This is to all borrowers purchasing a home.

There are certain aspects of your complete file that

you need to take into consideration upon getting

an approval from a lender.

First is prepare yourself financially regarding having the

sufficient down payment. Those days of 100% financing

have gone away but there are three programs that can get

still get there.

The first one is a USDA Loan. With a USDA

Home Loan (Rural Development Loan) it’s not "just for

farmers," millions can now qualify. They offer better

terms than an FHA or conventional loans, lower rates and

$0 Down Financing, and can be used to buy a new home

or refinance to a lower rate.

The second 100% financing comes on a HUD

foreclosure. To check HUD homes go to http://hudhome-

store.com/HudHome/Index.aspx.

The third type of loan that finances 100%

financing is a VA Loan which is a loan guaranteed by the

government. You must have your eligibility papers to

qualify. Here they finance the entire purchase price plus

all the costs to fix and replace damaged or missing objects

such as AC units taken from property.

These three loans must be a primary residence to qualify.

Most Conventional Loans require at least 5% down pay-

ment and of your own funds plus additional funds in the

bank called reserves and requires a 680 credit score cred-

it score. They will finance up to $417,000. FHA Loans

which is an insured government loan requires 3.5% down

payment which could be a gift and you must see FHA’s

max financing because it changes in each county. Most

FHA lenders require a 640 credit score but there are some

that will go down to a 580 credit score but have more

stringent underwriting requirements. There are also some

Home Path Loans and Community Loans that require 3%

down payment which can also be a gift and are focused on

lower income housing.

Second you must get your credit in order. These days

your credit scores represents or identifies you in such a

manner that is the single most important aspect on getting

you financed. There are three reporting repositories,

Equifax, Experian, and Transunion. Not all creditors

report to the bureaus because it cost the creditor money to

report. Also different areas of the country report to certain

credit bureaus.

For instance down here in Florida the main bureau credi-

tors report is to Equifax. Borrowers should have a compa-

ny monitoring their bureaus to guard against fraud and

mis-reporting of creditors.

Charge-offs, late pay-

ments, high balances and

multiple inquiries can

result in a very low score.

Your balances should be

no more than 40% of the

high credit given to you by

your creditor. There are

loans that do cater to people with poor credit but they usu-

ally require a greater down payment of 30-40% and a

higher interest rate. Many people have had foreclosures

and short sales but we can still get them financed.

Third is sufficient income to qualify for the monthly

payment plus all debts you have on your credit file. All

lenders have borrowers sign a 4506T which allows them

access to your tax returns that you filed with the IRS.

There are no more Liar Loans or stated income loans for

borrowers purchasing a primary residence. Self employed

borrowers have a much more difficult time in document-

ing their income. The reason for this is because they are

paid and cash and not reporting all their income or they

write-off most their gross income as costs to do business

and their net income is low.

All lenders have a max debt ratio for each borrower and

that number is usually 50% debt to income or dti. By

achieving your dti take the Principle & Interest Taxes and

Insurance or PITI along with mortgage insurance if

required on the property you are purchasing plus all

monthly payments on your credit file and divide by your

gross income and that will give you your dti. I help many

Managing Your Integrityby Nancy Proffitt

Is your business as successful as youthink it should be?

Each day we all get 24 hours in a day and 60 minutes in

an hour. Yet, some people can never seem to catch up

or get everything done they should.

The biggest reason is they

over commit and then end up under delivering.

Our integrity is really nothing more than doing what we

say we are going to do.So take a look at your calendar and

as you make appointments, to do lists and things for your

self to accomplish only list those things you really can do

and need to do. otherwise, we leave our integrity in sham-

bles.

That’s when we start using excuses as “I meant to but I

kept getting interrupted” or “I just never got to it today”.

these all affect our sense of accomplishment and our per-

sonal integrity.

Make sure what you plan to do its really the right thing for

you to help you be the best you can be. here is an interest-

ing story that drives that point home:

Arthur Berry was described by Time as “the slickest sec-

ond-story man in the East,” truly one of the most famous

jewel thieves of all times. In his years of crime, he com-

mitted as many as 150 burglaries and stole jewels valued

between $5 and $10 million. He seldom robbed from any-

one not listed in the Social Register and often did his work

in a tuxedo. On an occasion or two, when caught in the act

of a crime by a victim, he charmed his way out of being

reported to the police.

