What is the status of the real estate sector in the country? The trend is changing as

more people now own houses, but the defi cit is still high and real estate is abnormally expensive. One of the main problems is land speculation. Most land owners hold it tightly creating an artifi cial shortage that usually leads to skyrocketing land prices. This makes the cost of acquiring a plot unusually high. Ideally, this affects the ability of low income earners to own houses which is even worse if mortgage is sourced since the cost of house fi nancing also increases. It makes housing expensive and unaffordable.

What should be done to rectify the situation?The only way to reduce the cost of housing is for the government to make land readily available to citizens. Most of it is still un-surveyed and inaccessible or normally given to public servants. Some people have land but with no titles, this makes it diffi cult to access mortgages.

And what roles do you, as real estate agents, play to boost property development in Tanzania?We link developers to buyers and

we ensure that our clients get value for their money. If developers dispose off their properties or projects quite early, they can then develop others quickly to close on the housing defi cit which is still at the high estimated at 40 per cent and this would also help on normalizing the prices.What is your advice to Tanzanians who would like to venture in this business?It’s one of the industries in which investments keep on appreciating in terms of value. Demand is available in whatever section you want to invest in; houses are in demand, offi ce space is ever sought after; ware houses are also in short supply. Big developers will help produce more housing units and lower demand and, hence, prices.

Real estate agencies are mainly found in Dar es Salaam, Mwanza, Dodoma and Arusha. Why do you shun the rest of the country? This development is not accidental but purely demand oriented. Developers will always put real estate in areas where recovery of investment is earliest. The places mentioned are the very ones that have economic importance for a company to open a factory or offi ces or expatriates to reside. The population density is also high in the areas due to availability of services and employment. Other areas with up-and-coming economic activities

like Mtwara will soon experience development; otherwise factors of power, road systems, manufacturing, population density, and other resources will determine how fast big real estate projects will get into a particular area. There should be a justifi able demand.

What is the minimum price for a normal residential house for buyers? Is it possible or benefi cial to the common citizens?Real estate is relatively expensive but this is because the cost of construction is high and land itself is scarce and expensive and owned by few people. An average habitable house will at the lowest cost you Sh150 million

laws, real estate agents have a long list of responsibilities. Real estate agents typically do the following:• Advise clients on mortgages, market conditions and pricing• Advise sellers on how they can make their homes more attractive to buyers• Compare properties to determine fair and competitive market price• Generate lists of appropriate properties for buyers based on their price range and needs• Guide buyers and sellers through the transaction process• Manage lists of contacts• Mediate negotiations between buyers and sellers

Real estate salespeople, and other licensees who are required to work for and under the umbrella of a

designated broker, are often referred to as real estate agent. In legal language, the term “agent” refers to the strictly defined relationship between a real estate salesperson and the buyers and sellers with whom he or she conducts business. An agent is an individual who is authorized and consents to represent the interests of another person. As an agent, you act to assist people through the process of buying, selling and renting land, homes and other properties.

In addition to meeting licensing requirements and having a comprehensive understanding of pertinent real estate

Sphere of InfluenceOne way to build contacts and generate leads is through a real estate sphere of influence (SOI) business model. This networking strategy focuses on generating real estate leads through the people you already know, including your family, friends, classmates, business associates, sports team members, and even vendors (like your doctor and hair stylist). The best way to keep track of all the names and contact information is in one place, such as in a spreadsheet program (such as Excel), your email’s contacts database or with commercial software.

Once you have established your SOI database, it is easy to add contacts as you meet people – at

community events, thru mutual acquaintances or by any other means. The more people you have on your list, the larger your SOI and the better your chances for a referral. Plan on sending out a “new agent” announcement – through the mail, phone, email, text or any combination catered to each type of contact – when you begin your career, as well as periodic updates and shout-outs to keep your SOI thinking about you and your real estate services.

