mine a fair market price. The sales associate should also
recommend the extent to which you should make repairs
or improvements to your house.
Some repairs/improvements you make you’ll get back
“dollar for dollar” that you invest, others most likely you
won’t, but you can avoid “Buyers Resistance” at the time
of sale and inspection when certain home related issues
haven’t been addressed and are discovered later one. A old

known “Buyer Resistance” issues during the preparation
phase of the sale, you’ll have a much easier time getting
through the inspection and closing process. Of course, any
repairs and improvements must be property done by
licensed and insured professionals! Keep all receipts and

Real Property Disclosure, which is a document your
sales person should provide to you as a seller during
the initial listing process. The potential buyer should also
sign this document as well, typically at the time an offer is

In order to select a real estate professional who's right for
you, ask family, friends and neighbors for referrals. Who
sold you your last home? Remember their name? When’s
the last time they called or sent you an email? Have they
continued to sell in your neighborhood? Which Realtor
sends postcards with attractive marketing materials and
includes valuable sales information?
Attend open houses and interview at least 2-3 sales asso-
ciates to find out how professional or experienced they
may be. Get a written outline of how they plan to market
your property and the services they will offer you. Be sure
they present you with a Comparative Market Analysis
(CMA) which includes at least 3 active comparable
homes, a minimum of 3 recent sales (within 15% of your
homes Living area square feet) and possibly a few expired
listings. A comprehensive report should be between 15-25
pages long, with color photos and detailed property spec-
ifications. The initial price you set will typically determine
if your property will or will not sell. Commission rate is
important, but don’t be swayed by the lowest rate. You get
what you pay for!
Once you've identified a qualified professional, the rest is
chemistry! Is the sales associate someone with whom you
would like to work closely? What was your first impres-
sion? Do you feel comfortable with the sales associate as
your partner, working with you to give you advice and act-
ing as your representative? Does he or she practice a con-
sultative selling approach, focusing on the long-term
client relationship and on the importance of exceeding
client needs and expectations or is he or she caught up in
the proverbial 'hard sell?' Some sellers may have a relative
“in the business”, this may not always be a good choice,
but you know best. So as not to offend your relative or
close friend, if your gut tells you “No” I really want some-
one else to work with, suggest that they find you a sales
person that works in their office or area so that they might
get a referral fee from the sales person that ultimately lists
your home. These fees shared among licensed Real Estate
practitioners are common practice.
The brokerage firm that your agent is associated with is
also very important. How long have they been in busi-
ness? Research the firm's success rate and commitment to
quality service. Does it survey existing clients in order to
ensure customer satisfaction? What are the results of
those surveys? How in tune are they with consumer
needs? Ask for references. Do they offer guidance with
mortgages or any discounts for other home related or
moving services?
For the first offer made, it's rare that the prospective buyer
matches the asking price. If the offer is reasonably close
to the asking price, carefully consider the offer before you
consider turning it down. Curiously, it's the first offer that
can often be the best offer. If the first offer is unaccept-
able to you, it’s usually in your best interest to have your
sales associate respond with a counter offer. Whenever
considering an offer, ask yourself if you would purchase
the property for the amount being offered. Always be
willing to negotiate, especially if the prospective buyer is
pre-qualified for a mortgage or paying CASH! Last I
looked, 75% of all our sales were CASH, which is easier
to close as they are usually not reliant on a appraisal.
Once you decide what terms are acceptable, let your sales
associate (working with the cooperating sales person)
negotiate with the prospective buyer to work out the best
agreement for you. You'll need to be patient while the
buyer arranges financing and completes inspections and
meets other contingencies. Consider taking “back-up
offers”.
Careful planning and sound advice from a real estate pro-
fessional can make selling your home a very satisfying

Competing for the section leader position of my high
school band drum section taught me lessons about life that
still hold true in my career today. At the ripe age of six-
teen, it was win at all costs, while not taking the time to
realize how I got in my own way. Eventually I won that
coveted spot as section leader but not before a very smart
band director sat me down and mentored me on what win-
ning was really all about. Winning is less about what we
win and more about how we got the win, especially our
treatment of competitors.
Amazing when you take the time to think about why you
may not be winning at your healthcare business or any
service business, the one major thing standing in the way
is usually YOU. From how you define success to how you
go about achieving it, all is reflective of your attitude.
Take a look at these 12 habits and determine if any of
them may be contributing to the YOU factor keeping you
from being all you can be.
1. Winning too much: The need to win at all costs and in
all situations – when it matters, when it doesn’t, and when
it’s totally beside the point.
2. Adding too much value: The overwhelming desire to
add our two cents to every discussion.
3. Passing judgment: The need to rate others and impose
our standards on them
4. Making destructive comments: The needless sar-
casms and cutting remarks that we think make us sound
sharp and witty.
5. Starting with “No,” “But,” or “However”: The over-
use of these negative qualifiers which secretly say to
everyone, “I’m right. You’re wrong.”

8. Negativity, or “Let me explain why that won’twork”: The need to share our negative thoughts even

mation in order to maintain an advantage over others.
10. Failing to give proper recognition: The inability to
praise and reward.
11. Claiming credit that we don’t deserve: The most
annoying way to overestimate our contribution to any suc-
cess.