Like most people who engage in a life of crime, he was

eventually caught, convicted and served 25 years in prison

for his crimes. Following his release, he worked as a coun-

terman in a roadside restaurant on the East Coast for $50 a

week.

A newspaper reporter found him and interviewed him

about his life. After telling about the thrilling episodes of

his life he came to the conclusion of the interview saying,

“I am not good at morals. But early in my life I was intel-

ligent and clever, and I got along well with people. I think

I could have made something of my life, but I didn’t. So

when you write the story of my life, when you tell people

about all the burglaries, don’t leave out the biggest one of

all… Don’t just tell them I robbed Jesse Livermore, the

Wall Street baron or the cousin of the king of England. You

tell them Arthur Berry robbed Arthur Berry.”

Here are six terrific truths about time:

First: Nobody can manage time. But you can manage those

things that take up your time.

Second:

Time is expensive. As a matter of fact, 80 percent of our

day is spent on those things or those people that only bring

us two percent of our results.

Third:Time is perishable. It cannot be saved for later use.

Fourth:Time is measurable. Everybody has the same amount of

time…pauper or king. It is not how much time you have;

it is how much you use.

Fifth:Time is irreplaceable. We never make back time once it is

gone.

Sixth:Time is a priority. You have enough time for anything in

the world, so long as it ranks high enough among your pri-

orities.

Real estate is one of my absolute favorite areas in the tax law because there is so

much flexibility in how to do things to legally maximize the tax benefits available. Real

estate is also one of the most complex areas of the tax law. This makes it easy to overlook

important steps, which can lead to missing out on tremendous tax savings. I recommend

reviewing your tax strategy throughout the year, particularly as it relates to real estate.

This makes it much easier to make adjustments timely, minimize oversights and reduce

stress at the end of the year and tax return time.

With the end of the year approaching quickly, it is an ideal time to implement a year round

strategy to review your tax strategy as it relates to your Year-End Checklist for Rental

Real Estate

Here are a few items from the checklist my team and Iuse when working with clients:

#1 Identify Improvements and Repairs.

What is the difference between an improvement and a repair? The general difference is

this: A repair simply keeps the property at its normal operating condition. An improve-

ment extends the useful life of the property, enhances the value or modifies it for a differ-

ent use. Here is what to identify: Have there been improvements made to your real estate?

If so, identify the cost of the improvement and when it was completed. Improvements are

items that are capitalized and depreciated (deducted over a period of years) for tax pur-

poses. Have there been repairs made to your real estate?

If so, review each repair expense to make sure it is indeed a repair. Here is why this is so

important. Repairs can be deducted immediately and do not have to be capitalized like

improvements. This can have a huge impact on your taxes. Often times, improvements

are incorrectly treated as repairs and repairs incorrectly treated as improvements. This can

really throw your numbers off! This can also cause a hold up in the preparation of your

tax return, or worse, if it goes undetected, it can lead to filing a tax return with incorrect

information.

#2 Review Your Depreciation.

Determine if maximizing your depreciation deduction will help your tax situation.

It's very easy to assume that maximizing your depreciation is always a good thing, but

that is not always the case.

For example, if your real estate losses are limited, then maximizing your depreciation

deduction may not be your best move. On the other hand, if your real estate losses are not

limited, then maximizing your depreciation may create HUGE tax savings.

If your real estate losses are not limited, look into having a cost segregation study done

on new rental properties or rental properties that have never had a cost segregation done.

Get your study done now so it doesn't hold up your tax return preparation next year.

#3 Understand Your Losses. Rental real estate losses have very specific rules. It is very common for rental real estate

to have losses for tax purposes even if there is positive cash flow. This is usually the result

of depreciation, a non-cash deduction that when done correctly can be quite large.

Depending on your specific facts, your rental losses may be allowed in full, partially

allowed, or disallowed in the current year. Any amount that isn't currently allowed will

carryover to the following year.

It is critical to understand how your rental real estate losses will be treated. It's important

to not assume your rental real estate losses will be treated the same every year. Sometimes

a minor change in your facts can impact how your real estate losses are treated so this is

an important item to review every year.

Reminder: If you claim "real estate professional" status for tax purposes, make sure your

log of hours and activities are up-to-date. Real estate is also one of the most complex

areas of the tax law. This makes it easy to overlook important steps, which can lead to

missing out on tremendous tax saving.
