Project DetailsWe began servicing the Piramal Healthcare Group of companies inFebruary 2011. Being a fairly inexperienced company at the time,SILA was handed a pilot project contract at one the group’s smalleroffices in HCC 247, Vikhroli. Our team successfully managed theoffice, beating performance targets over the course of the year. Overthe past 3 years, we have been successful in taking over most of thePiramal Group’s assets in Mumbai. Our sites include large CorporateOffices and a Medical Diagnostic Center and Laboratory.

Project DetailsThe Ruby is a premium 1.3 million sqft commercial building located inDadar, Mumbai. The Ruby has state of the art equipment to supportall functions at the property. The tower currently has the tallest glassfaçade in the city of Mumbai, and also houses the Indianheadquarters of as Ernst and Young who occupy about 25% of themulti tenanted building.

Services at The Ruby TowerSILA was awarded the Facility and Transition management contractfor the Ruby in 2010. The contract was awarded to SILA inpartnership with Jason O’Connor of O’Connor & Associates. SILA’sofferings at the site comprises of technical services, soft services suchas concierge, housekeeping, landscaping and help desk services.

Value CreatedSILA has continuously created value for the client by ensuring highquality facility management services even though the site has been inproject stage since SILA took over. SILA has been able to reduce thefacility management costs with time by using efficient systems andtechnology to service the facility, reducing the reliance on manpoweras much as possible. The technical team has taken several energysaving initiatives, allowing them to optimize energy consumption tothe best of their ability.

CASE STUDY - MUMBAI INTERNATIONAL AIRPORT, TERMINAL 2Project DetailsThe year 2006 witnessed a momentous change for the airports in India withthe privatization of Mumbai’s GVK Chhatrapati Shivaji International Airport(GVK CSIA). In order to achieve a global standard, GVK CSIA has partneredwith well-known international experts for airport design and operations.Terminal 2, referred to as T2, will be state-of-art 4 level integrated terminaland it will be unique as our land, our heritage. The distinctly proud Indiandesign of this new terminal will set new international standards, acrossevery aspect such as architecture, planning, technology, functionality andservice.

Services at GVKSILA has been given the opportunity to work on a unique and prestigiousproject at the Terminal 2 of International Airport starting 25th November,2013. SILA is currently providing the cleaning and maintenance services on a3-Km long wall, called ‘Jaya He’, which displays different kinds of artworksuch as ancient sculptures, statues, huge wind chimes, maps made of e-waste and glass, wood & stone artifacts. SILA has deployed a team ofhousekeeping janitors overlooked by Observers (Supervisors) & ProjectHead.

Value CreatedSILA has specially partnered with German based company, the most popularcleaning material supplier, to preserve the artworks displayed in an openenvironment such as International Airport. SILA has made sure that theteam deployed has knowledge and experience of Museology &Conservation of Art. SILA has been working in sync with conservationist andvarious artists, whose art is displayed at the International Airport, to preparea SOPs for cleaning and maintaining of artwork.

CASE STUDY - ADLABS IMAGICA, MUMBAIProject DetailsAdlabs Imagica is a state-of-art theme park that opened in April 2013.The park is owned and operated by the Adlabs group, headed byManmohan Shetty. Adlabs Imagica is India's "first" internationaltheme park, located off the Mumbai-Pune expressway, about 90 minssoutheast of Mumbai. The property is spread over 300 acres of land,and the US $200 million theme park is expected to form thecenterpiece of Adlabs Entertainment’s US $305 million entertainmentdistrict.

Services at Adlabs ImagicaSILA officially began its operations at Adlabs Imagica in April 2013,however SILA’s team had been regularly engaging with the Adlabsteam on the property management operating plan at the park longbefore the park was launched. Our team at Adlabs Imagica is headedby a Site Executive, who manages his soft services team at the park.

Value CreatedTo begin with, SILA was able to create value by guiding the owners ofthe park on how to implement soft services operations at the themepark. SILA has also ensured a consistent quality of housekeepingservices at the park since the park has gone live. We continue toensure that a high quality of service delivery is maintained, with thefocus being on training and re training of our team on ground.

CASE STUDY - THE JAMMU & KASHMIR BANK, MUMBAIProject DetailsJ&K Bank incorporated in 1938, and is listed on the NSE and the BSE.It functions as universal bank in Jammu & Kashmir and as aspecialized bank in the rest of the country. It is also the only privatesector bank designated as RBI’s agent for banking business, andcarries out the banking business of the Central Government, besidescollecting central taxes for CBDT. It operates on the principle of‘socially empowering banking’ and seeks to deliver innovativefinancial solutions for household, small and medium enterprises.

Services at The Jammu & Kashmir BankSILA was appointed by Jammu and Kashmir Bank to manage theirbrand new office building in August, 2013. After a competitivebidding process that involved the leading property managementservice providers, SILA was awarded the contract to manage theasset which is located at Bandra Kurla Complex, Mumbai. SILAprovides facility management services for the entire buildingcovering approximately 65,000 square feet.

Value CreatedJammu & Kashmir Bank handed over their site at the project stageand SILA’s transition team was responsible for bringing the premisesin working condition. SILA was initially responsible to deep clean(leftover debris, construction materials, etc) & pest control to reducethe menace of rats, mosquitoes & other insects. SILA has continuedto maintain the site in a steady state since taking over.