Developing a Professional ImageDeveloping and maintaining a professional presence is vital to your success as a real estate agent. Your image is projected through your:

• Appearance – tidy clothing, hair, accessories, makeup. Should be appropriate for your offi ce and local market. Avoid perfume/cologne and revealing clothing (i.e., nothing too tight, too short or too low cut).• Face-to-face meetings – good eye contact, positive body language. Strive to be attentive, engaging and courteous.• Marketing and advertising materials –quality photos and accurate, compelling text. Should be free of grammatical and spelling mistakes.• Phone calls – articulate, engaging and courteous.• Web presence – carefully planned Web site, engaging social media. Should be free of grammatical errors and spelling mistakes.• Written communications – well-written letters, emails and texts free of grammatical errors and spelling mistakes. It is important to note that any presence you have on the Internet – whether for your business or personal life – lasts forever and can easily fi nd its way to your potential clients. Therefore, it is judicious to work toward a professional image both in and out of your real estate career.

Utilizing Tools and TechnologyGoing hand-in-hand with developing a professional image is utilizing tools and technology. Today’s agents can use a number of tools to help organize and promote their real estate businesses, including:

Contact ManagementKeeping track of your clients is a must. You can go basic with a spreadsheet program or an email database program such as Outlook’s, or you can invest in database software designed specifi cally for real estate professionals. Commercial products offer a number of useful features, including automated contact synchronization to your smart phone. No matter how you keep track of your contacts, keep the list current – updating,

adding and deleting contacts as appropriate.

Agent Web SitesConsider setting upyour own domain name and website. While this may seem daunting to some, it is easier than ever to build a professional looking Web site. While large corporations may spend hundreds of thousands, or even millions of dollars, developing and maintaining their Web sites, you can do it for a very small fi nancial investment.

A Web site provides you with a “landing page” to direct your existing and potential clients to, while creating a professional, searchable Web presence. It is possible to have individual property Web sites to promote your listings and keep your sellers happy. You can also take advantage of social media by linking to your Facebook, Twitter and LinkedIn profi les (and any other social media platforms).

MarketingReal estate agent marketing software can help you manage your marketing efforts. These packages typically include templates for business cards, door hangars, postcards, property fl yers, brochures, email campaigns and animated home tours to help you effi ciently reach out to existing and potential clients.

The Bottom LineWorking as a real estate agent has its challenges: you don’t get paid unless you sell, you can work long hours and still have no paycheck, and you have to adapt to changing market conditions. That said, it can be a rewarding career, both fi nancially and professionally. Calling on your sphere of infl uence, projecting a professional image and utilizing today’s real estate tools and technology can help you develop a successful career in real estate.

CONDOMINIUM a system of ownership of individual units in a multi-

unity structure, combined with joint ownership of commonly used property

(sidewalks, hallways, stairs, etc.).

Example: A midrise condominium

TITLE SEARCHES an examination of the public records to determine the

ownership and ENCUMBRANCES affecting REAL PROPERTY.

Example: A buyer wishes to assure receiving CLEAR TITLE to a property.

The buyer authorizes a title search by an experienced attorney. The

attorney examines the public records for all recorded encumbrances and

past claims. The attorney renders to the buyer an ABSRACT OF THE TITLE.

VARIABLE- RATE MORTGAGE (RVM) a long –term MORTGAGE loan

applied to residences, under which the INTEREST RATE may be adjusted on

a 6 – month basis over the term of the loan. Rate increases are restricted

to no more than ½ PONT per year and 2 ½ points over the term. The

term ADJUSTABLE – RATE MORTGAGE (ARM) is now more commonly

used.

Example: Abel obtains a variable –rate mortgage originated at a 6%

interest rate. In 6 months, the index upon which the rate is based increases

by one increased during the year because of the ½ % annual cup.

ACQUISITION, DEVELOPMENT, AND CONSRUCTION (ADC)

LOAN a loan whose purpose is to allow a developer to pay for land put

in streets and utility services, and build improvements.

Example: A real estate developer wishes to create a SHOPPING CENTRE

on a TRACT of land that he has an option to buy. His fi rst step is to

arrange LEASES with TENANTs for much of the proposed space. The next

step is to secure a COMMITMENT for TAKEOUT FINANCING. Then, he

may secure an ADC loan. See CONSTRUCTION LOAN.
