UTILISING cutting-edge design and buildingtechniques, the Exemplar Health consortium hasdelivered the biggest hospital to be built inAustralia this year.

In a great test of thought, planning, collaboration and quality control, theconsortium – comprising Lendlease, Siemensand Capella Capital, with partners SpotlessFacilities Services – has delivered the best offacilities to the Sunshine Coast community.

That was the intention from the start. What was planned five years ago would be

outdated by the completion stage.Live modelling allowed the latest innovations

to be included in the build. It was the same with the facilities and

technology to be offered.Everything had to be thought through and

tested so that services would be ready foropening day.

And they were, in what can only be describedas a phenomenal effort by all involved.

Design changes, modifications and the rapidadvances in technology meant everyone had tokeep ahead of the build.

They wanted the latest in here – and theygot it.The Sunshine Coast is graced with some of

the best medical services around. The new tertiary facility was delivered through

a public private partnership contract to design,

build, finance and maintain the hospital for 25years.

The Sunshine Coast University Hospital(SCUH) project comprises 150,000m2 mainhospital building, the Sunshine Coast HealthInstitute and mental health facility.

There are 3,500 car parks including twomulti-level above-ground car parks, a 100-placeday-care facility, retail facilities and parklands onthe 19.5ha site – the same footprint as BrisbaneCBD.

Supporting infrastructure such as roads and

utilities were also included in the project.Although it was one development, all the

teams involved in the construction had theirown programs, which required a massivecoordination effort.

In addition, everyone had to be proactiveabout workplace health and safety.

The communication process was incredible asit required planning of the work sites thatincluded 1,800 workers, as well as thecoordination of stakeholders.

Jobs like this bring out the best in people. There is none better than the new Sunshine

Coast Public Hospital that contains the latest inequipment and technology, from diagnosis totreatment yet also in the delivery of services.

These include a network of auto guidedvehicles that can transfer anything to anywherein the hospital.

Lighting is computer-controlled for efficiencyand there are car parking guidance systems.

Light wells and garden courtyards mean it is ahealthy building.

The eastern courtyard is for patient well-being– to get them out into the sunshine and freshair.

It is one of few hospitals in Australia whereyou will find this extra space.

A phenominal facility with all the latest intechnology and architecture, it is certainly atribute to all those involved in the process.

Project of the Year an exemplary effort

where possible eliminate safety risks.“For example, with the sloping roof, we

workshopped several methods to find the safest, quickest method of installation and ended upprefabricating 60 per cent of the roof’s structuralsteel and framing.”

He said the approach eliminated the risk ofworking at heights and in dangerous winds.

Another challenge was a construction briefinvolving input from many people.

“The process of seeking input from numeroususer groups, while challenging, was also one ofthe great success stories,” David said.

“We were able to integrate feedback fromnumerous government departments to deliver afitout that will accommodate them for manyyears to come.”

Dubbed ‘The Tower of Power’, the $650million complex was completed late last yearafter a three-year build.

“The main reason was the complexity of thebuild.

“We love a challenge and the quality of theend product is what makes it worthwhile.”

Almost 5,000 people were involved in thetower’s construction.

“A fantastic team of talented people workedvery hard on the project and I hope they candrive past 1 William Street and feel very proudand tell their family they built it,” David said.

The building left our judges in awe, cementing its place as the deserving winner ofProject of the Year and CommercialBuilding over $50 million for MultiplexConstructions Pty Ltd, in the 2017 BrisbaneHousing & Construction Awards.

The tower is not only a landmark due to itssheer scale but also its role as the QueenslandGovernment’s executive headquarters. It’s aworkplace to more than 5,000 public servantsand at 267 metres, is Australia’s fifth tallestbuilding.

Delve into the practicalities of buildingsomething this size and you get a better senseof the incredible engineering achievement 1William Street represents for Multiplex.

David said the company was focused onreducing working at height risks at every pointof the build.

“One William Street is one of the mostcomplex commercial buildings Multiplex hasdelivered.

“The building’s height posed manychallenges, the most important of which wascoming up with innovative ways to reduce or

everyone has equitable access to natural lightand views.

The roof is splayed, creating a striking visualprofile, and at ground level the building is liftedso that the structure appears to float over adynamic network of pedestrian and viewcorridors that will connect the site to itssurroundings.

Energy efficiency was front of mind for theproject, with LED lighting throughout thebuilding and the Green-Star standard adhered tothroughout the property.

