THROSTLE COTTAGEThrostle Cottage is a charming, thatched property, in pretty South Newington village. For the present owners Ian and Debbie, it was an easy decision to buy the cottage. Ian says they were not intending to live in a cottage but decided to view. And immediately they walked into the hall, they felt the warmth and welcoming atmosphere that runs through the home. Throstle Cottage has been their much loved family home for the past eighteen years.

A beautifully presented character cottage in a most wonderful semi rural setting which comprises a welcoming entrance hall with stairs leading to the first floor, many exposed timbers and a window to the rear, a superb sitting room with an open fire, windows to the front and the rear creating a good degree of natural light and a door open-ing out to the rear garden.

The dining room is another lovely feature of the property with a window to the front and steps leading to the kitchen which is well presented and has ample work surfaces, two Miele ovens, windows to the rear and a door opening out to the sun terrace.

To the first floor, the landing has two windows providing a lovely view over the rear garden and leads to four double bedrooms.

The master has a feature stone wall, a range of exposed beams and steps leading up to a fabulous en-suite shower room with built in wardrobes and a large corner shower cubical along with a dressing area.

There are three further double bedrooms, two with windows to the front and one with windows to both the front and the rear of the property in addition to a charming principal bathroom.

The house easily accommodates guests, and the kitchen is an excellent base for the keen cook. During the festive

season, the house overflows, but space is found for everyone, and up to fourteen family and friends have been seated for a meal in the dining room. Throstle Cottage is probably at its best when full of people.

enjoys a quiet location and, like Brigadoon, very few people realise that it nestles in the attractive countryside, off the main road. A friendly community, it has the traditional village clubs and societies, centred on the village hall.

This rural retreat sits, conveniently, between Banbury and Chipping Norton; Oxford and Stratford on Avon are under half an hour away, and the NEC Birmingham is close enough to take advantage of exhibitions and shows. There is an excellent rail service from Banbury and you can be in London in under an hour. You enjoy the best of country and town living in Throstle Cottage.

The building began life as two worker’s cottages, and the oak beams create a quintessential cottage atmosphere. It is a home the family enjoy to the full, and it is perfect in every season. The lounge is a winter haven, and it is a total relaxation to have an evening before the comfort of a glowing fire: whilst with doors wide open, there are lovely summer views to the garden and the air is filled with bird song.

Debbie explains that they bought extra land to enlarge the garden, which is a delight of shrubbery, trees and seasonal colour. The additional land had been an orchard and there is always a rich harvest of apples, plums and pears. It is a joy to sit on the patio and relish the enchantment of a still, summer afternoon, when the garden is full of butterflies and sunshine.

Ian and Debbie will sorely miss the house that has provided so much contentment, and the friendly village. They take away many happy memories.

When work calls there is the perfect building for a home office, in the garden. There are many footpaths in the area and from the house you can wander down to the ford with the dogs, or walk to one of the pretty

nearby villages.

OUTSIDEThere is an immaculate rear garden located off a lovely sun terrace. With mature trees, well kept borders and shaped lawns, it is the perfect sun trap. Also having a large timber workshop which could be used as an excellent home office and an outhouse housing the boiler.

This is a wonderful opportunity to acquire a lovely country retreat so an internal viewing is strongly advised.

Lying on the banks of the River Cherwell, Banbury is a market town and civil parish in North Oxfordshire. Ideally situated, it is 64 miles (103 km) North West of London, 38 miles (61 km) South East of Birmingham, and 21 miles (34 km) from the county town of Oxford.

Banbury is a significant commercial, industrial and retail centre for the surrounding area, which is predominantly rural. The town is famed for Banbury cakes, and the nursery rhyme “Ride a cock-horse to Banbury Cross.” Since the year 2000 Banbury has hosted a unique gathering of traditional mock animals, from around the UK, at the annual Banbury Hobby Horse Festival.The Banbury Cross and Oxford Canal are notable local attractions.

Transport links from Banbury allow excellent access to the entire country.With Banbury Station providing trains to London Marylebone and Birmingham Snows Hill and Moor Street Stations.The M40 passes Banbury at Junction 11, and links the town to the M42, M1, M6 and M25.
