LocationThe Site is located on the outskirts of the town of Thorpe-le-Soken, in the Tendring District of North Essex, which is approximately 6.2 km to the north of Clacton-on-Sea, 18.2 km to the south east of Colchester and 23.3 km to the south of Ipswich.

Thorpe-le-Soken High Street is situated approximately half a mile to the north of the Site and accommodate a range of facilities including: shops, post office, junior school, senior school, public houses and restaurant. Supermarkets are available within five to ten minutes’ drive.

In terms of connections, the Site is situated directly adjacent to Thorpe-le-Soken Rail Station, which provides direct Greater Anglia services to Colchester and London Liverpool Street, with approximate journey times of 20 and 90 minutes respectively. Site DescriptionThe Site is accessed from Station Road, directly adjacent to the Railway Station, and extends to approximately 1.34 hectares (3.316 acres). The Site is within Thorpe Station and Maltings Conservation Area; part of the former Maltings complex is Grade II listed and the facade is to be retained as part of the consented development scheme. The former King Edward VII public house was built in 1901 and the external ornamental ironwork veranda features remain.
