VICTORIA’S FAMILY CALLS THEMSELVES THE UNLUCKY, LUCKY ONES. After four-year-old Victoria fell down the stairs, she was lucky to have a successful surgery at The Hospital for Sick Children (SickKids) and incredible support from her family and SickKids sta� by her side.
Prior to the incident, Victoria was a healthy child. She was happy with her daily routine - going to her grandparents’ house with her brother, Alexander, until her mom, Evelyn, came to pick her up from work.
One evening, Victoria suddenly collapsed out of her uncle’s arms and fell down the stairs at her grandparents’ house. After she started vomiting at her grandparents’ house, Evelyn called the paramedics to take her to SickKids. The emergency room ordered an immediate CT scan and an MRI the next morning for a closer look. The scans revealed a brain tumour, later diagnosed as a juvenile pilocytic astrocytoma (JPA), even though Victoria never experienced any symptoms prior to her fall. JPA’s are one of the most common childhood tumour, but are usually identifi ed following symptoms like headaches, vomiting and di� culty with muscle coordination. Luckily, SickKids houses one of Canada’s largest paediatric neurosurgical units specializing in treating children a� ected by brain and spinal cord illnesses such as brain tumours. Two weeks after the incident, on February 25, 2014, Victoria had surgery to remove the tumour. During the surgery, doctors found a cyst above the tumour, which they also successfully removed.
Although Evelyn and her husband, Peter’s journey at SickKids was scary, Victoria seems to associate the hospital with chocolate milk. While fasting on the morning of surgery, she asked her dad if she could have some, but he told her the chocolate milk cow was still sleeping. Only fi ve hours later, Victoria woke up in the Intensive Care Unit and asked for the chocolate milk, her mind sharp as ever.
From when she fell until she went into surgery, Evelyn and Peter were concerned and had many unanswered questions about their daughter’s condition.
“The support system at SickKids was incredible. Sometimes the doctors would answer our sudden questions within minutes over email,” Evelyn said.
Since the surgery, Victoria visited SickKids six weeks later for a check-up. Since she has made a full recovery, she only needs to visit SickKids every six months for follow up appointments.
Evelyn describes Victoria’s fall as one of the scariest moments of her life. Although Victoria’s condition was bad luck for the family, the successful surgery and recovery along with the supportive sta� at SickKids shows how lucky they really are.

TO MANY NEW-HOME BUYERS, the
opportunity to build a custom home
is the dream of a lifetime. You own
the land, choose the builder, and
have so much more fl exibility when
it comes to deciding the style, the
layout and the fi nishes. In fact, every
last detail can have your personal
stamp. If you are lucky enough to fi nd
yourself embarking on this dream,
start the journey with a written
contract. Never accept, settle or seal
the deal with just a handshake – make
sure you get o� to the right start by
protecting yourself properly from the
very beginning.
Like most new homes in Ontario,
contract homes are usually covered
under warranty. This warranty is
provided by your builder and backed
by Tarion. It includes fi nancial loss
of up to $40,000 if your builder
fails to substantially complete the
home, in addition to three separate
construction warranties after you
move into your home for defects
in workmanship, violations to the
Ontario Building Code and major
structural damage.
We recently dealt with a tragic story
of a woman who failed to secure a
written agreement and found herself
defrauded of money – after the
builder knocked down her old house.
So, please take this advice, before you
make any concrete decisions about
your new home or spend any money,
make sure that you’ve taken steps to
protect yourself, including:
1. Use a registered builder
New home builders in Ontario must
register with Tarion. We regularly
review their technical competence
and fi nancial viability to build homes.
So, before you choose your builder,
check the Ontario Builder Directory
at tarion.com to make sure they are
registered. If your builder is not listed
in this directory beware! They may by
building illegally!
2. Make sure your contract
is in writing
When the only agreement in place
between you and a new home builder
is a handshake, you have no way to
prove what was agreed upon if that
agreement every falls apart. Protect
yourself right from the start by making
sure your agreement is a proper written
contract, ideally created or at least
reviewed by a lawyer. The contract
should also be as specifi c as possible
about the work that will be done.
3. Include a schedule of payments
A good contract will include a
schedule of payments. The schedule
should outline when you are going
to provide funds to your builder, how
much, and what for. If your builder
does not fulfi ll the requirements
outlined in your contract, Tarion will
be able to determine how much you
should have paid for the stage your
home is currently in.
4. Hire a lawyer to review
your contract
As noted above, once you have
a verbal agreement with your
new home builder, take it to an
experienced real estate lawyer to be
written into a binding contract. At the
very least, have a lawyer review your
written agreement to ensure that it
protects you if the relationship with
your builder turns badly.
Building a custom home is very
exciting, especially if it is the dream
home you’ve been working, saving
and waiting so long for. To protect
yourself, don’t allow your emotions
to rush you blindly into a fl awed
agreement or worse, no agreement.
You may have many choices ahead
of you when it comes to realizing
the dream of a custom home, but a
solid contract is not one of them –
consider it a must, not a choice.