David said the result is a workplace that iscomfortable and productive, a building that isefficient and a precinct that has beentransformed for everyone to enjoy.

“It’s a wonderful and true example ofpartnership between ourselves, our clients CBUSand ISPT, our subcontractors, consultants andthe Queensland Government,” he said.Fast facts on the award-winningcomplex:

IN THE 21st century, an office space is so muchmore than just a place to work in.

Thanks to the competitive nature of today’sindustry and the need for businesses toconstantly stay ahead of the game, it isimperative that an office space inspiresinnovation and creativity.

One such office space is the headquarters ofGold Coast graphic design business CSQD,which won construction company Goris CoProjects Pty Ltd the winning title in theRefurbishment/Renovation up to $2 millioncategory at this year’s Gold Coast Housing &Construction Awards.

With a strict brief to create an office spacewhich reflected the business’ brand ‘brightideas’ and ensure the area was modern, creativeand stylish, Goris Co Projects had to draw on notonly its expertise in construction but also itscutting-edge design knowledge.

Completing the project included polishedconcrete floors throughout, black and whitedesign with joinery, glazing frames and walls, feature brick walls which is an innovative ‘clip in’

system on metal cladding for internal fit outsand a feature green wall.

The final result has helped stamp Goris CoProjects’ mark on the commercial constructionscene and according to director Greg Goris, signals the beginning of an exciting few yearsahead for this fresh, young company.

“Our five year goal is to establish ourselves inthe south-east Queensland market throughcontinuous improvement with how we deliverprojects for our clients and our open and honestapproach to make it as simple as possible for allinvolved,” Greg said.

“I started this business to offer exceptionalservice and deliver high quality projects nomatter the size or type.

“We work with clients to achieve their desiredoutcome and budget.

“We also work very closely with quality

sub-contractors as we believe they are areflection of us and can make or break aproject.”

Given the incredibly high quality of Goris CoProjects’ winning refurbishment within the firstyear of the company’s operation, the futureseems bright for this innovative and boutiqueconstruction company.

MULTI-RESIDENTIAL developments are rarelycredited with beautifying an area but just likepaintings and sculptures, apartment blocks canalso be elegant works of art.

The three-level, 29-unit Alba Terrace in Ascotfits that bill, bringing contemporary style to aformer gritty commercial block.

In a remarkable feat of design alchemy,Bronlie Developments Pty Ltd was able to turndust into gold by transforming a once unusableblock of land into a sophisticated apartmentcomplex.

The site’s former life as a petrol station meantAlba Terrace began its journey on acontaminated block bookended by a gentrifiedstreet and a busy main road.

Once decontaminated, other challengesincluded a tiered site and access issues due toAlba Terrace’s proximity to a busy school. Majorconstruction was scheduled out of school dropoff and pick up hours to reduce trafficcongestion, while builders also had to contendwith being unable to close off nearby roads toaccess utility connections.

But challenges always make completion of aproject so much sweeter and BronlieDevelopment’s quality workmanship on AlbaTerrace was recognised with the companywinning the Medium Density up to 3storeys - over 5 Dwellings or multipleClass 1 Dwellings category in the 2017Queensland Housing & Construction Awards.

Bronlie Developments director Rick Franzolinisaid the company owes the award to itsincredible team of people who were able toachieve success despite the challengesconstruction of Alba Terrace presented.

"We were also extremely fortunate to haveworked with a fantastic developer who wascompletely aligned with our project intentionsand our company values, and the proof is in theproject," Rick said.

When Bronlie Developments accepted thebrief from its client Effinity to deliver "wellbeyond the standard build", the constructiongroup specifically chose tradespeople on qualitycraftsmanship and attention to detail.

Rick said this step ensured a minimal defectschedule from Effinity and a finished productmore befitting of luxury multi-million dollarhouses than units.

High-end finishes include Italian tiles,hand-cut wooden detailing, custom cabinetry, feature stone work, Miele appliances,free-standing baths and glass balconies thatpromote a feeling of space and openness.

The two and three-bedroom apartmentsfeature large east-facing balconies, individualfront and rear balconies, and raised ceilings.

Dramatic and different looks from each streetreveal one facade which blends with thestreetscape while another provides detailing tocomplement the building’s slick modern linesand monochrome palette.

Large apartments are up to 208m2 and pricesrange up to $720,000.

Lynette attributes some of her industrysuccess to being meticulous.

