GENERAL SPECIFICATIONS GENERAL CONDITIONS: Work shall conform to the 2014 Florida Building Code. Provide submittals and material samples for approval prior to construction. Provide a trash dumpster on site and keep the site clean and orderly. Contractor shall have access to the existing power and water supply. Provide temporary toilet facilities for workers. Store materials to prevent damage from weather conditions and theft. Maintain workmans compensation insurance for all employees and verify compliance of his subcontractors. Submit Application for Payment each month and provide partial waivers of lein from suppliers and sub-contractors. SITE WORK: The Contractor is responsible for clearing the site within the construction area. Remove and dispose of the trees and roots. Remove organic material from below the building pad and provide clean sandy fill free of roots, clay and debris. Compact building pad to 95% of maximum dry density. Slope the grade away from the building and install 3" of pine straw mulch over disturbed areas. DEMOLITION: Remove existing septic system and dispose of off site. SEWER: Provide new septic system including holding tanks and drainfield. Coordinate with the Clay County Health Department for specific requirements. WATER: Connect to existing well water on site. Provide Bacterial test prior to closeout. POWER: New 200 amp service TERMITE PROTECTION: Pre-treat Slab with State Department of Agriculture approved water based chemical spray prior to application of Vapor Barrier under all slabs. PROTECTIVE BARRIERS: During construction provide protective enclosure Fencing and Barricades as required to prevent unauthorized persons from having access to site. CONCRETE: All concrete work shall conform to the requirements of the American Concrete Institute for proper mix and placing of concrete. Concrete and Grout shall have ultimate strength of 3,000 PSI in 28 Days. Provide 3 sets of cylinders for strength testing by independent testing lab paid for by Contractor under this contract. MASONRY: Provide and install standard weight concrete masonry, ASTM C330-90, 3000 PSI in 28 Days. Mortar shall be type 'N' or 'S'. Provide size and configurations as indicated on the drawings. STEEL REINFORCEMENT: Provide and install Galvanized Truss type horizontal joint reinforcement as manufactured by AA-Wire products or approved equal. Structural Steel bars for foundation and masonry reinforcement shall be deformed Bar Grade 60 sizes and configuration as indicated in the Plans. MISCELLANEOUS STEEL CONNECTORS: Provide and install Galvanized Steel uplift anchors as required and as indicated in the drawings with anchor fasteners as required by connector Manufacturer for loading specified in Truss Shop drawings. Products as manufactured by Simpson-Strong TIE or approved equal. ROUGH CARPENTRY: Provide and install all Framing, Beams, Posts and miscellaneous blocking as required. Lumber shall be # 2 grade Southern Yellow Pine or better, maximum moisture content of 19%. Pressure treated lumber shall be Kiln dried Southern Yellow Pine #1 grade. Plywood sheathing shall be 5/8'' CDX. PREFAB WOOD TRUSSES: Provide and install prefab engineered Wood Trusses conforming to requirements of Truss Plate Institute (TPI) and the Florida Building Code. Provide Florida Registered sealed Truss Shop Drawings with layout, Truss configurations and calculations for uplift anchorage. Handle and place Trusses according to (TPI) recommendations. Provide temporary and permanent bracing and anchorage as required. FINISH CARPENTRY: Provide and install Finish Carpentry as specified and as indicated in the Plans. Coordinate installation of all anchorage required for miscellaneous hardware, installation of Finish Work including Soffits, Siding and Trim. PLASTIC VAPOR BARRIER: Provide and install 6 Mill Visqueen Barrier below floor slab. Lap and mastic all joints, and tape at penetrations. Use plastic chairs for placement of welded wire mesh. FIBERGLASS INSULATION: Provide and install Kraft faced R-30 fiberglass batt insulation in attic space between trusses. Provide insulation Baffels at eaves to insure proper ventilation. Install 6" sound batts in walls between rooms. FIBERGLASS SHINGLES : Provide and install 30 year Architectural shingle roofing product equal to GAF Timberline. Install over 30# felt underlayment . Provide metal valley flashing and prefinished 24 gauge eave drip. Provide a written 20 year warranty to cover labor and material . SEALANTS: Provide and install caulk and sealants as indicated and as required for each joint application. STEEL DOORS AND FRAMES: Provide and install 16 gauge Hollow Metal Door frames, grouted solid and anchored at 16" O.C. to masonry jambs. Door shall be 16 gauge faced with solid polystyrene core. FINISH HARDWARE: Provide and install commercial grade hardware with ADA approved lever set handles. Master Key all doors. Products shall be equal to Yale Pacific Beach, 5300 with brushed Chrome finish. Exterior Doors: Doors shall have ADA threshold, weather striping, Closer, Lockset and NRP stainless steel hinges. Office Doors: Doors shall have three hinges, door stop, Lockset , silencers and door stop. Toilet Room: Doors shall have overhead closer, Privacy Leverset, silencers, 8"x34" stainless steel kick and mop plates on both sides. Utility Room: Door shall have Storeroom lever-lock set, closer, door stop and silencers. All Butts shall be stainless steel, Hager ball bearing type with non removable pins and 8"x34" stainless steel kick and mop plates on both sides. PAINTING: Provide and install paint finishes to all exposed surfaces as scheduled. All products from one manufacturer-Sherwin Williams or approved equal.
