Proposed New Campus and Residential Development Seashell Trust is a registered charity providing for children and young people with a combination of deafness, blindness and autism, associated with complex physical and multiple learning disabilities. Seashell provides educational, residential and sports facilities from its well-established site in Cheadle Hulme and has won many national awards recognising the work that it does to transform the lives of some of the most vulnerable people in society. The existing facilities at Seashell Trust’s campus do not mirror the high standard of education and care which is provided by the charity. The current building stock was developed in the 1950s for students who did not require access to specialist interventions and the use of walking and standing frames and other similar equipment. The needs of students have become more complex, consequently the facilities have become out-dated. Some of the existing buildings have been adapted extensively, but many are at their structural and functional limits. Seashell Trust is in the process of preparing a planning application for an extensive redevelopment of the campus which will include a new state of the art school building and improved and extended sports, leisure and recreational facilities. The proposals will enable Seashell Trust to enhance and extend its unique offer, providing high levels of care long into the future. In order to fund this modernisation project the planning application includes proposals for the building of residential houses, to the north of the campus, which will be built by a housebuilder and sold on to the public. This area of land is also owned by Seashell Trust and all proceeds from the sale of the land to a housebuilder will be used to fund the new campus facilities. The entire site rests within the Green Belt and Seashell Trust is aware that development in this location is sensitive. The decision to include the housing was therefore a last resort and was only agreed following a detailed review of all other potential funding streams. The future of Seashell Trust relies on the development of the new campus facilities and can only be funded by the sale of land for housing. We have undertaken some preliminary work which has found that the site is suitable for development and will contribute towards meeting the housing needs of Stockport.
