun Facts About EarthwormsThere are more than 2,700 different types of earthworms residing on the planet. Earth-worms are often known to be workhorses in the garden, helping to aerate and fertilize the soil while filling it with nutrients. Earthworms recycle materials like dead leaves, decaying animals and feces so new plant seedlings can grow and have the process begin anew. Worms have been around for 120 million years -- one of the few species of
insects that have stood the test of time. In just one acre of soil, there may be a million or more earthworms turning over the soil and chewing on organic matter. Without earthworms, most plants would not thrive. Earthworms have mucous covering their bodies in order to stay moist. This helps them to breathe through their skin. You may have noticed that after it rains worms appear on sidewalks and outside of their underground burrows. This is not because they are drowning underground, but because the environment is moist after it rains, making it more conducive for worms to breathe and move around to find mates. Normally the dry conditions above ground make them dry out and die. Earthworms can be remarkable creatures to watch. Contrary to popular belief, worms do have a mouth and an opposite end for waste removal that is not interchangeable.

WE DELIVER YOUR WAY
How To Choose A Builder (MS) -- Whether the kids have all grown up and moved out or if the kids are on the way and it’s time to expand a living area, building a new home is an exciting, yet often agonizing, experience. The reasons for building a new home are many, but regardless of the reason, the process of choos-ing a builder should remain the same.Andrew Nadalin, president of Pace 2000 Inc. and a fourth generation builder and crafts-men, offers the following advice to prospective home-owners with their eyes set on building a dream home to call their own.* Look for a builder with a solid reputation. A builder’s reputation speaks volumes, but it doesn’t have to speak for ist-self. That’s because a builder who has spent years providing personal service, innovative design and quality workman-ship will no doubt have a host of happy former customers ready and willing to offer their input. If during the interview process a builder appears reti-cent to share his work or ex-
periences with previous customers, this should be a red flag. Reputable builders will be proud of their work and more than willing to show it off.* Find a builder who is flexible. You will be paying to build your home, not the builder’s home. A builder should be flexible and ready and willing to meet your needs, no matter how unique they might be.* Look for a builder who does more than build. A good builder should do more than just build. A builder should provide a net-work of qualified professionals to make the process go more smoothly. This network should include real estate and building consultants, interior designers, architects and engineers. Such connections can provide peace of mind and will also illustrate that a builder is both respected in the community and is intent on ensuring your home becomes the dream home you envision it to be.* Don’t build on the cheap. Buyers who plan to build their own home are in the unique position to ensure their home is as safe and high-quality as possible. This isn’t always the case when buying a resale, so make the most of your opportunity and use only top-of-the-line construction materials and features and choose a builder with experience in working with such materi-als and features. Building on the cheap could prove disastrous in the not too distant future, so don’t sacrifice on quality when building a new home.

Planning Your Renovation Smartly (MS) -- As you tear apart the wallpaper, replace the cupboards and strip the floorboards, experts caution not to reach for that bucket of paint before investigating the innards of your walls.
Insulation and infrastructure are significant to the foundation and value of your property, so bring-ing in a home inspector or appraiser allows you to make corrections early, before you’ve finalized the renovation plans.
Common problems centre on air leakage and poor insulation issues, experts tell us. The latest research, for example, indicates that traditional fibreglass and cellulose insulation are less reliable than contemporary spray foam insulation.
Foams, like those from Icynene, are known to decrease the presence of common airborne irritants, reduce air and water penetration and reduce energy costs. When you sell your home, spray foam insulation stands to give a better return on investment than dated insulation.

The Case For Choosing Native Plants One of the best ways to improve a home’s resale value is to address the landscape. Increasing a property’s curb appeal can be done in many ways, but a well-pruned lawn and garden gives buyers the impression that the sellers truly took the time to maintain the home and the surround-ing property.Unfortunately, many homeowners choose exotic plants when addressing their landscape. Though these plants can be appealing and make a property stand out, if the plants are not native to the region, they could be doing more harm than good. Instead of upgrading your property with exotic plants from a far away land, consider the following benefits of choosing native plants before addressing your landscape.* Native plants benefit local wildlife. The native plants and the native wildlife spent years and years evolving together, with each doing their part to ensure the other’s survival. But as devel-opment continued, local wildlife suffered because of lost food sources. The local wildlife needs local, native plants to survive, so choosing these plants instead of exotic plants can help ensure the survival of wildlife that helps keep the ecosystem in check.* Native plants require less work. Some prospective home buyers might find a yard filled with exotic plants to be visually stunning, but they might also see a good deal of work to maintain those plants. Many exotic plants require significant work on a homeowner’s part to survive, while native plants have already adapted to the local climate and will require much less care. This is often attractive to current and future homeowners alike.
* Native plants might be a better investment. A native plant has evolved over the years to sur-vive in its given area. Local insect populations and fungal infections might be able to destroy an exotic plant, but a native plant has grown resistant to such problems and likely has the ability to fight such infestations or infections on its own. An exotic plant might require costly pesticides and considerable attention from homeowners to survive such problems.
Though homeowners might find exotic plants help their home stand out from their neighbors’, it’s important that homeowners recognize the environmental benefits of choosing local plants before making any decisions.
