AGENCY:North Reading, Town of 235 North St.North Reading, MA 01864
Mr. Christopher Simmler
PHONE: 781-794-1404
PROJECT: North Reading HS is an 118,153 SF building built in 1958, with eight modular classrooms adding 7,100 SF. It sits on a 42.5 acre site which it shares with the North Reading MS. The site is steeply sloped covering nearly 100 feet of rise from MA Route 62 at the low side of the site. Currently houses grades nine through 12 with an approx enrollment of 708 students. Design capacity of the existing North Reading HS is for 540 students. The Owner would like the chosen design firm to have some experience with structures situated in a rock laden hillside. Traffic patterns/coordination are extremely important, as this will be a two-school active campus with abutters and senior housing adjacent to the site.
It is anticipated that a pre-submission site walk-through will be arranged with the High School's staff the week of 1/24/11. All interested firms will be informed of the final arrangements for this walk-through once they are solidified.

DESCRIPTION:Agreement to Lease Chemical Fire House, 86 Monmouth St., Brookline, beginning on 6/1/10. There was Special Legislation authorizing the Town to grant a 30 year lease to the Arts Center, a not-for-profit arts education organization. The Arts Center has occupied the Fire House since 1968. The Town voted to dispose of the property at a price less than the market value. Chief Assessor has conducted an appraisal and determined the rental value of the building to be $12 per square foot per year, or $32,664 per year, plus operating expenses. The Town is leasing the Fire House to the Arts Center for less than its value since the Arts Center is required by the Lease to make valuable capital improvements to the Fire House, as well as to continue providing its art education services to the Town and its residents. The Lease states that the Town will receive no rental payments.
