Suzy Garrett and Tina Morgans have worked in the area for over seven years and explain why this is such a strong rental market. Why did Knight Frank decide to open a lettings department in Beaconsfield? Knight Frank carry out extensive market research when opening new departments, and found Beaconsfield to be a prime residential letting location. This decision is influenced by the very reliable commuter links into London, the excellent local schooling and the strong ties with relocation agents and blue chip companies. How are you finding the current rental market? Currently the lettings market is slower than usual for this time of year. We believe this is due to a strong sales market, poor weather and a lack of company movement. We are predicting that this will improve in the coming months as we head towards Easter, when the rental market is known to increase. What do you feel is reducing the amount of movement within the rental sector locally? We currently have a good number of applicants with very decent budgets looking for homes, however, stock levels are lower than is normal for this time of year. This has a knock on effect overall, so those looking to move will be delayed by the lack of available stock, and those in a position to move snap up good properties as they come to the market. In order to get the market moving we will need to see more available stock in the midmarket becoming available and this will encourage those thinking of making a move to do it. What types of renters are attracted to the area? We have seen a continued demand for families arriving from overseas, and those renting following the successful sale of their homes. Other applicants are young professionals coming out of London wanting more space for their money but with easy access to the train lines for work. How do you think the market will fare looking forward? We are anticipating a busy Spring market, having already started to receive enquiries from those wanting to secure a rental before the start of the summer. We have several applicants who have very specific requirements and need to move the minute the right house becomes available. What other services do Knight Frank provide that might be of use to landlords and tenants? Knight Frank can assist you with every aspect of property and investment.