“I have received a huge amount of supportfrom builders and people who work for counciland they do appreciate what I do. Perhaps thatis because I am extremely thorough — which iswhat women tend to be,” she said.

2017 was a big year for BCERT Consulting, with co-owner Graham Large also beingrecognised for an incredible contribution to his

profession, taking out the Institute ofBuilding Consultants Award for the Downs &Western region.

TOOWOOMBA town planner LynettePrince-Large has forged a career that is not onlyinspirational for other women entering thebuilding industry but anyone wanting to reachthe top of their profession.

Lynette is one of a small number of femalebuilding certifiers in Queensland — just six percent of the profession are women — and issought after to work on projects locally andacross the state. Projects range from schools andshopping centres to retirement units and airportfacilities.

Winning this year’s Downs & Western Womenin Building Award, Lynette said while theindustry lacks gender parity, women are highlyregarded for the coveted skills they bring to thesector such as problem solving, attention todetail and active listening.

“You would think town planning would be afemale-dominated industry because essentiallywe are writing and debating and that is whatwomen are typically very good at,” Lynette said.

She can certainly add dedication and drive toher own list of skills.

After 24 years in the industry, she has a longlist of graduate and post-graduatequalifications, extensive experience in bothresidential and industrial construction and runsBcert Consulting in Toowoomba with herhusband Graham Large, a building surveyor.

She is also a referee for The DevelopmentTribunals where she can be called on to helpresolve building disputes in the Toowoombaregion.

One of the many aspects of Lynette’s job atBcert Consulting is to be the first point of call forbuilders in ensuring that their projects aredelivered on time.

“I spend my days advising builders anddevelopers about compliance issues related totown planning and building certification, and Ialso spend time negotiating with councils andthe State government on their behalf,” Lynettesaid.

A GRANITE Belt builder hasreceived top honours in one of themost coveted categories of the2017 Queensland Housing &Construction Awards.

G H C Building Solutions Pty Ltdfrom Stanthorpe won theQueensland Excellence inSustainable Living Award forits Breeze Solarium House.

The category celebrates homesthat meld a modest footprint onthe environment and knockoutdesign.

G H C Building Solutions ownerGuy Collier worked with thearchitect and client to deliver apassive solar design that minimisesheating and cooling requirements, makes use of natural light andreduces ongoing maintenance.

Guy said the home’s location inBallandean and its unique designpresented some constructionobstacles.

“There were some challengesdue to varying angles and ceilingheights throughout the property, its remote location and the use ofmany non-standard features andmaterials,” Guy said.

The home’s design involved thecareful study of the sun’s path toensure that sunshine fills thehouse during the cooler months.

The breeze solarium — a majorfeature of the design — consists ofdoors and windows to create averanda in the middle of thehouse to optimise breezes in thewarmer months.

The result is a three-bedroom,two-bathroom home that strikes abalance between environmentalinitiatives and beautiful design.

WORKING with friends or family can be fraughtwith difficulty but an award-winningToowoomba home shows it can also be arewarding, life-changing experience.

Stuart Valdal’s parents knew their builder soncompletely understood their vision for a majorhome revamp so they asked him to transformtheir small Queenslander into a spaciouscontemporary house. They left most of therenovation decisions to Mr Valdal.

The result of their trust is a suburban stunnerthat is among Queensland’s best home revampsthis year. The house won the 2017Queensland Housing & ConstructionHome Renovation/Remodelling Project$576,000 - $1 million Award.

Stuart took on the complicated task of fusingcharacter features with modern styling totransform a two-bedroom Queenslander into anedgy new-age residence that still paid homage

to its heritage."I was given the freedom to design the

interior and exterior as I wished and to chooseeverything in the renovation process, providing itwas within budget," Stuart said.

He credits highly skilled tradesmen, topquality materials and an easy communicationflow between client and builder with helping todeliver a four-bedroom home that has kept itsoriginal tone despite being almost a completerebuild.

"Blackbutt timber has been used throughoutas a feature as well as large concrete-look tiles

for the living, kitchen and dining areas to createa nice base tone for all the whites, timber, glassand feature stone throughout."

Building challenges included creatingnorth-facing living areas in a house that facessouth and not overwhelming the size of theblock with new features.

The home is now packed with moderncomforts including ducted air conditioning,Miele appliances, an indoor bar, alfrescobarbecue area, pool and landscaped garden.

"This project was fantastic to work on and myparents love their new home," Stuart said.
