CONCEPT PLAN (not to scale)

The concept plan presented here has evolved from the constraints and opportunities plan.

The opportunity to maximise the potential for views out of the site has been taken by development facing out by the use of perimeter block development where site constraints allow.

The use of perimeter blocks clearly establishes an urban design framework and defines the public and private realm.

Where dimensions on site are critical or other factors such as overlooking or steep slopes prevent it, development has backed on to such constraints.

Connectivity has been achieved by making the site permeable to both vehicles and pedestrians. This aids legibility, avoids culs de sac and assists both emergency and refuse vehicles as well as delivery vehicles and visitors.