PEOPLE AROUND THE WORLD RECOGNIZE NIAGARA FALLS as the honeymoon
capital of the world, where the Falls roar and mist fills the air as visitors
stroll along its edge, spray on their faces from one of the world’s greatest
natural wonders.
Residents throughout the Niagara region identify with far more. Diverse job
opportunities, an economic base rooted in tourism, horticulture, farming and
manufacturing and affordable housing set within one of Canada’s most scenic
settings, tempered by a moderate climate provide residents with their own
reasons to roar.
Located in southern Ontario and bordering the US, the Niagara region is an
area of 1,800 sq. kms forming a peninsula of land between Lake Ontario and
Lake Erie with a population of about 430,000. It encompasses St. Catharines,
Grimsby, Town of Lincoln (Beamsville, Jordan and Vineland) Niagara Falls,
Niagara-on-the-Lake, Welland, Port Colborne, Fort Erie and the neighbouring
communities, towns and villages of Queenston Heights, Chippawa, Port
Robinson, St. David’s, Ridgeway, Stevensville and Sherkston.
Niagara is a major gateway to North America. Its cities and towns are less
than a one-hour drive to Toronto, Buffalo or western New York. Businesses
are within one day’s drive of 55 per cent of all U.S. manufacturing activity, and
almost half of the U.S. population. The region is accessible worldwide through
the St. Lawrence Seaway and Welland Canal.
Lined with scenic routes and parkways and dotted with fruit stands, antique
markets, historic sites and nature trails, the area population increases in
summer due to a quieter way of life and small-town atmosphere. Tourism and
the closely related service industry form the economic foundation of this area,
that serves about 20 million visitors annually and generates more than $2 billion
in revenue. But not everyone is a visitor. With great job prospects, hundreds of
newcomers choose this area as their
permanent home each year.
Quaint communities such as
historic Niagara-on-the-Lake, Fonthill
and Crystal Beach, even Fort Erie and
Ridgeway, are drawing empty nesters
ready to indulge in both custom
homes and other offerings. Lifestyle
and lower prices are the lure. Home
prices are much lower than those
in the GTA, drawing residents from
beyond the Niagara borders.

NIAGARA-ON-THE-LAKEJust down river from Niagara Falls itself sits the beautiful, historical town of Niagara-on-the-Lake. Leisurely lakeside strolls, nights at the theatre, wine tasting and food fanaticism are all part of the lifestyle here. While it can be especially so during the summer months, the heritage district is busy year-round, simply due to its proximity to the Falls.
VibeYou can’t get any closer to the U.S. and still live in Canada, but residents here take particular pride in their history of fending off advances from their neighbours. For more than 200 years, Niagara-on-the-Lake has held the fort – literally, that’s Fort George – on the Canadian side of the Niagara River. Voted “Canada’s prettiest town,” it’s steeped in history, teeming with “so-and-so slept here” plaques. Owners have lovingly maintained these homes, so well that it’s no surprise that even the new subdivisions are using their designs as templates.
Meet the neighboursPopular with retirees, Niagara-on-the-Lake is home to fewer than the average number of households including children – but this is changing as the town expands along Hwy. 55 in particular. Young professionals and families are drawn to the beautiful new houses and townhomes that, while upscale for this region, are still relative bargains compared to GTA prices.
In the areaNiagara-on-the-Lake is surrounded by wineries, orchards, visitor farms and breweries to enjoy on a day out. There are abundant hiking and trail riding opportunities, and athletes can get their kicks (and home runs) at the Centennial Sports Park in Virgil, and there are plenty of options for schools in the area.
Planes, trains & automobilesWithin the heritage core, it’s easy to make your way on foot. As NOTL is a big tourist destination, the sidewalks and roads are regularly maintained year-round. But the town covers a great deal more area than that, and while cyclists will find it a dream to get around when the weather permits, for the carless, there is minimal public transit in place.
The good, the bad & the restThe pace is leisurely in Niagara-on-the-Lake to say the least, and the population still skews a bit older (although this is rapidly changing). City types on the go-go-go will find the walking tempo a bit glacial, and there is no shortage of tourist traffic, which can be patience-trying for residents.