CASE STUDY – NEELKANTH WOODS, THANEProject DetailsNeelkanth Woods is a luxury residential property located atManpada, Thane. The property is nestled in Yeoor Hills one of thebest locations in Thane District. The property currently comprises ofseveral residential villas, and three multi story residential towers arecurrently being built in addition to the houses. Facilities include,jogging tracks, a fully functional five star club house – with a fitnesscenter, a squash court, an indoor basketball court, badminton courtsand a large swimming pool.

Services at Neelkanth WoodsSILA took over the property management at Neelkanth Woods inAugust 2012. Our team at Neelkanth Woods manages soft services,security, and engineering services. Our scope includes the upkeep ofall public areas of the property. We constantly interact with the villaowners to ensure that we are meeting their needs and expectations.

Value CreatedAlong with the help of the developer and the villa owners, SILA hasbeen able to provide a noticeable change in the quality ofhousekeeping and facility management services on site. SILA spentthe first 3 months, effectively ‘cleaning up’ the property to bring it upto potential. SILA’s team and project vendors worked on the pool,electrical and mechanical faults, the landscaping and plants, publicroads, and overall housekeeping at the premises. A helpdesk systemand security monitoring system has been put into place at the site inorder to set up a more efficient property management operation.

CASE STUDY - BILAKHIA HOUSE, VAPI

Project DetailsBilakhia House is a prestigious property of the Bilakhia Brotherslocated in Vapi, Gujarat. It comprises of corporate office building(with its subsidiary companies like Meril Life Science & Micro Ink),guesthouse & club house. It has eco friendly environment withwater body and greenery around.

Services at Bilakhia HouseSILA started servicing Bilakhia House in November, 2013. SILAcurrently provides housekeeping common areas of a 4 storeyoffice building and 14 activity rooms and a club house.

Value CreatedBilakhia house was initially maintained by their in house teamwithout professional supervision. Once SILA took over, its teamincorporated cleaning processes and systems that have organizedthe cleaning process to ensure better cleaning standards at thefacility.

CASE STUDY - SMAAASH, MUMBAIProject DetailsSMAAASH is a new sports-centric immersive and interactiveentertainment hub in the heart of the City and spread over 40000square feet, offering a mix of active and passive entertainment,innovative games, interactive sports and socializing and eating areas.SMAAASH has 8 cricket nets spread over 2 floors, an F1 simulator anda soccer stadium to showcase the football skills, an outlet forbowling, communicating and having parties held as well.

Services at SMAAASHSILA started servicing SMAAASH at Kamala Mills in April 1, 2013 witha team of 22 janitors headed by 2 supervisors and a team leader. SILAreplaced a leading global service provider at the site. SILA currentlyprovides facility management services at SMAAASH, with a focus onsoft services.

CASE STUDY - ALOK INDUSTRIES, MUMBAI & SILVASSAProject DetailsAlok Industries is one of the largest fully integrated textile companies inthe world with a dominant presence in the cotton and polyester segments.Alok’s and has the largest textile manufacturing practice in India. Theirmanufacturing facilities are spread across the country, focused in Gujaratand Navi Mumbai.Services At Alok IndustriesSILA services their corporate offices in Mumbai and parts of its 550 Acremanufacturing campus in Silvassa, Gujarat. The Silvassa campus includesmanufacturing plants, a school, and a residential township developmentcalled Alok City.

SILA began providing soft services at Alok’s H&A (apparel brand) corporateoffice in Ashford Towers, Mumbai, in 2011. In 2012, SILA took over themanagement of the company’s corporate headquarters in PeninsulaCorporate Park, Mumbai. In May 2012, SILA was appointed to manage softservices of premium manufacturing production facilities of the companyon their Silvassa campus. This was SILA’s first industrial project, the focusbeing primarily on soft services and plant/machinery upkeep.

Value CreatedSILA was able create value at Alok’s corporate offices and at theirmanufacturing facilities. At the corporate offices, SILA was able to bringabout a noticeable difference in the quality of housekeeping services. Thiswas done by ensuring that the client was provided with a well-trainedteam that implemented efficient processes and procedures. At theindustrial facilities, the focus was to shift from the reliance on manpowerto using more machines. We reengineered the entire cleaning process atthe Alok’s manufacturing plants. This resulted in lower reliance onmanpower and an enormous improvement the quality of upkeep at theplants.

CASE STUDY - AUTOBAHN ENTERPRISES, MUMBAIProject DetailsAutobahn Enterprises Pvt. Ltd. is one of the oldest network partners of theVolkswagen Group (Skoda and Volkswagen) in India. Autobahn has exclusiveshowrooms & service stations across Mumbai. As an authorized dealer forSKODA Auto, Volkswagen and Nissan India today, Autobahn ranks highamongst the dealers for customer satisfaction.

Services at GVKSILA started servicing Autobahn in 2011, beginning with a new Skoda’sservice center in Kurla, Mumbai. The team ensured high quality servicedelivery at Autobahn’s Skoda service center and was awarded servicecontracts at all of Autobahn’s showrooms and service centers. Today SILAservices 8 showrooms for Skoda, Volkswagen, and Nissan along with 4 carservice centers located across Mumbai. SILA deployed very professional &well trained team of 2 Supervisors, 33 janitors and 9 pantry boys among theAutobahn’s locations.

Value CreatedSILA has been able to create value at Autobahn even though it managessites in various locations across the city. SILA introduced new cleaningprocesses and systems, which ensured that the housekeeping operations atAutobahns showrooms and workshops efficient and cost effective.
