The historic glacier town of Kaprun partners with Zell am See to form the Europa-Sportregion which is one of Austria’s prime ski and summertime destinations. Located in the Salzburg Province, this traditional village has plenty of charm with lovely boutique shops and restaurants, as well as boasting one of the largest après-ski clubs in the Alps - the ‘Schnaps-Hans Alm Bar’.

Kaprun also features a new state of the art spa and wellness centre, the ‘Tauern Spa’, completed in 2011. Here you will find an oasis of calm with fabulous wellbeing treatments and superb swimming pools, solariums, steam baths, saunas and aroma grottoes.

Kaprun sits at the foot of the Kitzsteinhorn glacier. At a height of 3,200m, the glacier provides guaranteed snow - in winter or summer - for sublime year round

skiing which makes this resort the perfect dual season destination.

There are also over 130km of groomed pistes in the region and only five minutes away is Zell am See with its crystal clear lake which is fantastic for swimming and leisurely boating trips in summer and even skating in the winter!

Kaprun is easily accessible, only 85 minutes from Salzburg airport, 2 hours from Innsbruck airport and 2 hours 30 minutes from Munich airport. It is also possible to travel directly to Zell am See by train.

This historic farmhouse was built at the end of the 17th century and is situated in a beautiful, peaceful and sunny location surrounded by stunning orchards on either side. Embedded in the quiet Pinzgau countryside, this farmhouse sits on a generous plot of more than 1,600sqm with a gorgeous and very private garden. Purchase costs for buying a property work out at approximately 9.6% of the gross purchase price. The purchaser will be required to pay the notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit.

Kitzsteinhorn, KaPrun - 41Km sKiingThe Kitzsteinhorn ski area offers 41km of skiing on the doorstep with 13km of blue runs, 25km of red runs and 3km of black runs. In addition to this, the Europa-Sportregion has over 130km of groomed pistes on offer with plenty of great runs for skiers and snowboarders of all abilities. With 51km of blue runs, 58km of red runs and 29km of black runs there are lots of scenic pistes for you to explore.

Skiing down through the beautiful snow-capped trees, you can enjoy the fantastic views over Lake Zell. There are many welcoming Alpine huts dotted across the mountainsides offering traditional table service and great hearty food. Sit back on one of the sunny terraces and enjoy the glorious views and Austrian hospitality.

The ski season lasts up to 10 months due to the snow covered slopes of the Kitzsteinhorn glacier, at altitudes over 3,000m. Thanks to its location this is also an extremely popular cross-country skiing destination with 200km of trails.

The region’s modern lift system ensures minimal queues and with night skiing, snowboarding, tobogganing and romantic horse drawn sleigh rides, the best winter

activities can all be found here. For those seeking an adrenaline rush you could always try heli-skiing or even ice climbing.

The ski bus runs from Kaprun to the Kitzsteinhorn glacier every 15 minutes and from the bus station in the valley you can take the Glacier Jet, cable cars or chair lifts directly to the summit.

With a glacier, mountains and the lake to enjoy, Zell am See-Kaprun is one of the Alps’ best loved summer destinations.