the province’s tender fruit orchards
are located here, producing a majority
of the province’s peaches, cherries,
pears, plums, apples, apricots, prunes
and grapes.
Going Green is nothing new for
Niagara, that boasts more than 18
million sq. ft. of greenhouse space.
Some 200 greenhouses and 75 food
processing plants employ more
than 6,000 workers, with thousands
more employed in related industries.
Horticulture is supported with
extensive training programs through
Niagara College’s Horticultural
Centre, The Niagara Parks
Commission School of Horticulture
and The Horticultural Research
Institute of Ontario (University of
Guelph), all of which base programs
in the Niagara Region.
Niagara’s grape industry produces
more than 48,000 tonnes of grapes
annually. New wineries are just an
example of the region’s ongoing
expansion in overall agricultural/food
processing. Increased popularity of
grape and wine products has created a
separate identity and a designated Wine
Route, as indicated by highway post-
signs from Stoney Creek to Niagara
Falls, connecting 30 of the area’s 70
wineries. Hundreds of thousands of
visitors tour this scenic route annually.
The wine industry employs more than
5,000 people in wineries, retail and as
suppliers and growers.
The recent recession was especially
hard on manufacturing companies
in the region. Formerly among the
main employers, GM and companies
servicing the automaker are now
smaller players on the economic stage.
By contrast, Fallsview Casino, with
4,700 workers, is the second largest
employer in the Niagara area (Niagara
School Board is the largest), followed
by General Motors with 2,700.
The tourism and entertainment
sector also includes the Shaw
Festival, Niagara Parks Commission
and Canadian Niagara Hotels
and Entertainment. Other major
employers are the Niagara Health
System, Niagara Region, Seaway
Marine, Brock University and
Canadian Tire Financial.
The economic impact of relatively
new players such as Fallsview Casino
and the subsequent arrival of hotels
and related businesses has resulted in
substantial growth in the new-home
market in the decade since it opened.
As many people are discovering,
Niagara is a great place to work, play
and live.
The honeymoon is never over.

It’s often the time when more people
are shopping for a home and when
banks start to o� er more competitive
mortgage rates. But if you already
own a home, how can you take
advantage of lower rates?
You can break your mortgage and
refi nance it at a lower rate, but there
are pros and cons of doing this.
Advantages
There are a number of benefi ts of
refi nancing your mortgage, including:
» Lower payments/interest costs: A
lower interest rate on your mortgage
could mean your payments will be
lower and you’ll also likely pay less
in total interest than had you kept
your current rate. Try ratehub.ca’s
mortgage refi nance calculator to
estimate what your savings could be.
» Pay o� your mortgage faster: If
you’re making more money than
when you bought your home, you
may decide you want to pay o�
your mortgage at a faster pace. You
could do that by shortening your
amortization period.
» Access home equity: If you’re
considering purchasing an investment
property or renovating part of your
home, you can access the equity
in your home (that’s the value of
your property minus your mortgage
balance) to help pay for either.
» Consolidate debt: If you have
any other debt, such as a credit
card balance, a car loan, or a line of

credit, you can consolidate it into
your mortgage. By consolidating
your debt, you’ll pay less interest and
you’ll probably have lower monthly
payments on top of a lower interest
rate. Still, you’ll have the same level
of debt.
Disadvantages
Before deciding whether or not to
break your mortgage, you should be
aware that while there’s a potential
to save a lot of money, there are also
costs involved:
» Mortgage prepayment penalty: If
you have a variable-rate mortgage,
you’ll only have to pay three months’
interest. But if you have a fi xed-rate
mortgage, your prepayment penalty is
the greater of three months’ interest
or the interest rate di� erential (IRD).
To determine the IRD, lenders look at
the mortgage rate you have currently,
the number of months left in your
term, the rate they could charge
you for a new mortgage term similar
in length to the remainder of your
term. You can estimate the penalty
you’d have to pay using ratehub.ca’s
mortgage penalty calculator.
» Mortgage discharge fee: If you
decide to use a di� erent lender, you’ll
have to pay a fee to discharge your
mortgage from your current lender.
Lenders set their own fees, which
can vary by province. These fees are
typically in the $200 to $350 range.
» Mortgage registration fee: You
have to pay a mortgage registration
fee whether you’re staying with or
leaving your current lender. Your
lender removes the current mortgage
amount from the title on your home
and re-registers it with a new mortgage
amount. This fee is usually around $70.
» Legal fees: You’ll have to consult
with a real estate lawyer when
refi nancing your mortgage. He or
she will check your mortgage’s
terms and conditions, register your
new mortgage, and do a title search
to ensure there aren’t any liens
against your home. Legal fees for
refi nancing your mortgage can be
in the $700 to $1,000 range. But if
your mortgage balance is more than
$200,000 and you want to switch
lenders, your new lender may pay
these fees.
While large lenders may soon start
o� ering lower rates and you could
pay less if you break your mortgage,
it’s best to do some research to fi nd
out whether or not you’ll benefi t.
